Repost I Know. But I Had To Pass It Along.
Revamped Foreclosure Procedures Coming Soon. The country’s top mortgage servicers have reportedly reached an agreement on changes to their foreclosure procedures. The consent agreement has not yet been made public, but The New York Times was able to get a preview of what the agreement contains from individuals who spoke on the condition of anonymity.Among the proposed changes include:

Greater oversight of foreclosures. The oversight will happen from third party groups that include law firms, who mostly will be charged with doing the actual work of eviction, The New York Times reports. Improved … (0 comments)

Former Home Owners Reclaim Foreclosed Property
I picked this up on another RE blog and wanted to re-post it. Very interesting. Could this be the tip of the iceberg?

One possible outcome of the foreclosure crisis could be a fight between former owners of foreclosed homes and lenders. An example of what might become a larger trend happened in California, where a couple and their nine children used a crowbar to break into their former home. Their lawyer recommended that they take this step, according to AOL’s HousingWatch.comThe former owners, Jim and Danielle Earl, say they were trying to catch … (4 comments)

financing: How and Why Would You Grade The Way Obama Has Handled The Housing Crisis So Far? - 02/06/10 04:39 AM
This question was posted on another RE blog and so far has received over 600 comments, debates and discussions from the RE, Mortgage and Homeowner perspective. I've been tracking much of the dialog exchange and it's really been a pretty revealing and entertaining blogging experience. I don't know what the record is for comments from a single post but I'm amazed at the life and mix of opinions, attitudes, philosophies and controversy it has stirred up with so many individuals from all walks of life. It would be interesting to see what the AR community thinks of this? What's Your Opinion?

financing: "Where in the world is Obama coming up with all that money to send to Haiti?" - 01/18/10 04:07 AM
Susan Lehmkuhl (New Venture Realty, LLC) commented on my recent post, Are You Prepared?, with the following question and statement "Where in the world is Obama coming up with all that money to send to Haiti?  With the financial bailout and now this, I can only imagine how our taxes are going to increase and what will that do to our struggling economy?   More tough times ahead for all."
Well, Susan, I can answer that question quite easily. China as pledged a mere 5 million dollars of their money, an infinitesimal pittance of their wealth, to Haiti while America on … (6 comments)

financing: Principal Cuts May Prevent Foreclosures - 01/08/10 04:42 AM
I don't know about you folks but when I read this I became livid. Why should innocent investors have to suffer the consequences of careless reckless and even down right crooked lenders. They invested their money in good faith. Why should they have to give up one red cent of their principle investment. This whole "Loan Modification" debacle will break the banks literally and figuratively. If investors have to take a hit you can bet that they won't be putting anymore of their money into the banks anytime soon. I've been opposed to government intervention from the get go but this … (0 comments)

financing: Today's Factory Built Housing Projects - 01/06/10 05:19 AM
Gone are the days of the "Singlewide", "Doublewide", trailer talk. "Today's Factory Built Housing" is here to stay. Be they Manufactured, Modular, PreFab, Component stacked et. al. it's a whole new ball game. I had a rather challanging, eventful and even fun-filled experience with many AR members this past year regarding the differences between site (stick) built and "Factory Built" housing so I have decided to make it my mission in '10 to educate as best I can our intimate little community.
This is the first of many articles I intend to share with the AR community about my career and … (25 comments)

I tend not to pass many emails along but when I read this it hit a major nerve. And since this gentleman has asked that it be passed along I feel it my duty to oblige. I'm sorry if I'm stepping on any toes but both my Mother and Father served in the Military during WWII and it infuriates me when I see so many of our anit-military so called leaders  raise their high and mighty anvil of superiority.
If it wasn't for our Military having saved our arses in that war we would not be speaking English today, this … (0 comments)

financing: Manufactured Home Loans: What's the Difference Between a Personal Loan and a Mortgage Loan? - 05/11/09 04:39 AM
Manufactured homes are an interesting animal to be sure.   It is the only form of housing that can either be classified as Personal Property or Chattel (like a car) or Real Property (like a regular site-built home) and how the distinction is determined can be confusing.
To be considered real property, the owner of the manufactured home must also own the land upon which the home sits.   Even when the homeowner owns the land, he/she may choose to title each separately---the home as personal property and the land as realty.   However, if one wants to secure an FHA-insured mortgage loan, the … (3 comments)
