Today, Case Shiller, who tracks real estate activity accross the USA, reported a second consecutive month of increase in prices for the 10- and 20-City Composites.  I believe the Atlanta market will improve as the US market improves so I am glad to see this.  For the Atlanta market to improve the #1 issue at this time is jobs - and getting the state and Atlanta's unemployment rate down.  Once that happens consumer confidence will rise and people will buy homes.

This past weekend I showed 16 homes to two different sets of buyers.  Originally, I called to show 21 homes, 2 were under contract and two were withdrawn and 1 was appointment only and the agent never called me back.
Of the 16 homes I showed 1 home owner called me and asked my how motivated my Buyer was.  When I told her my buyers want to close on a home buy mid April (to claim the first time home buyers tax credit) and that their lease was up in May.  I told her I knew my buyers would not buy her home … (1 comments)

Last week I read in the Atlanta Journal that nationwide 83% of the homes sold were priced at $250K and below, while 50% of the homes sold were priced at $125K and below.  The effects of the first time home buyers tax credits effect has been incredible.
In North Fulton (Primarily Alpharetta and Roswell) County Ga I have helped many people purchase homes, and the number of first time home buyers in Alpharetta & Roswell Ga is different than the National Average.

lds agents: First Time Home Buyer in Alpharetta, Cumming or Roswell - 08/11/09 12:52 PM
If you are a first time home buyer, or know someone that is considering buying a home and they have not owned a home for the past 3 years, remember that the $8,000 federal tax credit expires on 11/30/09.  We still have time but find homes and get them closed but do not let that date sneak up on you.

lds agents: Cumming Real Estate Update - 07/25/09 03:17 PM
Today I showed 15 homes to 3 separate buyers - on top of that I had four sign calls - today was a very good day.  The national Association of Realtors reported this week that we had a 3 month in a row of increased sales activity & increases in the average sales prices and I am thinking that is bringing some of the buyers back out. 
Of the 15 homes I showed 7 were vacant - that number is lower than it has been - and the number of foreclosures and short sales were down to 3 - that is … (2 comments)

lds agents: Forbes says Atlanta is a great place to retire!! - 11/13/08 08:10 AM
Forbes magazine (as reported by the Atlanta Journal) ranked the top 10 places to retire in America and Atlanta is in that top 10.  This is no surprise to me because of Atlanta's quality of life, the cost of living and the number of great neighborhoods.
I have been amazed that Forsyth county has not become more of a retirement community - it has the lowest tax rates in the state, plus once you turn 65 the "school' part of your property tax is dropped making the property tax rate even lower.  With Lake Lanier and the North Ga mountains close … (0 comments)
