Today I helped a buyer put a home under contract - he is paying around 105K and is putting down 5% and his monthly payment on his home will be around $675 compared to rent of $1200 per month for a 2 bedroom apartment in Cumming.  Not only does he get any appreciation on the home but he also gets to deduct a significant portion of his monthly payment.

I just checked and the foreclosures/short sales in February 2012 and 2013 were as follows:

As the job market improves and as the value of homes increase we will see the number and % of distressed sale going down.  This is bad news for investors but great news for homeowners.

Wow!  What a difference a year can make!  I have been selling real estate for around 10 years and we have now hit the lowest inventory levels in years!  We used to average 13,000 to 14,000 just in Gwinnett County at any given time....we are lower than 1,900 right now! cumming homes for sale: Selling a home in Alpharetta - 08/28/12 03:30 AM
Today the Case-Shiller index reports home prices have risen for the second month in a row - which is great news.  The report discusses  a "glut" of shadow inventory.  As a Realtor that sells homes in Cumming, Alpharetta and Suwanee - if the banks are holding back homes in these areas I wish they would release them - our inventory levels are way down - the lowest I have seen in the past 9+ years.  The FMLS reports the inventory in Atlanta is around 20,000 homes, well down from the peak of $58K a couple years back.

At the end of December there was a six month supply of homes for sale in Cumming.  That amount of inventory is a market in equilibrium - it will be interesting to watch over the next 3 months as the inventory level rises.  I have two homes I am getting ready to list.  As long as sales increase the anticipated 4-5% and the amount of foreclosures on the market does not increase significantly I think 2012 will be a good year.

I watch the stats that are produced by the FMLS each month.  One item I have noticed in this market is the expectation sellers have compared to where homes are selling for.  In Cumming (Forsyth County), During 2010 the average listing price for a home was $343,223 and 5,386 homes were listed for sale in Cumming.  During 2010 a total of 2,171 homes sold and the average sales price was $277,645.
The average Sales price is 80.9% of what the average list price - that may explaine why so few homes sold.

I watch the number of distressed sales in my market place pretty closely - it gives me an idea of how the market is doing from a Sellers prespective.  It is a huge advantage when representing buyers also. 
In December 2010 there were 123 sales that took place in Cumming, with 45 of those sales being "distressed properties" (i.e. short sale, foreclosures, bank owned and Gov't owned Homes).  The 36.6% is a significant number.  Our FMLS just started tracking these stats so I will be interesting to watch the trend.

In Cumming there are lots of things to do - particularly if you like being outdoors.  Today, I went to my garden and picked 19 tomatoes, 4 squash, about 20 okra, one bell pepper and two zucinni (both were to large so I had to put them in the compost) - this time of the year when we get rain I really like having fresh vegetable in the home.  The tomatoes at dinner time are amazing and having a bell pepper fresh off the bush and into an omelet is a great taste.
