Where Is All The Shadow Inventory? In Fact Where's All The Inventory?
I've been hearing the drums beating in the distant from many RE Professionals and Stakeholders and from my own experience have even seen a lack of inventory  in our neck of the woods. I've also been hearing that a good amount of our so called "Shadow Inventory" was gobbled up by some big Wall Street hedge funds.

If so is this the reason for the sudden lack of inventory in the mainstream? Where will our next source of inventory come … (10 comments)

What's Up With The Big Bank/lender? Are They Any Better To Work with Than Your Good Ole Boy Mortgage Lender? John ArendsenBrokerEncinitas, CA   What am I missing? These "Too Big To Fail" banks may not have failed on Wall Street or DC thanks to the most rediculous bailout in history but they're sure failing miserably on Main Street.

Shhh! Don't Tell Anybody. Thinking About Investing In "America's Finest City"?Aside from San Diego "AMERICA'S FINEST CITY", being one of the most geographically desirable and beautiful "ISLANDS" in the world it is one of the most socially and economically diverse places on the planet to plant roots and raise a family for generations to come. People move to San Diego. They don't move out.  San Diego is ripe with investment opportunities as there has been such a dramatic increase in demand due to the amount of foreclosure and short sale aactivity during the past several years. Add to that that San … (0 comments)

foreclosures: Where Will The Jobs We Need To Grow Our Economy Come From? - 08/19/11 12:23 PM
Where Will The Jobs We Need To Grow Our Economy Come From?
I keep hearing our politico ranting about job creation being the #1 priority to refueling our so called "recovering economy" which seems like a reasonable and logical concern and goal. The only thing I'm having a problem understanding is just where all these jobs will be coming from and who's going to get them?

Many if not most Baby boomers who lost  a significant chunk of their booty in the '08 crash are not retiring and are even going back to work if they have the  necessary skill sets needed to fill these phantom … (6 comments)

foreclosures: Repost: American Red Cross response to "Triangle of Life" by Doug Copp - 03/22/11 02:05 PM
Repost: American Red Cross response to "Triangle of Life" by Doug Copp:
I ran across this article written by the American Red Cross and in view of the, Doug Copp, repost that I posted I felt I needed to be fair and balanced. Personally, with 20+ years of disaster response demolition, clean up and reconstruction I extrapolated sound and viable information and advice from both articles. I have definitely seen many of the scenarios that Doug Copp illustrated in his expose. Bottom line? Be prepared and Think Wisely.

foreclosures: What do you think will be the next San Diego RE trend? - 02/11/11 08:26 AM

What do you think will be the next San Diego Real Estate trend? John ArendsenContractorEncinitas, CA Do you think it will come from distressed properties i.e. foreclosures, short sales, probates, etc. Or do you see it coming from baby boomers wanting if not needing to downsize or perhaps Xr's and Yr's trying to enter the market?  Or from foreign investors wanting to buy into our climate and lifestyle?

foreclosures: Former Home Owners Reclaim Foreclosed Property - 10/16/10 05:16 AM

Former Home Owners Reclaim Foreclosed Property
I picked this up on another RE blog and wanted to re-post it. Very interesting. Could this be the tip of the iceberg?

One possible outcome of the foreclosure crisis could be a fight between former owners of foreclosed homes and lenders. An example of what might become a larger trend happened in California, where a couple and their nine children used a crowbar to break into their former home. Their lawyer recommended that they take this step, according to AOL’s HousingWatch.comThe former owners, Jim and Danielle Earl, say they were trying to catch … (4 comments)

Are you an investor/flipper seeking to purchase distressed properties but don’t know who to turn to for advice?

If you live hundreds maybe even thousands of miles away or you are a foreign investor its’ not practical for you to personally visit every property you’re interested purchasing.  Additionally it’s not a wise choice to put all your faith in the agent/broker who is seeking to make a handsome commission by selling you a property.

So why not retain the services of a licensed and experienced general contractor and Realtor to … (0 comments)
