short sale: Are there really more distressed properties rearing their ugly heads? - 11/25/15 09:12 AM
Are There Really More Distressed   Properties Rearing Their Ugly Heads?     Is it my imagination or are there really more distressed properties rearing their ugly heads once again in the San Diego market? Could it possibly be time once again to start reving up the short sale and foreclosure fix and flip and buy and hold engine again?

I've been noticing some price reductions and a faint increase in foreclosure and short sale activity lately. In fact I've just bid on two of them and I'm about ready to bid on a couple more.

But yet to … (4 comments)

HELP!!

My first ever computer was the  “BIG LISA” desktop.
Then there was that thing that looked like it belonged on the head of an alien from outer space?

Soon after I graduated to the Powerbook 100  and thought I’d died and gone to heaven. You know The one with that funny little ball that took the place of a ? It was in 1994 just before the Northridge Earthquake.
As a general contractor it was a boon to my business as I was able to plug the charger into my cigarette lighter, sit in my truck, type out an … (0 comments)

FYI: House Fails to Vote on Extending Loan Limits This is a re-post from REALTOR MAG that I thought I'd pass along.
DAILY REAL ESTATE NEWS | MONDAY, SEPTEMBER 19, 2011 Conforming loan limits on government-backed mortgages at Fannie Mae and Freddie Mac are set to expire on Oct. 1, because attempts to extend them haven't gain traction in Congress.
In 2008, Congress raised the limits up to $729,750 in some areas to make larger mortgages available in high-priced housing markets. The limits will drop to $625,500 on Oct. 1 in the many areas of the country, mostly affecting housing … (0 comments)

short sale: Why should underwater homeowners get a cramdown and those of us who are prudent borrowerers get the shaft? - 10/10/11 10:07 AM
Why should underwater homeowners get a cramdown and those of us who are prudent borrowerers get the shaft? I've had it with the notion that "BIG BROTHER" should force lenders to dole out "cramdowns" (principal write downs) to people that can't afford to make their payments while those of us that are struggling to be prudent about our obligations get the shaft. Once again I'm starting to hear the war drums beating in the distance. What's good for the goose is certainly good for the gander. Additionally, what's to keep good borrowers from going south on their loans if they see this … (2 comments)

What's So Special About Being Featured Anyway?

I've read several posts during my two years as an AR member about being featured. Why is it so important to be featured.? In some cases it almost looks as though folks spend more time trying to write a post that gets featured than their spending trying to build their business.
Frankly, I didn't join AR, Trulia or any other blog to get featured. I do like writing about my business and subjects of interest to me and if what I write hits others’ hot buttons and I’m fortunate to end up getting … (10 comments)

This Is More of A Question Than A Post.

Anybody know anything about group homes for the disabled, autistic, foster care, etc? I'm looking at a property with nine bedrooms and 5 baths that has already been used as a group home for persons with special needs. Our investment group would be willing to purchase the home if we could find an experienced group home resident operator/manager to partner with. Does anybody know where one might start looking for someone like this?

We're not in this business and don't really with to divert our focus away from our field … (0 comments)

Real Estate Web Site Traffic Jumps 27%Daily Real Estate News  |  March 25, 2011  |    ShareReal Estate Web Site Traffic Jumps 27% Traffic to real estate Web sites increased 27 percent in February--the highest level since the first half of 2009. A bigger appetite for rentals has mostly driven the increase in real estate site traffic, according to a webinar by Experian Hitwise, in which it released its search tracking data. The Web sites boasting the largest year-over-year increases in traffic were devoted to rental or rent-to-own listings, says Heather Dougherty, research director at Hitwise. Also, traffic … (2 comments)

Can Anyone Tell Me What a "Vantage Score" Is All About?

I pulled my credit this week to see where I stand because I'm applying for an LOC with a lender to purchase, rehab and resell or lease/rent distressed properties that cash flow and noticed that things have changed a little with the big three credit reporting agencies and their rating protocol.
Equafax continues to maintain the traditional 280 to 850 range. But both Experian & Transunion are now using what they call the "Vantage Score" which ranges from 501 to 990
Fortunately all my scores were excellant but can anyone … (0 comments)

This property is a one  story California-Mexican Ranch style estate in Vista, CA. The challenge here was to make use of the hollow space under 3000sf of tiled deck. As you can see the setting was a natural for the … (4 comments)
