Today I helped a buyer put a home under contract - he is paying around 105K and is putting down 5% and his monthly payment on his home will be around $675 compared to rent of $1200 per month for a 2 bedroom apartment in Cumming.  Not only does he get any appreciation on the home but he also gets to deduct a significant portion of his monthly payment.

June was a very good month in real estate in Alpharetta and today I just read an article on Home Builders Confidence hitting a 7 year high - that is based on motivated buyers coming into their homes.  I just came from a closing where I had a buyer purchase an Ashton Woods Home - they got a great deal and Ashton woods was great to work with.

moving to alpharetta: Selling a home in Alpharetta - 08/28/12 03:30 AM
Today the Case-Shiller index reports home prices have risen for the second month in a row - which is great news.  The report discusses  a "glut" of shadow inventory.  As a Realtor that sells homes in Cumming, Alpharetta and Suwanee - if the banks are holding back homes in these areas I wish they would release them - our inventory levels are way down - the lowest I have seen in the past 9+ years.  The FMLS reports the inventory in Atlanta is around 20,000 homes, well down from the peak of $58K a couple years back.

Today, Case Shiller, who tracks real estate activity accross the USA, reported a second consecutive month of increase in prices for the 10- and 20-City Composites.  I believe the Atlanta market will improve as the US market improves so I am glad to see this.  For the Atlanta market to improve the #1 issue at this time is jobs - and getting the state and Atlanta's unemployment rate down.  Once that happens consumer confidence will rise and people will buy homes.

Last week I read in the Atlanta Journal that nationwide 83% of the homes sold were priced at $250K and below, while 50% of the homes sold were priced at $125K and below.  The effects of the first time home buyers tax credits effect has been incredible.
In North Fulton (Primarily Alpharetta and Roswell) County Ga I have helped many people purchase homes, and the number of first time home buyers in Alpharetta & Roswell Ga is different than the National Average.

One way to judge how the market is performing is to look at the number of homes under contract at the end of the month in relation to the inventory levels - the higher the percentage the quicker the inventory is turning over.  The chart below shows Cumming (areas 221,222,& 223 in the FMLS) or Forsyth County Ga.

As a real estate agent that services Johns Creek, Alpharetta, Cumming and Suwanee Ga, I am often asked for good places to eat.  Today I found a new place that I plan on returning to often.
For lunch today I ate as Sushi City located at 5805 State Bridge Rd, Duluth Ga.  It was amazing.  For $10 it was an all you can eat Sushi buffet that I highly recommend.  For lunch $10 is a lot, but for the amount of Sushi it was amazing.  There was a whole line of Sushi and as I kept eating unagi they kept bringing more … (0 comments)
