      <title>LITTLE THINGS COUNT A LOT!    </title>
      <description>As I was looking over the fourth letter we were sending to an expired listing hoping to sign them up, I realized that I had misspelled the owner's name in two of the previous letters.  The sinking feeling that resulted from this discovery got me thinking about how important the little things are in our business.  What sort of chance did we now have of convincing this seller who just completed a six month listing with no sale that we were the answer to his prayers when we couldn't even spell his name right?  We had a great listing booklet, offered a terrific program, but overlooked the simple spell check of the seller's name.  Little things can make or break us.

Thinking back over past successes and failures, I was amazed how big a role the little things played.  We signed up a big dollar listing early in our career and I remember the seller telling us that one of the reasons they signed with us was that I sent them a short handwritten note after our first visit thanking them for the opportunity of meeting with them.  The note took but a few minutes to write and send, but it made a big difference in the seller's mind that set us apart from our competition.
Along the same lines as short personal notes are speedy responses to client questions.  Getting back to a customer with an answer on the same day instead of waiting a while can make a huge difference in what they think of us.  It seems to me, in fact, that clients have come to expect lengthy time periods to get questions answered.  They are both amazed and impressed when you get back to them right away.
Just think about our clients' reactions when we do the little things like giving them immediate feedback on a showing, a phone call on market conditions or what's next on our marketing program for their home.  How about asking a client for their input on how things are going or could be improved?   Little things go a long way for us and I know that I need to pay a lot more attention to them to keep our clients long lasting ones.We take great pride in assisting home buyers and home sellers with their Palm Coast Real Estate goals.       <title>OPEN HOUSES ARE LIKE LABOR</title>
      <description>Open houses are like labor-they're painful and while you are going through it you say you will never do it again.  After some time goes by, you say to yourself, that couldn't have been as bad as I thought and you hold another open house.  Guess what?  It's still just as painful!
You have to be an optimist to work in real estate and doing open houses is a prime example of that positive outlook.  We advertise in papers, walk the neighborhood, promote to other realtors and put out signs.  We have tried broker's open houses.  We've done full lunches, desserts, breakfasts, wine and cheese with almost the same response as the public open house.  Open houses are just not successful in our marketplace.

Why do we continue to do open houses if we feel this way?  First of all, we will continue to do them because by holding them, we are showing the customer that we are doing everything possible to sell their home.  Second, this is another way to keep our name out in front of the general public.  Last but not least, being the eternal optimist, we will continue to hold open houses for the same reason we play the lottery-someday we may have a winner!
Saturday, I sat at an open house for two hours without one customer.  My husband had the same response at the open house that he was holding.  However, the day wasn't a complete waste of time.  After all, I did write a blog!We take great pride in assisting home buyers and home sellers with their Palm Coast Real Estate goals.       <title>NO IS NOT A FOUR LETTER WORD!</title>
      <description>Saying No is not always easy.  We know that if it is illegal, immoral or will hurt someone, we will say no.  There are other times that it is not so clear.
I recently attended a meeting where Richard Flint was a featured speaker.  Mr. Flint is a highly regarded motivational speaker.  I bought his tapes as well as his daily "morning minute".  The other day, Mr. Flint's message was on the "power of saying "no" and not be afraid to use it".  He went on to say that "as much as most know when they should say "no", most are fearful of saying it.  "No" is a term that keeps you in control of your life.  When you can't say "No", you give others permission to emotionally dump on you."

This reminded me of my many years as a volunteer.  The most valuable lesson I learned was to say "no".  If I didn't, I became overwhelmed with all I had taken on.  Stress led to chaos and ultimately failure in some of the things I was doing.
Today, I have found that I need to pick and choose those things that are truly important for my personal and professional well-being.  If I take on too much, none of it is done well.  I respect people who say "no"; I hope they will do the same for me.We take great pride in assisting home buyers and home sellers with their Palm Coast Real Estate goals.       <title>I FIRED A CUSTOMER--AND IT FELT GOOD!</title>
      <description>With market conditions being what they are, sometimes it is hard to hold your head up, maintain your beliefs and be proud of what you are doing.  When doing this becomes difficult, it is important to step back and decide how important a sale is.
Recently, we had a customer who was demanding everything including the kitchen sink.  We were in the process of setting up appointments to see several foreclosed condominiums in a gated resort community that ranged in price from $53,000-$119,000.  Showing there is difficult and, as we hadn't worked there before., we were trying to do everything we could to make sure that we covered all bases before they were reached.  We had no problem finding the answers to the concerns of the customer.  However, we did have hard time accepting how these requests were presented; they were voiced in a condescending tone as if were someone far beneath her with no intelligence or education.  The last straw was when she said that because it is a buyers market, we should be negotiable on our commission and if we weren't, we probably weren't the realtors for them.

At that point, my principles kicked in.  I told her that our commission was not negotiable (our share was 2.5% on a $53,000 property less 25% referral fee!) and even if I wanted to I couldn't and wouldn't change it.  I informed her that I had cancelled all the appointments (showings started at 7:00 P.M.) and she was right that we were not the realtors for her.
Times are difficult.  We all work hard for what we earn.  We need to maintain our dignity and value our professionalism above the almighty dollar.  I did and I'm glad I did.

      <title>PLAN ON BUYING A HOME IN 2011?   </title>
      <description>If you are planning on buying a home in 2011, or any year for that matter, preparation is the key to getting the best deal when shopping for that new home.  Here are some tips to help the potential homebuyer get started:

Define Needs vs Wants:   Make a list of your needs versus wants in the new home.  For example, if you have a large and growing family, then four bedrooms might be a necessity, while a pool might be a negotiable.
Select A Location:   Spend some time driving around town, researching schools and local amenities, crime rates, and other safety considerations.  Select three to five areas to focus your search on.
Get Pre-Qualified:   Find out how much you will be eligible to borrow and begin the paperwork so you are prepared to move quickly should a great deal arise.  Many sellers require that a pre-qualification letter accompanies the sales offer these days.
Contact an Agent:   Ask family and friends, visit agent websites, perform a search for real estate agents that specialize in your target area.  Let them know the price range you have been approved for, the type of home you want and what you don't want.
Read, Look &amp;amp; Search:   Sign up for automatic listing notifications with your agent and begin viewing prospective properties online.  Ask your agent for additional photos, virtual tour links and area maps.  Once you find a property of interest, take a few minutes to Google it-it's often easy to see areas of concern from an aerial view as opposed to in person.

      <title>ARE OPEN HOUSES WORTH THE EFFORT?</title>
      <description>We have tried to get excited about doing open houses for our listings but seem to always end up disappointed with the results.  Our Sellers tend to expect us to do them for their homes but we are finding ourselves more and more explaining that open houses just don't do what they are supposed to.  Getting a half dozen people to come on a weekend is a major success but one that usually does not result in Buyers nor is it the turn-out we hope for.
We dutifully advertise the open house in the local newspaper, make attractive flyers describing the home, have snacks and drinks on hand and put out signs.  We would hope that this, plus devoting three to four hours on a Saturday or Sunday at the open house, would result in a steady flow of potential Buyers but it rarely does.  We have asked fellow Realtors about their open houses and the responses are generally the same roll of the eyes accompanied by the thumbs down sign.

On the brighter side, we find that Realtor/Broker only open houses generate a better turn-out than ones open to the general public.  Unfortunately, the Broker opens might only generate a double digit attendance number which is still way short of what we want.  We have suggested to our MLS that they try to establish a specific day each month for Broker open houses to get Realtors into thinking of that day as open house day but that idea has not taken hold.

      <title>THAT FIST PUMP MOMENT</title>
      <description>Being a Realtor in today's market is not easy.  Whether it is dealing with the buyer who wants something for nothing or the seller who thinks his home should be listed at 2005 prices, the real estate profession is hard work and often frustrating.  However, sometimes something special happens that truly makes us feel that our efforts are worthwhile.
Last summer, a couple who receive our mailings contacted us about listing their home for sale.  We met with them in the fall when they returned to Palm Coast from their northern home and discussed the current market conditions as they applied to their home.  They decided to wait until Spring and list before they went back north.
A short time later, friends introduced us to a couple who were planning to retire to Palm Coast in a few months.  We spent many days with them looking at homes that fit their criteria.  The more we listened to them and looked at homes with them, the more evident it was that the first couple's home was perfect for the second couple.  The sellers agreed to do a one time listing and settled on a price.  At the end of a day of home searching, we took the buyers to see the house.  We hadn't told them about the home so it was a complete surprise. When they walked in, you could see that it was love at first sight and the rest is history.  The sellers were able to move on with their lives and the buyers have moved in and are happy in their perfect home.

      <title>GET FACE TO FACE!</title>
      <description>I like to get in the car and make personal sales cold calls on perspective new listings.  Many of my fellow Realtors think I'm crazy for liking this sales tool, but I've been pretty successful with it and highly recommend it for more listings.
Getting face to face with a potential new listing customer offers lots of positive things mailings and phone calls don't.  I use personal sales calls mostly for expired listings and FSBO's that I target as especially good ones to have.  Showing up at a potential listing's front door armed with my pre-listing booklet is totally unexpected by the homeowner and often results in an invitation to come in and see the house.  Fear of rejection is probably the biggest deterrent in making cold calls, but I've found that potential clients are so impressed (or shocked) with a Realtor taking the time to visit personally, that they usually open right up to the call.

You don't need to walk away with an on the spot listing with the initial call.  I mostly just talk about my marketing plan and briefly show and leave my pre-listing booklet.  The potential client is usually receptive to a follow-up call and the in person approach is really well received.  My biggest success story that involved a personal cold call resulted in a $1.5 million listing and an additional one from a neighbor.
Try making a few in person cold calls on potential listings and I think you will be very pleasantly surprised with the reception you get and the results that follow.  Target your in person calls based on the best potential, keep personal safety in mind and do a little rehearsing before your call and you can have a lot of fun with great results from this little used sales technique.We take great pride in assisting home buyers and home sellers with their Palm Coast Real Estate goals.       <title>FUN STUFF OF NO VALUE</title>
      <description>Someone sent these three items to my e-mail the other day and, while they don't have much value, they were fun to read:
1. In George Washington's days, there were no cameras. One's image was either sculpted or painted. Some paintings of George Washington showed him standing behind a desk with one arm behind his back while others showed both legs and both arms. Prices charged by painters then were not based on how many people were to be painted, but by how many limbs were to be painted. Arms and legs are "limbs," therefore painting them would cost the buyer more...Hence the expression, "Okay, but it'll cost you an arm and a leg." (Artists knew hands and arms were more difficult to paint)

2. Again, back in George Washington's time, men and women usually took baths only twice a year (May and October). Women kept their hair covered, while men shaved their heads (because of lice and bugs) and wore wigs. Wealthy men could afford good wigs made from wool. They couldn't wash the wigs, so to clean them they would carve out a loaf of bread, put the wig in the shell and bake it for 30 minutes. The heat would make the wig big and fluffy, hence the term "big wig." Today we often use that term because someone appears to be or is powerful and wealthy.
3. At local taverns, pubs and bars of olden days, people drank from pint and quart-sized containers. A bar maid's job was to keep an eye on the customers and keep the drinks coming. She had to pay close attention and remember who was drinking in "pints" and who was drinking in "quarts." Hence the term "minding your "P's and Q's."

      <title>SINKING WATERFRONT VALUES IN PALM COAST, FL</title>
      <description>In July 2008 we listed a beautiful home on one of our salt water canals for a little over $700,000. It sat on a tip lot at the convergence of four canals, had 2,600 plus feet of living space, a heated pool and a spectacular view. It sold in a cash transaction 119 days later for $660,000. The new owners immediately put another $100,000 into the property. Two years later the house went back on the market but this time for under $600,000. It sold quickly but for a price closer to $500,000. Such is the sad state for salt water canal home sellers in Palm Coast, FL-buyers, on the other hand, couldn't be happier.

A few years ago, Palm Coast, FL was the fastest growing community in the country. Salt water canal homes were prime properties that were listed and sold quickly for big dollars. A study done by one of the Realtors in our office showed that in 2006 the median sale price for a salt water canal home here was $525,000. By the end of 2009, the median selling price had dropped to $250,000 or 52% below where things stood in 2006-another victim of the housing bubble bust.

The homes are still beautiful, the settings are spectacular and, to the joy of local Realtors and sellers, the price trend is starting to move upward.       <title>SEA CRUISE REVISITED </title>
      <description>I want to share a home showing experience that we had a while ago that stands out as one of the great seller showing failures. It's comical but illustrates some things not to do as a seller.
We were new to the area and had buyers that were looking for a home on a fresh water canal. We dutifully researched for perspective homes to show and came up with what we thought fit the bill for our clients. Shame on us for not pre-viewing the homes we wanted to show!
We arrived with our clients at the first house and were surprised to be greeted by the owner who must have been told that background music helped to sell a house. Unfortunately, the background music we heard was a blasting version of the 1950's hit "Sea Cruise" ("OOee, OOee Baby, OOee!")!

The owner hovered around us while conducting a personal tour with "Sea Cruise" blaring in the background. Also, the listing agent had apparently never counseled the seller on proven interior color schemes or de-cluttering. Our tour led us through rooms painted in vivid yellows, purples, reds and oranges-no two rooms were alike. Walls were adorned with velvet pictures of Elvis (I'm not making this up) and the like while almost every flat surface held untold numbers of knick-knacks collected over the years. Needless to say, we couldn't wait to leave the house and our host couldn't understand why we skipped seeing the fresh water canal out back!
Listing agents need to counsel their sellers on how to prepare their home for a showing. Wondering why your home hasn't sold yet?  Is it due to bad marketing or the economic crisis?  Probably not.  According to experts, the real reason your home hasn't sold is probably a lot less complex-and easier to fix-than you might imagine.
PRICE:  The number one reason most homes do not sell is that they aren't priced competitively.  It's important to price the home right when first putting it on the market.  The right price attracts attention.  Once buyers see a home on the listings month after month, they assume something is wrong with it.
BAD IMPRESSION:  Clutter, grime and lack of cleanliness are huge reasons why your home might not sit well with potential buyers.  Ask your agent for an honest appraisal and then take action.

      <title>THEY CAN ALWAYS MAKE AN OFFER</title>
      <description>We are constantly in front of people wanting us to sell their home but list it at a higher price than the market dictates.  The logic, which isn't bad on the surface, is that a high list price will enable buyers to make lower offers and negotiation brings an acceptable sale price to the seller.  Human nature tells them that this makes sense and would be a good sales approach.  Unfortunately, as experienced realtors, we know that things don't work that way with buyers and we have to convince our sellers that there is a better way.

The truth of the matter is that if a home is not priced to fit the conditions right from the start, it is most likely not going to sell quickly or at all.  If your price is too high for the market, the right buyers won't see it and the higher priced buyers won't want it.  The idea of "they can always make an offer" goes out the window with an above market price because there are simply too few or no buyers coming to see the house that could make the offer.  The seller can set the price but the market sets the value is an old concept that almost always rings true.
