For the month ending May 2010 the residential real estate markets of Freeport Maine saw 9 homes sell compared with 8 a year prior and 7 in April of this year. Like other regions housing prices appears to be stabilizing. Prices were up year over year, but the small sample size makes it difficult to discern a true trend and it is best to rely on quarterly and annual reports. The Falmouth Maine residential real estate market saw 9 transactions close in February 2010 up 125% from 4 homes selling in February 2009 and up 29% from January. Median pricing in February clocked in at 410K, down 14% from 2009 and 11% from January. Given the very small sample size it is hard to discern a noticeable downward price trends as overall the regional markets have stabilized. For the month ending December 2009 the Portland Maine residential real estate housing market saw 43 single family and condo residential transactions occur at a combined median price of 209K with each home sitting on the market for a median of 85 days. This represents a volume increase of 48% from December 2008 with median prices for the first time ALL YEAR not decreasing and holding steady at the 209K price point. transactions take place in November 2009 compared with just 2 a year prior in November 2008. Median pricing clocked in at 233K for the sold homes. Month over month 7 homes sold in Yarmouth Maine in October and median pricing was a bit higher, but given the small sample size a pricing trend is hard to discern. Yarmouth Maine residential real estate saw 7 transactions take place in October 2009 compared with 5 a year prior in October 2008. Median pricing clocked in at 275K compared with 239K in October 2008. Thus the median year over year pricing was up 13% and month over month was up 12%. This market is on the cusp of the slower mid coastal region and the more stable/active greater Portland region. Currently the residential market appears healthy. As the fall foliage comes to an end here in the great state of Maine, the residential real estate markets in Southern Maine continue to show strong resilience and stability. Prices were down a bit more year over year for the 4 counties followed including the housing market of Cumberland county but transaction volume was markedly up year over year for 3 out of the 4 counties. In Cumberland Maine in the month of June 7 homes sold a median price of 238K after sitting on the market for 92 days. This compares with 12 homes selling in June 2008 at a median price of 340K after sitting on the market for 25 days. Current inventory rest at 87 homes for sale in Cumberland Maine. An average to below average month overall for Cumberland compared to its local neighbors. The South Portland real estate market saw 33 homes sell at a median price of 190K in June 2009 after sitting on the market for 32 days. This compares with 31 homes selling at a median price of 224K a year prior. Current inventory rest at 161 homes for sale in South Portland up from 133 a month prior. THe month over month pricing was flat whilst dropping 15% from last year. This follows the overall Southern ME real estate trend. .
