manufactured home financing: Does Active Rain have a Q/A forum like Trulia's? - 10/13/11 03:46 AM
Does Active Rain have a Q/A forum like Trulia's?
I've been searching for a Q/A forum similar to Trulia's and can't seem to find one. Does anyone know if such a thing exists on AR? I really gain a lot of information and knowledge from that venue. Many times even more so than reading and writing blog posts. Please enlighten me.

"walking on egg shells?"

Legal Advice? What's Up With That?!!!Call an attorney? Get legal advice ASAP? Don't do or say another thing until you consult with an attorney?Ya know folks..........I'm so over hearing all these "walking on egg shells" comments everytime someone asks a question with a little legalese in the mix. Truth be known? You don't always have to run to an attorney everytime you stub your toe on your neighbors threshold.Come on! Suck it up a little. Can't you just do a little research on your own before you plunk down a Grand for the privilage of talking to an attorney before he/she … (3 comments)

"PRACTICAL HOUSING" FOR THE FUTURE? The next residential housing boom just may surprise us….
With an excess of 77 million “Baby Boomers” (1946 – 1965) in the final stretch, over 100 million X’rs (1966 – 1982) and Y’rs (1983 – date) in the field of play “PRACTICAL HOUSING” just may be the Buzz Word for the foreseeable future.
Boomers are down-sizing for more practical and accesable single story homes that they can comfortably and safely navigate or vying for more modest multiple “seasonal options” if they can afford them.

Xr’s are trying to figure out how to … (3 comments)

LOOK FOR A SPIKE IN THE HOUSING MARKET. BUT… WHERE IT COME’S FROM MAY SURPRISE YOU.

There is light at the end of the tunnel in the housing industry and it’s where you least expect it. Look for affordable housing to turn around strongly in ‘11. With the current and even future political climate where it is today big bucks are yet to be spent in this arena.
And exactly where you ask can we expect to see this anomaly occur? The Manufactured Housing Industry of course.  This industry has been overlooked, ridiculed, mis-represented, maligned, degraded, swept … (4 comments)

manufactured home financing: Former Home Owners Reclaim Foreclosed Property - 10/16/10 05:16 AM

Former Home Owners Reclaim Foreclosed Property
I picked this up on another RE blog and wanted to re-post it. Very interesting. Could this be the tip of the iceberg?

One possible outcome of the foreclosure crisis could be a fight between former owners of foreclosed homes and lenders. An example of what might become a larger trend happened in California, where a couple and their nine children used a crowbar to break into their former home. Their lawyer recommended that they take this step, according to AOL’s HousingWatch.comThe former owners, Jim and Danielle Earl, say they were trying to catch … (4 comments)

Be Prepared. September Is Disaster Preparedness Month.
I submitted a similar post last year but because September is disaster preparedness month I just wanted to share it once again for the benefit of those who may not have had the opportunity to have read it before. Please feel free to re-post to as you wish. This is important and should be shared.  I'm not going to color this message up with a lot of photos, cartoons, graphs or charts because I want the message speak for itself

Daily Real Estate News  |  September 1, 2010  |   Share Housing Less Likely to Be Wealth Builder
This is a repost from Realtor.com but I thought it very interesting.
Daily Real Estate News  |  August 30, 2010  |   Share 5 Reasons Homeownership Trumps Renting The seemingly endless run of bad housing news is discouraging some potential home buyers from considering a purchase. But the truth is that the advantages of homeownership have very little to do with investment gains. The best things about owning a home have a lot more to do with personal comfort and satisfaction. manufactured home financing: Since When Should Retirement Be An ENTITLEMENT? - 08/14/10 12:45 PM
Since When Should Retirement Be An ENTITLEMENT?

I recently read a Boo Hoo Hoo sob story about a 63 year old man who was complaining of having to go back to work after 10 blissful years of diamond level retirement. I got more sick to my stomach by the sentence as I read his rant about how bad a hit he took in the stock marked and how his government, retirement accounts and former employer had let him down after his 30 years of servitude and how he must now have go back to work to support himself and his … (17 comments)

                                                                                    for inspiring this post.
After reading Michael's very revealing post regarding the shoddy if not close to criminal manner in which so-called tradesmen go about the business of Mickey-Mousing repairs under homes I couldn't help but relate that to our industry: Manuffactured Housing.

manufactured home financing: By golly Brad I think you've mustered fodder and inspiration for another post. - 08/10/10 06:56 AM

By golly Brad I think you've mustered fodder and inspiration for another post. Not that it will become a coveted feature but at least I'll get a lot off my chest.
This is in response to your: http://activerain.com/blogsview/1780154/the-activerain-featured-blog-post
I really do think it's the quality of what one writes and not the quantity of posts they contribute. I've written 118 posts including this one and have only been featured 7 times (Should I be discouraged about a 6 percent feature ratio? I think not). I started to get a little discouraged for a time but then I … (3 comments)

All I can say is thank you, thank you, thank you Active Rain. And a special thanks to two very warm and friendly Young ladies Lauren (I assume that's the correct spelling because that's how we spell our youngest Granddaughter's name) and Kerrie (also the name of our #2 of three daughters). These two very special young ladies helped make my first, but definitely not my last, AR event a very fun and fulling experience.

Hi Julie, Your recent post inspired me to contribute a post on this same subject. We do require a registration form inasmuch as we are charged for every click via "pay-per-click" so we like seeing who's hitting on us. In fact we were taken aback to find that one of our not so nice competitors had actually vandalized our website by hitting on the … (0 comments)

manufactured home financing: FHA is in full swing with the Manufactured Home industry on both forward and reverse re-fi's but there is a hook. - 07/18/10 08:09 AM

FHA is in full swing with the Manufactured Home industry on both forward and reverse re-fi's but there is a hook. The home must have an Engineered Certification, Affidavit of Affixture and if you're in California you will even need a 433a documentation verifying that your home is on a HUD compliant "Engineered Foundation System". Sound complicated? Not really. All you need is a Nationwide, one-stop shop, turn key, one size fits all company that can make the entire process perfectly painless instead of a pain it the A_____s. So whether you're a RE Broker, Lender or homewoner in … (0 comments)

I just wanted to share this with the AR community. It's hard to believe that Warren Buffett and Charley Munger are partners let alone friends. It is an interesting balance though and an insight we should all take a moment to hear and reflect on.
