You may not believe me, but spring is coming. With spring means warmer weather, and more activities. Wouldn't it be nice to walk along the Eastern Promenade without having to trudge through snow and slush? The time is coming!

Through the month of October housing inventory in Portland Maine dropped. During the previous month there were 394 homes for sale, and 49 sold. In October only 377 homes were available, 58 sales. Sales are both up monthly, and are up 71% compared to the October 2010 levels. With a median price of 220K, Portland Maine markets have seen slow but steady appreciation of home values. It is an excellent time to purchase an investment property, or find a home in one of Portland’s growing neighborhoods such as the East End Munjoy Hill neighborhood.

As the markets continue to chug along here in Maine.. residential real estate in Portland Maine posted some average results for the 1st quarter of 2011 as a total of 102 homes and condos sold compared with 136 a year prior and thus representing a volume drop of 25%. Despite the slackening demand.. perhaps largely attributed to the harsh and snowy winter we endured.. median prices statistically jumped 8% from 206K in 2010 to 222K this previous quarter. In the month of October the Portland Maine Real Estate market saw 34 condos and homes sell. These numbers reflect a 15% decrease from last month and a 31% decrease from last year. Does house hunting decrease with the temperature? Looking at the pricing this past month, the median prices of Portland Maine real estate surprisingly rose 5% compared to last October; This increase can possibly be attributed to a lower number of first time home buyers in the Portland Maine area at lower pice points. Most of my posts center around the Maine real estate markets in Portland, but I thought I would give a brief overview of the Portland Maine rental market in this post.  Generally I find the best place to locate rentals is still on Craigs List, but there are a few companies such as Schneider Property Management, Port Property, CT Management and Dirigo that all offer rental finding services.  If you google them, they should be very easy to find.

portland maine: December 2008 Housing Sales Report for Portland Maine - 01/08/09 04:11 AM
The Portland Maine real estate markets saw 29 transactions take place with an average sold price of 248K after sitting on the market for 87 days in December 2008. This contrasts with 46 homes sold at an average price of 279K after sitting on the market for 97 days n December 2007. This represents a transaction volume decrease of 37% and a pricing decrease of 10%. Inventories continue to drop as well. Currently there are 391 properties for sale in Portland down from 425 last month.

The real estate in Portland Maine's Deering neighborhood is some of the finest in the area.  A suburb of Portland yet still within the Portland city limits, the sense of community is strong, the neighborhoods are quiet and thus the quality of life is strong.  Currently there are 70 properties on the market, about 2/3rds homes and a 1/3 condos.  The average asking price is 300K for a single family and 197K for a condo. For the year to date the average sold combined price of homes and condos combined has been 244K contrasted with 256K for 2007.
