The residential housing markets for Falmouth, ME for the third quarter saw properties sell at a median price point of $370K, which is down 4% compared to the third quarter 2012. There was a huge jump in the number of residential properties sold in South Portland between the 2nd quarter of 2012 to the second quarter of 2013. In 2013, 128 properties were sold, 45% more than the previous year. There was also a 7.5% increase in sold price to $243K.

Yarmouth Maine's Real Estate Market had a strong month in October 2010. The Homes for Sales in the Coastal Maine's town saw 11 transactions close in October, and increase of 57% from October 2009 and an even larger increase of 83% from September of this year. Median pricing was reported at 285K for October, up 4% from 2009 and up 14% from September 2010.  Yarmouth Maine real estate had a good December with 7 transactions taking place at an average sold price of 460K compared with 4 transactions a year prior and only 2 in November. Pricing appears to be fairly constant with an average price sold of 485K a year ago compared to the 460K seen this month. The inventory of property dropped slightly in December with 60 properties now on the market compared with 68 in November.

In the year of 2008, the South Portland Maine real estate markets saw 265 residential transactions transpire at an average price of 226K and a median price of 199K. This represents a volume drop of 23% from numbers seen in 2007 when 344 transactions occured at an average price of 245K and a median price of 215K.
Thus home values for the year 2008 declined by 8% relative to 2007 values.

It seems for the time being a bottom has been found in the Southern Maine real estate housing markets.  Steady as she goes the month ending October 2008 saw little change in prices from August and September.   Transaction volume remains down 10% from a year prior and average sold prices are 10-15% off last years numbers but the month over month pricing has held up well.  Additionally this past month saw a significant increase in days on market averages for 3 out of the 4 counties followed that point towards a slow road ahead.
