alpharetta homes for sale: Is Now a Good Time to Move? - 09/17/20 09:20 AM
Is Now a Good Time to Move?

Question?  How long have you lived in your home? If it’s been a while, you might be thinking about moving. Downsizing or getting a larger home - according to the latest Profile of Home Buyers and Sellers by the National Association of Realtors (NAR), in 2019, homeowners were living in their homes for an average of 10 years. That’s a long time to be in one place, considering the average length of time homeowners used to stay put hovered closer to 6 years.
With today’s changing homebuyer needs, especially given how the current health crisis has altered our daily lifestyles, … (2 comments)

alpharetta homes for sale: Rent Vs. Own - Cumming Real Estate Agent gives his opinion - 07/26/13 06:59 AM
Today I helped a buyer put a home under contract - he is paying around 105K and is putting down 5% and his monthly payment on his home will be around $675 compared to rent of $1200 per month for a 2 bedroom apartment in Cumming.  Not only does he get any appreciation on the home but he also gets to deduct a significant portion of his monthly payment.
If you rent a home or apartment in Cumming, Alpharetta or Suwanee and want to know the beneifits of owning a home versus renting a home, or if you want to buy … (3 comments)

alpharetta homes for sale: Real estate market in Alpharetta Ga - 07/17/13 04:51 AM
June was a very good month in real estate in Alpharetta and today I just read an article on Home Builders Confidence hitting a 7 year high - that is based on motivated buyers coming into their homes.  I just came from a closing where I had a buyer purchase an Ashton Woods Home - they got a great deal and Ashton woods was great to work with.
Here is the article on the Home builders confidence levels:

alpharetta homes for sale: Forsyth County Agent Needs Homes to Sell - 02/13/13 02:58 AM
Wow!  What a difference a year can make!  I have been selling real estate for around 10 years and we have now hit the lowest inventory levels in years!  We used to average 13,000 to 14,000 just in Gwinnett County at any given time....we are lower than 1,900 right now! (single family detached per FMLS listing service).  Forsyth and North Fulton Counties also need more homes to sell.  Our buyers are getting frustrated at the low inventory and multiple offers this market is causing.  If you or a friend or family member have been thinking about selling...please let me know!  We can at least look at … (0 comments)

alpharetta homes for sale: Homes sales seem to be on uptrend - 03/20/12 12:51 AM
RIS media reports the following:
February homes sales were 8.7% higher than the previous February and that is the eighth straight month that has happened.  What I am seeing right now is more buyer traffic but with less inventory to show them.  The amount of inventory on the market decreased for the 20th straight month and is approximatley 22% lower than a year ago.
All of these are positive signs.  The wildcard in a recovery will be foreclosures.  As long as they continue at the pace set in 2011 many postential sellers will decide not to list their homes and that … (0 comments)

alpharetta homes for sale: Selling homes in Alpharetta - the role pricing plays - 01/24/12 07:41 AM
I am boxing up last years files and ran accross a listing appointment I went on in June.  During my listing presentation the Seller said they were going to list with me once they did some work on the home.  I was surprised when the next week their home was listed with a different agent.  I called the seller and asked (very nicely) why they listed with that agent.  They said he told them he could get them more money than I said I could get them.  I asked them if he had different comps than me and the seller said no, … (1 comments)

alpharetta homes for sale: ReaL Estate Report for Alpharetta - 01/05/12 09:07 AM
I am a firm believer that the real estate market is nothing more than supply and demand.  When the demand for homes goes down because buyers can not get financing, then the the months supply of homes goes up because less people can purchase the homes on the market.  I just checked the Alpharetta months supply of homes on the market at the end of January (primarily North Fulton areas 13 & 14) and the months supply of homes is at 6 months - around 5 - 6 months is considered a stable market.  I think once the supply of homes … (2 comments)

alpharetta homes for sale: Remax real estate market report - Cumming Real Estate - 06/23/11 01:58 AM
Here is a great quote from the Remax National market report, "Home sales activity appears to be coming back in line with the seasonal trends we would expect to see this time of year," said RE/MAX CEO Margaret Kelly."It's a very good sign that prices are starting to rise on a monthly basis. This may indicate that we've turned the corner and are headed in a positive direction."
I am seeing more real estate activity in Cumming, Suwanee and Alpahretta also.  I have been showing a lot of homes in the last month so hopefully we have hit the bottom and … (2 comments)

alpharetta homes for sale: Atlanta real estate market - thoughts for North Atlanta Real Estate - 03/04/11 07:47 AM
On 2/27/11 the Wall Street journal posted and article calle "Why 2011 May Be the End of the Housing Crash".  Simon Constable wrote the article and explained how rising affordability of housing will be a key to a turnaround.  Here are some quotes I really liked from the article: "Housing is the most affordable it has been in decades". "Pricing is down so much in some markets that when you analyze renting versus owning it makes much more sense to own". "Home prices may be approaching their post-crash bottom" "Another sign the market is nearing a bottom: Investors have started to … (0 comments)

alpharetta homes for sale: Short Sales in Alpharetta - 12/21/10 08:30 AM
This past Saturday I went on two listing appointments and the difference between the two communities was amazing.  One community was in Grayson - part of Gwinnett county.  In that community every home that has sold in the last six months or was currently listed was a short sale or a foreclosure.  Needless to say when the potential Seller saw what their home was worth they realized they would not be moving - They paid about $260K for their home about 4 years ago and today they would sell for around $185K - and that was the top of the range.  … (2 comments)

alpharetta homes for sale: Homes priced right & in good condition sell - even in todays market - 12/16/10 03:29 AM
I have a group of buyers that fell in love with a home that just came on the market.  When looking at the home even at the lising price it seemed like a very good deal.  We made an offer on the home that was about 90% of the list price - no surprise the seller said no thank you.  My buyer decided to wait until January to see if the Seller would be more motivated - well today I received an email from the buyer saying they no longer see the home as active in their buyers gateway.  It went under … (3 comments)

alpharetta homes for sale: Alpharetta Real Estate, Cumming Real Estate & Suwannee Real Estate - - 04/05/10 05:33 AM
One major factor in determining the affordablility of a home is interest rates - so I watch rates closely.  Even with rates below 5% the market has struggled.  Recently, I have been very busy in the Suwannee, Alpharetta and Cumming Real Estate Markets - so the market has picked up considerably - currently I (please note I did not say we) have 5 homes under contract - I believe the expiration of the tax credits is driving this market though.
From an interest rate perspective, we had strong employment data and the end of the Fed's MBS purchase program were seem to … (0 comments)

alpharetta homes for sale: Alpharetta Real Estate market is getting stronger - 08/12/09 08:23 AM
I just called to see if I can show a home tomorrow in the Tuxford Subdivision in Alpharetta only to find out it just went under contract - it looked like a great home.  This has caused me to reflect on several homes in the past week that either I have written offers on or tried to show that also have gone under contract.  For Example:
7555 Golden Sands in Forstyth County - last week my buyer made an offer and the home received multiple offers - we are awaiting banks decision 5614 Brendlynn Dr in Suwanee (Gwinnett County) - in the … (0 comments)

alpharetta homes for sale: One Reason I love living in Cumming Ga - 07/23/09 11:46 AM
In Cumming there are lots of things to do - particularly if you like being outdoors.  Today, I went to my garden and picked 19 tomatoes, 4 squash, about 20 okra, one bell pepper and two zucinni (both were to large so I had to put them in the compost) - this time of the year when we get rain I really like having fresh vegetable in the home.  The tomatoes at dinner time are amazing and having a bell pepper fresh off the bush and into an omelet is a great taste.
As an agent, I also really like giving away … (0 comments)

alpharetta homes for sale: Selling homes in Alpharetta - 10/15/08 03:12 AM
In showing homes the past week I am happy to see other agents out showing homes - we currently have 3 homes under contact and I am planning on writing anohter offer tomorrow night.  It looks like things could be loking up.  Homes that are priced right & good show well are selling.  I am amazed at the number of vacant homes that are not being cleaned, or have the A/C off.
With everything going on with the stock market I am glad to see some people are buying homes.  If you are considering selling your home - call me -I … (0 comments)

alpharetta homes for sale: What Value does an Agent Provide a Buyer - 08/14/08 05:14 AM
Yesterday I went on a listing appointment with someone I met off a sign call.  She needs to Sell her home in Alpharetta to purchase something a little smaller and closer to work - in researching her home she purchased the home a little over two years ago.
As we walked through the home it is beautiful, well staged and the interior was well maintained.  After the tour we discussed the value of her home at which time I told her it looks to me like you have siding that is part of the class action lawsuits from the Mid 1990s … (0 comments)
