Housing prices in the Freeport marketplace continue to stabilize with the median price this past August clocking in at 300K. For the month ending April 2010 the residential real estate markets of Westbrook Maine saw 16 homes sell compared with 15 in February and 13 in April of the previous year. Like other regions housing prices appear to have leveled out and volume continues to remain healthy. The current inventory of homes on the market in Westbrook rests at 133, up significantly from 107 a month prior. Lower interest rates and the tax credit deadline continue to be major driving forces in the marketplace. The residential real estate markets of South Portland saw 24 transactions take place at a median sold price of 215K and a median days on market of 43 in March 2010. In February 2010, 21 homes sold at a median price point of 167K and a year prior 21 homes sold in March 09 at a median price of 192K. For the month ending February 2010 the Cumberland County Maine real estate markets saw 163 transactions transpire at a median sales price of 210K which represents a decrease of about 4% over the year prior when the median sold price was 219K. For the year ending 2009 the Cumberland County Maine real estate markets saw only 2590 transactions transpire at an average sales price of 269K which is down about 2% in pricing compared to 2008’s average sold price of 275K. The South Portland real estate markets saw 27 transactions take place at a median sold price of 184K and a median days on market of 29 in November 2009. This contrasts with 14 homes sold at a median sold price of 178K after sitting on the market for 67 days in Nobvember 2008. For the month ending November 2009 the Portland Maine real estate market saw 55 residential transactions occur at a combined median price of 212K representing a pricing decrease of ONLY 4% relative to a year prior, but compared to October 2008 it represents a pricing increase of 4% month over month! These are the best housing results of the year so far and a very encouraging sign for the real estate markets in Maine as a whole!! Recently I compiled some housing statistics on multi units for a client and thought I would share some of the information as I was quite surprised with some of it. It is no surprise that prices are way down, but just by how much in some of the southern Maine real estate investment markets? In Portland Maine, the average sold price in 2009 to date is 277K compared with 302K in 2007, not so bad. Contrast this with Westbrook where the average multi unit sold for 164K in 2009 compared with 244K in 2007 or even worse... the coastal real estate

For the month ending October 31st, 2009, Happy Halloween :), the city of Portland saw 49 residential real estate transactions take place at a median price point of 200K, down 9% in pricing from October 2008, but representing a volume increase of 25%, perhaps due largely to the Maine first time homebuyer purchasing prior to the possible expiration of the federal housing tax credit. Flat prices and increased volume were seen once again in the mid coastal and southern Maine regions. The Maine real estate markets continue to chug along as transaction volume was once again up in August 2009 in 3 out of the 4 counties followed, York, Cumberland and Sagadahoc where it was up a whopping 43% whilst York and Cumberland had 3-4% gaines. Median prices continue to remain down about 10% relative to a year prior, but month over month pricing is not decreasing and has not done so since the begining of the year. For the month of July, the southern Maine real estate markets posted average results after the steller June numbers we saw. The southern most counties of York and Cumberland saw similiar transaction volume compared to a year prior and price drops of 5% and 9% respectively. In the mid coastal markets of Sagadahoc and Lincoln, pricing drops were larger but pricing volume was up significantly in 10% and 23% respectively compared to a year prior. The southern Me real estate markets posted their best results I have seen in well over a year for the month ending June 2009. Cumberland county transaction volume was off just 3% from a year prior and in York county a 37% increase was seen. Pricing was off 3% and 12% respectively. In the coastal Maine residential housing markets of Sagadahoc and Lincoln it appears the 2nd home buyer has come back into the markets a bit as average prices were up significantly in both counties, 10% and 26% respectively. For the month ending May 31st, 2009, the Southern Maine real estate markets fared well. Average prices for the 4 counties followed, York, Cumberland, Sagadahoc and Lincoln are off about 20% from where they were a year prior. However taking a look at the month over month statistics, pricing has pretty much leveled off in the southern Maine housing markets over the past few months. The hottest market from a regional point of view is the greater Portland markets, primarily South Portland and Portland proper. The mid coastal housing region remains sluggish for the most part as the 2nd home market
