lofts: Optima Camelview getting very interesting. - 05/21/09 05:29 AM
Lately, Optima Camelview has seen the amount of product and pricing pressure accerlate. This is now attracting allot of buyers to the community. Always seen as the 'value' choice in Old Town (how $450 a foot is 'value' is beyond me), it's now becoming a smart move for first time home buyers, empty nesters and second homes. It also has some of the most reasonable HOA's (25 cents per ft) and some of the nicer amenities. If you haven't looked in a while you might want to take another look at Optima Camelview. Take a look at www.phoenixurbanliving.com and give me … (0 comments)

lofts: Amazing opportunities in a down market. - 09/30/08 03:57 AM
Given the current overall economic environment it's not surprising that people are cautious with their money. However, there are plenty of great real estate opportunities that the smart investor is capitalizing on. If you understand the sub-market, you easily identify unique opportunities that are real "steals". Most of the time people are untrustiing of these opportunities or allow their own perception to get in the way of seeing these opportunities. I think most people believe they have a good grasp of real estate since it's such a common commodity and people believe what they want to believe. This undermines most peoples … (0 comments)

lofts: Great new rental option in downtown Scottsdale. - 09/30/08 03:46 AM
If your looking for a large urban condo with excellant finishes and location for a competitive price then look no further than Toll Brothers "The Mark" project. This 'for sale' urban product has recognized the current market and chosen to rent out some of their inventory, allowing renters to apply rent (1/2/) towards the purchase if they chose exercise that right at the end of the lease. This five story midrise is right next door to the Valley Ho and allows you to use their pool, room service, valet and concierge. The building itself is more suburban than urban but does … (0 comments)

lofts: Portland 2: not quite understanding your market. - 03/28/08 03:51 AM
I visited Portland 2, a new project by upstart Odyssey Homes at 6th St and Portland. The design is a four story sudo-modern row-home. The exterior is out of place with mismatched bright colors, architectural features that leaves you questioning the thought and layout that is at odds with it's historic neighbors. The interior layout is vertical and quite nice. Meeting with the sales team and one of the developers was less than helpful. I was met with not much interest or knowledge of the product itself by both which is disappointing. I'm a truly believer in downtown Phoenix and I'm … (2 comments)

lofts: Scottsdale Canel project adds to downtown Scottsdale's boom. - 03/25/08 07:28 AM
Scottsdale Canal Development, a Scottsdale partnership, is planning the 72-foot-tall Solis Scottsdale Hotel & Residences about two blocks east of Scottsdale Fashion Square. The project, originally labeled the Waterview at Scottsdale, will include 240 hotel rooms, a spa, shops and 165 residences. It is part of $1.5 billion in downtown redevelopment projects - completed or under way - since 2003. That includes mid-rise condominiums and the seven-story W Scottsdale Hotel, which is set to open in late May. In all, there are nearly $3.3 billion in public and private improvements either done in the past five years, in progress or planned … (1 comments)

lofts: Mini core proposed at 7th St and Indian School. - 03/25/08 07:24 AM
With the success of the unique stretch of retail stores along 7th Ave and Indian School (Melrose), developers are eyeing 7th St and Indian School for a similar style of development. Currently there is a large, 28,000 sq. ft. retail space being converted into small, individual shops to support local entrepreneurs and shop keepers. Urban Dencity, a Scottsdale developer is looking at developing two luxury loft developments: Forma and Soliel in this area. Many people believe that this corridor could be a very important district in the coming years. M. … (0 comments)

lofts: Hayden Flour Mill project presented today! - 03/25/08 07:17 AM
Avenue Communities (Centerpoint) will be unveiling it's latest version of their exciting new project, Hayden Flour Mill today at a press conference. The existing structure will be used as the core (silos and elevator) and 'wrapped' with loft condos, a boutique hotel and retail. The city of Tempe seems to be very excited about this project given it's historical significance and location. I wish Avenue all the best in this most admirable venture! M.

lofts: Artisan Village: A good urban project. - 03/13/08 06:34 AM
Most people who are looking at urban real estate in Phoenix are familiar with Artisan Homes. Artisan was the first urban developer in early 2000 to address the unique needs of people who didn't want to live in the suburbs. Projects such as Artisan Lofts on Osborn, Artisan Parkview, Artisan Lofts on Central, Artisan Commons and now Artisan Village. Perfectly located in the Roosevelt Arts District, moderately priced, adequately designed and finished. Artisan Village is one of the better thought out projects with retail, green belt park, dog walk, large pool all within steps of the downtown core. Also each home … (5 comments)

lofts: Tempe Urban Living: A great urban project in Tempe. - 03/11/08 05:14 AM
Urban life in Tempe has really taken hold these last few years. The city of Tempe has dedicated resources and money to help harness and sculpt the unique qualities of downtown Tempe. Just a few blocks away from Mill Avenue lies Tempe Urban Living. A small modern infill project that utilizes it's location and good design to create one of the better projects in Tempe. From rooftop balconies to expansive space, Tempe Urban Living has created a very unique, small modern project that fits nicely into the neighborhood west of Mill Ave. Lastly, there is incredible value here. Pricing, style and … (0 comments)

lofts: Distressed lofts in Phoenix. - 03/06/08 04:36 AM
I'm getting a few inquiries for distressed or foreclosed lofts in Phoenix. This can be somewhat of an illusion. Foreclosure does not guarantee a 'good deal'. It also leaves the buyer exposed since their are no warranties made and is sold 'as-is'. Also there are allot more requirements of the buyer (see your real estate professional for more details). Lastly, a distressed property in say a high-rise may be a falling knife. There are probably more properties that are distressed in that high-rise which may pull property vales down even further. With that said, if your looking for value in urban and … (1 comments)

lofts: First Fridays and urban life in Phoenix. - 03/06/08 04:28 AM
The city of Phoenix is looking to enforce licensing of vendors who sell their 'wares' during the monthly First Fridays event in the Roosevelt Arts District. I think this is an eventuality of such event. As the loft owners and gallery owners try and keep the focus of the event, small entrepreneurs have seen this as an opportunity to get their stuff 'out there'. They have set up shop on every piece of concrete or dirt along Roosevelt. This has grown to a critical mass and I do think it's a good idea for a small fee to be paid to … (4 comments)

lofts: Financing urban properties in Phoenix. - 03/05/08 07:37 AM
Current economic conditions have created a more diligent and healthier lending environment which will add stability in the housing market. The days of poor credit, no documentation and zero funds down are gone (and good ridden's). Today buyers need to work with both their real estate professional and their lending professional to make the best and most informed decisions when purchasing real estate. This puts the focus back on the industry professionals and will cause attrition in the real estate and financial industry to the benefit of the buyer. In the long run, it's much better for the health of the … (0 comments)

lofts: Green development in Phoenix. - 02/28/08 02:15 AM
There is quite a buzz around the term 'green' but yet there really is no common standard (other than LEED) on what defines green. The are quite a few modern developments in Phoenix that highlight green aspects of their project but yet the project isn't really green. Galleries at Turney in the Biltmore area of Phoenix is one such project that earns the right to market itself as green. Until we have a standard for products and services I think people will try and benefit from the term green without doing the work. Be wary of projects that market themselves as … (1 comments)

lofts: Urban high rise projects on hold in Phoenix, Tempe and Scottsdale. - 02/28/08 01:58 AM
There has been a few articles and rumor chatter lately about a couple of projects that may be on hold, reconfigured or possibly scrapped. I'm somewhat surprised at the reaction of urban developers, builders, land owners, Realtors and the general public as being surprised or overly concerned. The high rise craze in Phoenix, Tempe and Scottsdale was obviously ahead of demand and build-out of infrastructure in certain areas. Phoenix is really the only city to take an overall approach to growth with public and private initiatives working together. Tempe and Scottsdale are adding high density residential without allot of new public initiatives … (0 comments)

lofts: Great food in an urban setting-Phoenix. - 02/26/08 04:01 AM
There are so many great eating spots in downtown Phoenix that most people do not know about. This is one of the cool things about Phoenix. You need to search for it's unique style and when you find it (because it's there) you'll love it and be very surprised. Unlike other major cities, Phoenix has not developed districts with their own personal charm in the past. This is changing but it also means once you find your new spot, it will feel like your own little secret. It won't be over run with people trying to be trendy. M. … (1 comments)

lofts: ASU in Downtown Phoenix is a reality. - 02/26/08 03:54 AM
Driving in downtown Phoenix has improved since major construction on light rail has been completed and allowed for easy driving tours (which I do all the time). Amongst the high-rise and loft projects in downtown Phoenix, ASU has sprouted a very unique urban campus. Currently the School of Communication, Nursing and the administration and dormitory buildings are in full swing of construction and looking amazing. ASU has done a fantastic job of understanding what type of architecture would add to the look of the city. The buildings are also signs of urban growth. They bring a highly skilled labor force into … (0 comments)

lofts: Biltmore Developments are becoming quite unique. - 02/14/08 02:55 AM
If you have had the opportunity to see the new projects in the 25th Street and Campbell area, you've obviously realized that the area is really expressing some new designs. From brownstones to eco-friendly modern projects, the biltmore area is starting to create it's own little identity usually reserved for large homes. These can be seen at http://www.phoenixurbanliving.com/f-dash.asp?Page=128756.html or a good specific example at http://www.weknowurban.com/highrise-loft-buildings/Phoenix/Brownstones_at_Biltmore.html. This will hopefully create an electic and diverse community that will help the area become more appealing to all. M. … (0 comments)

lofts: Urban health? - 02/12/08 04:50 AM
This is an absolutely an unscientific observation I have had since I began representing urban real estate. I have found in my experience that overall the urban buyer 'seems' to have a healthier lifestyle than suburbanites. I believe this is due to a more active lifestyle which includes venturing out more often (usually on foot or bike),eating freshly prepared foods at locally owned restaurants, more jogging and biking, etc.. I have noticed over the years that the buyers and sellers appreciate and active and full social life that includes exercise, arts, music, sports and most importantly other people. M. … (0 comments)

lofts: Portland Place in downtown Phoenix. - 02/12/08 03:41 AM
Portland Place in downtown Phoenix is one of the best planned, designed and executed projects in downtown Phoenix. It's large apartment style lofts, location to historic neighborhoods, mid-rise subtle design makes it winning combination. The first phase is completed with the possibility of two more phases (10 story and 12 story). I do believe Crescent Communities (the developer) is evaluating the market right now and has tentatively/quietly put the next two phases on hold for now. Check it out when you get the chance. http://www.phoenixurbanliving.com/f-dash.asp?Page=128749.html  M. … (0 comments)
