distressed properties: Are there really more distressed properties rearing their ugly heads? - 11/25/15 09:12 AM
Are There Really More Distressed   Properties Rearing Their Ugly Heads?     Is it my imagination or are there really more distressed properties rearing their ugly heads once again in the San Diego market? Could it possibly be time once again to start reving up the short sale and foreclosure fix and flip and buy and hold engine again?

I've been noticing some price reductions and a faint increase in foreclosure and short sale activity lately. In fact I've just bid on two of them and I'm about ready to bid on a couple more.

distressed properties: Where In The World Is This? - 03/19/12 08:49 AM
Where In The World Is This?

Could it be in the never to own only to look at rolling hillsides leading up to the Himalayas between China, Pakistan and Tibet?
Or could it be the very pricey, exclusive and also never to own property for, most Americans anyway, unless you’re one of the privilaged few who have come into some of  Silicon Valley’s vast high tech billions. It could even be the day after an Early Spring snowfall anywhere in the colder climates of Europe, Asia, Austrailia or myriad exotic locations  throughout the world.

Truth be known? It’s the very … (2 comments)

What's Up With The Big Bank/lender? Are They Any Better To Work with Than Your Good Ole Boy Mortgage Lender? John ArendsenBrokerEncinitas, CA   What am I missing? These "Too Big To Fail" banks may not have failed on Wall Street or DC thanks to the most rediculous bailout in history but they're sure failing miserably on Main Street.
Can anyone tell me why I shouldn't work with my ole buddy Mortgage lender down on the corner of USA and STATE STREET instead of these frustrating baffoons that have already been bailed out with 850b of our money and are now soooo … (2 comments)

distressed properties: Shhh! Don't Tell Anybody. Thinking About Investing In "America's Finest City"? - 10/21/11 09:17 AM
Shhh! Don't Tell Anybody. Thinking About Investing In "America's Finest City"?Aside from San Diego "AMERICA'S FINEST CITY", being one of the most geographically desirable and beautiful "ISLANDS" in the world it is one of the most socially and economically diverse places on the planet to plant roots and raise a family for generations to come. People move to San Diego. They don't move out.  San Diego is ripe with investment opportunities as there has been such a dramatic increase in demand due to the amount of foreclosure and short sale aactivity during the past several years. Add to that that San … (0 comments)

"walking on egg shells?"

Legal Advice? What's Up With That?!!!Call an attorney? Get legal advice ASAP? Don't do or say another thing until you consult with an attorney?Ya know folks..........I'm so over hearing all these "walking on egg shells" comments everytime someone asks a question with a little legalese in the mix. Truth be known? You don't always have to run to an attorney everytime you stub your toe on your neighbors threshold.Come on! Suck it up a little. Can't you just do a little research on your own before you plunk down a Grand for the privilage of talking to an attorney before he/she … (3 comments)

distressed properties: Sitting On The Fence? - 10/11/11 04:02 AM
Sitting On The Fence?Let there be no doubt;  It's a great time for investors with:However, for the fix and flip crowd or the faint of heart I would still hold tightly to the reins, play your cards close to the vest and keep your hard earned cash where you can feel it. At least in the San Diego market. Nothing wrong with fence sitting a bit longer. In fact I'm sitting on the fence, unless the deal is just too good to pass up. Until after I see what our next president and Congress is all about and what kind of leadership we'll be getting from … (0 comments)

My first ever computer was the  “BIG LISA” desktop.
Then there was that thing that looked like it belonged on the head of an alien from outer space?

Soon after I graduated to the Powerbook 100  and thought I’d died and gone to heaven. You know The one with that funny little ball that took the place of a ? It was in 1994 just before the Northridge Earthquake.

FYI: House Fails to Vote on Extending Loan Limits This is a re-post from REALTOR MAG that I thought I'd pass along.
DAILY REAL ESTATE NEWS | MONDAY, SEPTEMBER 19, 2011 Conforming loan limits on government-backed mortgages at Fannie Mae and Freddie Mac are set to expire on Oct. 1, because attempts to extend them haven't gain traction in Congress.
In 2008, Congress raised the limits up to $729,750 in some areas to make larger mortgages available in high-priced housing markets. The limits will drop to $625,500 on Oct. 1 in the many areas of the country, mostly affecting housing … (0 comments)

Where Will The Jobs We Need To Grow Our Economy Come From?
I keep hearing our politico ranting about job creation being the #1 priority to refueling our so called "recovering economy" which seems like a reasonable and logical concern and goal. The only thing I'm having a problem understanding is just where all these jobs will be coming from and who's going to get them?

Many if not most Baby boomers who lost  a significant chunk of their booty in the '08 crash are not retiring and are even going back to work if they have the  necessary skill sets needed to fill these phantom … (6 comments)

Walk Away From A House That's Underwater BY $200,000?     I have answered this question so many times lately it's become my pet peeve. When I read questions like this it raises the hair on the back of my neck so get ready for my rant.  $$$$If you like, or more importantly love, your home and can afford it without any undue financial strain or trauma you should belly up to the bar and follow through with your contractual commitment. My home of 30 years is just that. My Home!!           I have raised 5 children here, have almost 12 grand kids who absolutely love Poppy & Tana's HOME!    … (16 comments)

What's So Special About Being Featured Anyway?

I've read several posts during my two years as an AR member about being featured. Why is it so important to be featured.? In some cases it almost looks as though folks spend more time trying to write a post that gets featured than their spending trying to build their business.
Frankly, I didn't join AR, Trulia or any other blog to get featured. I do like writing about my business and subjects of interest to me and if what I write hits others’ hot buttons and I’m fortunate to end up getting … (10 comments)

This Is More of A Question Than A Post.

Anybody know anything about group homes for the disabled, autistic, foster care, etc? I'm looking at a property with nine bedrooms and 5 baths that has already been used as a group home for persons with special needs. Our investment group would be willing to purchase the home if we could find an experienced group home resident operator/manager to partner with. Does anybody know where one might start looking for someone like this?

We're not in this business and don't really with to divert our focus away from our field … (0 comments)

Repost I Know. But I Had To Pass It Along.
Revamped Foreclosure Procedures Coming Soon. The country’s top mortgage servicers have reportedly reached an agreement on changes to their foreclosure procedures. The consent agreement has not yet been made public, but The New York Times was able to get a preview of what the agreement contains from individuals who spoke on the condition of anonymity.Among the proposed changes include:

Greater oversight of foreclosures. The oversight will happen from third party groups that include law firms, who mostly will be charged with doing the actual work of eviction, The New York Times reports. Improved … (0 comments)

A bigger appetite for rentals has mostly driven the increase in real estate site traffic, according to a webinar by Experian Hitwise, in which it released its search tracking data. The Web sites boasting the largest year-over-year increases in traffic were devoted to rental or rent-to-own listings, says Heather Dougherty, research director at Hitwise. Also, traffic … (2 comments)

Repost: American Red Cross response to "Triangle of Life" by Doug Copp:
I ran across this article written by the American Red Cross and in view of the, Doug Copp, repost that I posted I felt I needed to be fair and balanced. Personally, with 20+ years of disaster response demolition, clean up and reconstruction I extrapolated sound and viable information and advice from both articles. I have definitely seen many of the scenarios that Doug Copp illustrated in his expose. Bottom line? Be prepared and Think Wisely.
