Is there anything better than a Maine summer? How about spending your summer in Southern Maine? It's a hard call which one is better, but there's a lot to love! And that's the case for how the second quarter treated Southern Maine as well. Real estate transaction volume was up by 17%, with 539 properties sold this quarter compared to 459 this time last year. Median sale prices were down by just 7%, so it's safe to say this was a fairly successful quarter for Southern Maine all around!

Our April showers brought May flowers, and spring finally! You wouldn't believe how beautiful Brunswick is in the spring, or how well it's doing in the Southern Maine real estate market! Still in the fifties here in Maine, but it's better than twenties and snow on the ground! In Windham, it's a real estate market that is slowly picking up speed, with a 13% increase in median prices for the first quarter of 2014, and a small decline of 6% in transaction volume. The year is off to a good start, and the second quarter looks like it will be even better for Windham!

For the month ending August 2010 the residential Freeport Maine real estate markets saw 10 homes sell compared with 20 a year prior and 11 in July of this year. Housing prices in the Freeport marketplace continue to stabilize with the median price this past August clocking in at 300K. The current inventory of homes on the market in Freeport rests sits at 97 compared with 86 last month.

For the month ending April 2010 the residential real estate markets of Westbrook Maine saw 16 homes sell compared with 15 in February and 13 in April of the previous year. Like other regions housing prices appear to have leveled out and volume continues to remain healthy. The current inventory of homes on the market in Westbrook rests at 133, up significantly from 107 a month prior.

 The residential real estate markets of South Portland saw 24 transactions take place at a median sold price of 215K and a median days on market of 43 in March 2010. In February 2010, 21 homes sold at a median price point of 167K and a year prior 21 homes sold in March 09 at a median price of 192K. South Portland like Portland continues to remain a strong and healthy market overall!

 For the month ending February 2010 the Cumberland County Maine real estate markets saw 163 transactions transpire at a median sales price of 210K which represents a decrease of about 4% over the year prior when the median sold price was 219K. Volume was significantly higher clocking in at 14% greater than in February 2009. Overall the regional market has stabilized and current market conditions are as strong as they have been in well over 3 plus years!

For the year ending 2009 the Cumberland County Maine real estate markets saw only 2590 transactions transpire at an average sales price of 269K which is down about 2% in pricing compared to 2008’s average sold price of 275K. Volume was significantly less however down 15% from 2008. Inventories remain low and as prices have for the most part stabilized look for improving conditions in the first half of 2010.

For the month ending December 2009 the coastal suburb of Portland, Cape Elizabeth, saw 14 transactions occur at a median price of 307K. This contrasts with only 5 transactions in December 2008 and 6 in November 2009. The large volume increase has been helped along by the historically low interest rates and Maine first time home buyers entering the market.

The South Portland real estate markets saw 27 transactions take place at a median sold price of 184K and a median days on market of 29 in November 2009. This contrasts with 14 homes sold at a median sold price of 178K after sitting on the market for 67 days in Nobvember 2008. This represents a HUGE volume increase as well as a modest 3% pricing increase! More continued good news from the greater Portland Maine real estate markets.

southern maine real estate: Encouraging results for the Portland Maine Residential Housing Markets!! - 12/06/09 11:07 PM
For the month ending November 2009 the Portland Maine real estate market saw 55 residential transactions occur at a combined median price of 212K representing a pricing decrease of ONLY 4% relative to a year prior, but compared to October 2008 it represents a pricing increase of 4% month over month!
These are the best housing results of the year so far and a very encouraging sign for the real estate markets in Maine as a whole!! In addition, volume was up 8% compared with December 2008 and up 12% relative to October.

Recently I compiled some housing statistics on multi units for a client and thought I would share some of the information as I was quite surprised with some of it.
It is no surprise that prices are way down, but just by how much in some of the southern Maine real estate investment markets?  In Portland Maine, the average sold price in 2009 to date is 277K compared with 302K in 2007, not so bad. Contrast this with Westbrook where the average multi unit sold for 164K in 2009 compared with  244K in 2007 or even worse... the coastal real estate … (0 comments)

For the month ending October 2009 the Cape Elizabeth Maine real estate markets saw 13 transactions transpire at a median sales price of 426. Contrasting sharply in volume compared with October 2008 when only 4 properties traded hands. The median sales price was flat compared to a year ago and and month over month was up 42% as larger more expensive properties sold.

For the month ending October 31st, 2009, Happy Halloween :), the city of Portland saw 49 residential real estate transactions take place at a median price point of 200K, down 9% in pricing from October 2008, but representing a volume increase of 25%, perhaps due largely to the Maine first time homebuyer purchasing prior to the possible expiration of the federal housing tax credit.  The current inventory of homes as of today was 432, down marginally from last mont.

southern maine real estate: August 2009 Southern Maine Report - 09/24/09 05:51 AM
Flat prices and increased volume were seen once again in the mid coastal and southern Maine regions.   The  Maine real estate markets continue to chug along as transaction volume was once again up in August 2009 in 3 out of the 4 counties followed, York, Cumberland and Sagadahoc where it was up a whopping 43% whilst York and Cumberland had 3-4% gaines.  
Median prices continue to remain down about 10% relative to a year prior, but  month over month pricing is not decreasing and has not done so since the begining of the year.

For the month of July, the southern Maine real estate markets posted average results after the steller June numbers we saw.  The southern most counties of York and Cumberland saw similiar transaction volume compared to a year prior and price drops of 5% and 9% respectively.  In the mid coastal markets of Sagadahoc and Lincoln, pricing drops were larger but pricing volume was up significantly in 10% and 23% respectively compared to a year prior.  A net inventory drop for all 4 counties was seen as well.  Click here to read the complete Maine real estate housing report please click here.

The southern Me real estate markets posted their best results I have seen in well over a year for the month ending June 2009.  Cumberland county transaction volume was off just 3% from a year prior and in York county a 37% increase was seen. Pricing was off 3% and 12% respectively.  In the coastal Maine residential housing markets of Sagadahoc and Lincoln it appears the 2nd home buyer has come back into the markets a bit as average prices were up significantly in both counties, 10% and 26% respectively.  Continued low interest rates coupled with stablizing pricing and postive stock … (1 comments)

 Biddeford Maine residential real estate saw 9 transactions take place in May 2009 compared with 12 a year prior. Median pricing clocked in at 189K compared with 181K in May 2008. The residential markets continue to see healthy activity given the overall economic conditions. Inventory is a bit high though with currently 164 homes on the market.

For the month ending May 31st, 2009, the Southern Maine real estate markets fared well.  Average prices for the 4 counties followed, York, Cumberland, Sagadahoc and Lincoln are off about 20% from where they were a year prior.  However taking a look at the month over month statistics, pricing has pretty much leveled off in the  southern Maine housing markets over the past few months.
