Here are some thoughts on selling a home in todays market: 1. Realize most buyers are looking for great deals - I work with a lot of buyers and most want an outstanding price and in great condition. I watch the stats that are produced by the FMLS each month. One item I have noticed in this market is the expectation sellers have compared to where homes are selling for. In Cumming (Forsyth County), During 2010 the average listing price for a home was $343,223 and 5,386 homes were listed for sale in Cumming. During 2010 a total of 2,171 homes sold and the average sales price was $277,645. The average Sales price is 80.9% of what the average list price - that may explaine why so few homes sold. I have a group of buyers that fell in love with a home that just came on the market. When looking at the home even at the lising price it seemed like a very good deal. We made an offer on the home that was about 90% of the list price - no surprise the seller said no thank you. My buyer decided to wait until January to see if the Seller would be more motivated - well today I received an email from the buyer saying they no longer see the home as active in their buyers gateway. I am encouraged by what Iread today in the AJC - yes I maybe the last person that still reads the newspaper. Today the AJC reported "Recovery Gets a Boost" with 4 areas of the economy showing signs of strengthening - they are manufacturing, auto sales, the stock market and jobs - yes I said jobs. ADP reported the private sector produced 93K in November. The economy needs to produce around 150K per month to keep up with the growth in population - but gaining 93K is better than losing jobs. The A/P reported today that the Pending Homes Sales index increased for the 5th consecutive month - this is a very good sign on a national level. The last time the index increased for 5 consecutive months was in 2003. Now I will talk about what I see as an agent as I show homes for sale in Alpharetta, Cumming and Suwanee Ga. In Cumming there are lots of things to do - particularly if you like being outdoors. Today, I went to my garden and picked 19 tomatoes, 4 squash, about 20 okra, one bell pepper and two zucinni (both were to large so I had to put them in the compost) - this time of the year when we get rain I really like having fresh vegetable in the home. Early yesterday I received an email from a lender saying rates dropped to 6%, which I thought was good news, by the end of the day the 30 year fixed rate had dropped to 5.5% - this is very good news. Rates are one of the most important factors in determining the affordability of a home - a 1/2 point drop can equate to a over a $100 per month drop in a house payment - that is big. Some good news on the real estate front is that consumers seem to be feeling better about the economy, which will definitely help the real estate markets throughout the country. Looks like gas prices falling have a large part to do this consumer sentiment.
