There are lots of deals right now in Mobile County on new brick homes.  We are talking about three or four bedroom homes.  Wonderful features are available such as two car garage, hardwood, granite in the kitchen, trey ceilings, recessed lighting, covered patio, stainless steel appliances, landscaping and sod plus lots more. 
Several good builders offer these homes for $1000 total money in the game. Payments start under $900 per month which includes taxes and insurance.  West Mobile, Semmes, Theodore, and Saraland neighborhoods to choose from.  Coast Guard folks get special treatment.  I love referrals from other Realtors! Ever wish you could just sneak out of town when the weather is terrible?  I have found a place in South America where the highes are around 70 degrees  and the lows are around 50 degrees year round.  The best fruit, flowers, and trees you could ever find.  Beautiful scenary.  Located in a town of 300,000 with art, museums,  theatre, and music.  People are so friendly.  They use American dollars as their currency.  A maid costs $150 per month.  A pretty apartment costs $200 to $300 per month. 
Think you might want to retire?  Even better!  Lots of benefits for Seniors.

Baby Boomers are starting to reach retirement age.  The oldest Boomers are now about 66 years old and the youngest are about 50.  As this group continues to move into the retirement age range, we will see a lot of money being made selling homes to them. 
The niche that is being overlooked is downsizing for average income folks.  Homes are needed that can accommodate this aging "egg in the snake" segment of our society.  Let's consider what is missing as far as housing choices for this group.

We have lots of homes in Mobile County that qualify for the USDA loan program.  In case you have been in your cave for a few years, the USDA program is a no down payment, no PMI program with FHA guarantees.  It is available in areas outside the USDA circle drawn around metro areas.  The USDA areas are "roughly" like the areas which are not inside the city limit lines.  However, ask me for an up-to-date look at any house you believe would qualify.

We have found that the vast majority of home buyers go first to the Internet.  Even loyal clients of real estate agents go there first to find out about the price and availability of homes.  So if you are not on the Internet, you should be.  For Sale By Owners find themselves at a disadvantage since they can not easily make a web page with only their home on it.  Sites with lots of other homes requires that someone look through many other choices before they decide on yours.
