As an Agent in Prescott, Yavapa County, Arizona, I sometimes run across Sellers who do not want to list their property but insist on selling it themselves. I don't think that works very well.
This week one such Seller told me she would pay 3% Buyer-side commission on a nice parcel of vacant land. I have plenty of listings for vacant land with commissions set at 10% or sometimes more.

I want to relate an experience I had this week involving GPS tracking as I walked a remote 80-acre lot in northern Yavapai County on Lot 808 in Sierra Verde Ranch near Seligman, AZ.
Here is a topographic view of the lot:

In this view, the road comes up to the SW corner of the lot where there is a circle turn-around.

Lynx Lake is one of the largest and most popular lakes in the Prescott Area.

This photo was taken from the Overlook near the Lynx Lake Cafe. There is a nice hiking trail that runs all the way around the lake. This trail is often close on the east side to protect Bald Eagles that nsometimes nest there.

Here is the "Welcome" sign at Lynx Lake. Note that Lynx Lake was built by the Fish and Game Department using fishing license money. I think this lake is the best fishing in the Prescott Area. It also has campgrounds … (2 comments)

Prescott has many lakes. They are quite small by most people's standards but what they lack in size they make up in beauty. Here is an aerial view that shows two of the lakes. Willow Lake has a nice trail on the southwest half of the lake. There is no trail on the northeast half of Willow Lake because the Granite outcroppings there are too rugged for most hikers.

Shadow Rock Ranch is seven remote sections of land west and south of Seligman, Arizona. It was developed in three phases of lots of 36 or more acres each. The chart below shows the 3-Year Trend in the Ratio of Selling Price to Asking Price for the Prescott Area. The chart shows that the ratios run from a low of 91% in March of 2011 to highs to a range of 94% to 96% most of the time. As our inventory of homes dropped in the last few months of 2011, the ratios are near 95.5%.

I did some searching in the Prescott Area MLS to investigate this question. First I searched for homes priced at $1,000,000 and up with Prescott Zip Codes 86301, 86303 and 86305. I chose only homes on 0.25 to 3.0 acres in order to take out those which had significant value in the lot itself. I found 29 homes active and on the market in this price range.
