I have been showing homes in Alpharetta for the past week or so and have noticed a trend the last two days.  Yesterday I called to set up 9 showings and 3 of them were under contract.  Today I called to set up showings and 5 out of 10 were under contract.  I am amazed at how little good inventory is on the market .  I think we are seeing the 20-60-20 rule.  There is 20% of the homes as soon as they are listed sell quickly - they are priced right and show very well. Here is my observation about the Cumming Real Estate Market based on todays showings.  This week my buyer emailed me 12 homes she wanted to see this weekend.  For Saturday showings I call on Friday to make the appointments - out of the 12 homes 5 went under contract and 1 was taken off the market (Seller filed for Bankruptcy).  These are homes priced at 200K and below.

Over the last 4 years homes sold in January all all of Forsyth County Ga were as follows:
2008 -109  2009- 85  2010-101  2011 -106

Last week I read in the Atlanta Journal that nationwide 83% of the homes sold were priced at $250K and below, while 50% of the homes sold were priced at $125K and below.  The effects of the first time home buyers tax credits effect has been incredible.
In Forsyth county Ga I have helped many people purchase homes, and the number of first time home buyers in Cumming Ga is different than the National Average.

As a real estate agent that services Johns Creek, Alpharetta, Cumming and Suwanee Ga, I am often asked for good places to eat.  Today I found a new place that I plan on returning to often.

Certainly right now the housing market is pretty tough from a sellers prespective.  I think right now steps are being take that will really benefit sellers into 2009.  These are a few positive signs I see:
1.  I see the FEDs action bringing down mortgage rates considerably.  Yes, we have already seen rates drop into the low 5s, but I think they can go lower.  The Fed said it would purchase up to 500 billion in mortgage securities from Fannie and Freddie - this has already started the rate decline because it frees up capital for the banks to lend.  Lawrence … (0 comments)

Forbes magazine (as reported by the Atlanta Journal) ranked the top 10 places to retire in America and Atlanta is in that top 10.  This is no surprise to me because of Atlanta's quality of life, the cost of living and the number of great neighborhoods.
I have been amazed that Forsyth county has not become more of a retirement community - it has the lowest tax rates in the state, plus once you turn 65 the "school' part of your property tax is dropped making the property tax rate even lower.  With Lake Lanier and the North Ga mountains close … (0 comments)

Some good news on the real estate front is that consumers seem to be feeling better about the economy, which will definitely help the real estate markets throughout the country.  Looks like gas prices falling have a large part to do this consumer sentiment.  
The Conference Board, which is a private research group, reported Tuesday that its consumer confidence index rose to 56.9, an increase from 51.9 in July (revised) - which is the largest gain since August 2006, and is ahead of the 53 expected by the economists surveyed by Thomson/IFR.  This is also the second month in a row this index has increased, after … (0 comments)
