For the month ending May 2009 Cumberland County real estate saw 270 residential transactions occur at an average price of 257K. In May 2008, 303 homes sold at an average price of 303K representing an 11% drop in volume and 5% drop in pricing. Comparing to April 2009 however, volume was up 47% and pricing relatively flat, up 1%. The current inventory level is at 2874 up from 2760 in April.

 For the month ending May 2009 the Cape Elizabeth Maine real estate markets saw 9 single family and condo transactions occur at a combined average price of 245K after sitting on the market for 34 days. In April 2009 5 transactions occurred at a median price of 210K further illustrating the nice bump in activity the Southern Maine real estate markets has seen.

Falmouth Maine residential real estate had a very strong month of May 2009 with 17 transactions taking place at a median sold price of 485K compared with 11 transactions at a median price of 429K from the year prior and 9 in April at a median price of 453K. The inventory of properties on the market has risen to the mid 170’s from the mid 120’s a few months prior.

For the month ending May 2009 the South Portland Maine real estate market saw 31 single family and condo residential transactions occur at a combined median price of 189K with the median home sitting on the market for 52 days. In May 2008 transaction volume was almost with 33 transactions at a median price of 210K and a median DOM of43. The current inventory level was flat from previous months levels with currently inventory at 133 homes.

southern maine real estate: April 2009 Portland Maine housing Statistiscs - 05/11/09 01:10 AM
 The Portland Maine real estate residential home markets had a very strong April with 43 transactions taking place at a median sold price of 220K and a median days on market of 41. This contrasts with 45 homes sold at a median price of 228K after sitting on the market for 37 days in April 2008. Inventories rose from 393 to 410 compared with the month prior.

For the month ending March 2009 the South Portland Maine real estate market saw 21 single family and residential transactions occur at a combined median price of 192K with the median home sitting on the market for 138 days. In March 2008 transaction volume was similar with 22 properties trading hands at a median price of 207K . The current inventory level for residential homes is at 125 compared to 126 a month prior.

southern maine real estate: Portland Maine March 2009 Housing Report - 04/06/09 09:35 AM
For the month ending March 31st, the Portland Maine Real Estate housing market saw 37 residential transactions transpire at a median price of 192K. This contrasts with 50 transactions at a median price of 213K in 2008.  Thus prices have fallen about 10% from a year prior and volume is off about 26%.

 For the month ending February 2009 the South Portland Maine real estate market saw 16 single family and residential transactions occur at a median price point of 177K with the median home sitting on the market for approximately 124 days.   In February 2008 7 homes were sold at a median price of 215K thus transaction volue is way up but median pricing took a significant hit.  The current inventory level for South Portland is at 126 down from 133 in January.

JANUARY HOME SALES STATISTICS: In a press release to the media today, MREIS reports that January 2009 existing home sales dropped 17.58% from January 2008. The median sales price dropped 17.70% in that same time period - from $185,000 to $152,250. Median sales price indicates half the homes sold for higher, and half for lower. The Southern Maine real estate markets witnessed extremely sluggish conditions in January 2009. In all 4 counties followed excepting York there were significant volume drops. The heavily populated Cumberland county saw a 41% drop year over year whilst the lower mid coastal regions of Sagadahoc and Lincoln dropped 30% and 50% respectively. Average sold prices relative to a year prior were all over the map this month, but do continue to trend downward. York County Real estate, a southern Maine county just below Portland had an extremely slow month of January with 89 transactions taking place compared with 101 a year prior and 129 a month prior. This represents a cumulative volume drop of 12% year over year and 31% month over month. 
Pricing in York County for the month of January clocked in at 246K for the average residential home sold representing a drop of 19% from a year prior when the average sold price was 304K.  The current inventory sites around 2300 homes on the market, about the same as a month … (0 comments)

Freeport Maine real estate had a very slow January following a similar Maine trend.  Only 1 property sold compared with 8 from a year prior.  The one home sold for 136K after sitting on the market for 127 days. In January 2008 the average home sold for 326K. Inventory levels actually rose in Freeport to 85 relative to 76 in December.

southern maine real estate: January 2009 Housing Sales Report for Yarmouth Maine - 02/09/09 06:35 AM
 The Yarmouth Maine real estate markets saw just 2 transactions take place with an average sold price of 655K and an average days on market of 23 in January 2009. This contrasts with 4 homes sold at an average price of 1M after sitting on the market for 70 days on average in January 2009. The market slowness can be attributed to the general housing/economic slowdown but also a cold and snowy winter served to slow things down even furher in this souther Maine community. Inventories continue to fall with 54 residential properties on the market down from 60 in December.

 Cape Elizabeth Maine real estate had a slow January with only 3 transactions taking place at an average sold price of 378K compared with 4 transactions a year prior, 9  in November and 5 in December of 2008. Pricing is erractic given the small sample size of residential units as the average sold price a year ago was 280K and last month was 538K The inventory of property remained constant at about 75 units for sale.

 The Falmouth Maine real estate markets saw 8 transactions take place with an average sold price of 596K after sitting on the market for 92 days on average in January 2009. This contrasts with 5 homes sold at an average price of 547K after sitting on the market for 159 days on average in January 2009. 9 homes were sold in December 2008 and 11 in November 2008 and thus one can infer volume is trending down, but relatively stable.  Pricing data is difficult to compare on a month over month basis given the small sample sizes. For the month ending January 2009, the real estate markets in Portland Maine saw 20 transactions transpire at an average price of 214K after sitting on the market for 70 days.  January 2008 saw 42 residential real estate transactions transpire at an average price of 222K after sitting on the market for an average time frame of 144. (Note: the high DOM can partially be attributed to a couple properties that sat on the market for close to 500 days though)

For the year as a whole, home sales in Maine fell by 20.9%. Per MREIS, (Maine Real Estate Informaton System) 9,502 homes sold in 2008 compared to 12,014 in 2007. The median sales price was down 7.22% to 180K.  2008.  The entire release can be seen at www.mainerealtors.com
These numbers are similiar to the Southern Maine real estate numbers posted for Cumberland and York counties and the Mid Coastal Maine Real Estate figures for Sagadahoc and Lincoln counties that can be seen at www.mymaineproperty.com

southern maine real estate: York County Maine 2008 Year in Review - 01/16/09 04:57 AM
For the year ending 2008, the large southern Maine real estate county of York saw 2009 transactions transpire in 2008 vs 2550 in 2007, down approximately 20% and off about 45% from the peak of 3563 seen in 2004.  As far as pricing goes, on average numbers were down about 11% as the average sold price of all homes and condos combined was 270K vs 303K in 2007 as the current prices are about where they were in 2004/2005.  The days on market are very high in York averaging 129 in 2008, up 7% from 2007.

In 2008 the following the 4 counties in southern and mid coastal maine saw on average a 10% drop in average prices and a 20% plus drop in transaction volume.  Coastal Maine real estate was perhaps hit the hardest as the 2nd home and waterfront property market pretty much dried out.  The first time home buyer market did and does continue to see healthy volume given the astronomically low interest rates coupled with low money down programs still available.  The Maine markets hit their peak in '04/'05, held strong through 2006, began to weaken in 2007 and then dropped considerbly this … (1 comments)

In December 2007 transaction volume was slightly higher with 7 properties trading hands at an average price of 275K. The current inventory level in Cumberland is 72 homes down from 85 in November.
