Below is an update to my periodic posts on the Ogden Valley single family home market. In a previous blog post from mid-2009, I called the bottom of the Ogden Valley real estate market, when home sales averaged $93/FT2 for the 2nd and 3rd quarter of 2009. The data below provide monthly single family home sales data from our local MLS system for 2000 through 11/26/2010. During the five year 2000-2004 period, sales volume doubled between 2000 (50) and 2004 (100), as Utah and the Ogden Valley were discovered by out of state buyers, helped by the 2002 Olympics. pineview reservoir: Snowbasin Announces Residential and Commercial Development Plans for Weber and Morgan Counties

On the heals of the Weber County commission's approval last Tuesday of Powder Mountain's Memorandum of Understanding (MOU) for future development, yesterday Snowbasin announced development plans for the 11,800 acres it owns (8000 in Morgan County, 3800 in Weber County). Snowbasin estimates 1500 or more units will ultimately be built in/around Earl's Village adjacent to the main lodge. Unlike Powder Mountain, Snowbasin has worked with the Weber County Planning Commission and Ogden Valley residents all along, and is utilizing the "Destination and Recreation Resort Zone" that was created last year, and will be transferring over 500 development units from land in (0 comments)

Periodically I post an update on the state of the Ogden Valley real estate market. Since my last post in the fall of 2009, results continue to support what appears to be the start of a new baseline for single family home prices going forward. Cost per Square Foot is not a perfect measure, but this metric provides a good snapshot of how the market is behaving overall. Listed below is annual data providing a historical view of the Ogden Valley market. I use the 2002-2004 period to define the baseline, when home prices were very stable. pineview reservoir: Current Trends Indicate Bottom of Market for Ogden Valley Utah

Just my opinion, but I believe the Ogden Valley (Eden, Liberty, Huntsville) single family home market has finally reached the bottom. I base this on several months of what appears to be support on a $/FT2 basis. I typically use 2004 as the baseline year, and recent home sales (since April of 2009) have been running very close to that baseline. Following is a rundown since 2000. Figures below represent home sales on a $/FT2 basis for the full calendar year: Year $/FT2 2000 $90.16 2001 $78.22 2002 $85.21 2003 $83.99 2004 $88.82 2005 $109.72 2006 $150.25 2007 $150.32 2008 $154.06 *2009 $91.64 * April 1, 2009 through July (2 comments)

Below is a chart showing statistics for all homes sold in the Ogden Valley in 2008. Homes in areas outside of the Ogden Valley proper (homes and cabins in recreational / seasonal communities in eastern Weber County such as Evergreen, Causey Estates, Sunridge and Monte Cristo) have been excluded to avoid skewing the data, since these are considered a different market. All homes represented below are in the "core" Ogden Valley area, providing year around access. Please feel free to contact me for additional market information on condos, land and recreational properties in Northern Utah.
I periodically compile a list of the best deals on single family homes, condos, lots and recreational property throughout the Ogden Valley (Eden, Huntsville and Liberty), Utah. Prices have come down significantly over the past 12-18 months. For example, out of 160 single family homes listed here, 16 (10%) are listed below $100 per square foot, with prices starting at $179,900 for a 3 bedroom, 2 bath, 1944 square foot home on a .56 acre lot. There are quite a few great deals on condos as well, with the lowest-priced two bedroom, 1084 square foot condo priced at $175,000. (3 comments)

To say that the Weber County Commissioners were a little put out by the revised list of names submitted by Powder Mountain would be putting it mildly. Single Family Home and Condo sales statistics for the Ogden Valley (Snowbasin / Powder Mountain / Huntsville / Eden / Liberty) and Summit County (Park City / Deer Valley) are shown in the chart below. Average # days on market (DOM) for the 90 day period ending 9/11/2007 decreased for both SFH and Condos in Summit County, while the Ogden Valley market saw DOM increases for both housing types. In the Ogden Valley market, SFH and condo sales volume and price per square foot held steady compared to the previous 90 day period, while Summit County held steady in all areas except a decline in the number of condo units sold.
