There certainly are "ups and downs" in this business and if you're around long enough you'll experience most of them.
I recently had an agent take buyers through one of my listings and in my conversation with here there appeared to be some interest on the part of her buyers.  This certainly excited me and it also generated some excitement on the part of my seller.
Our hopes for getting a sale increased with this news and we did everything possible to make it convenient for the agent to show the home a second and third time to her clients.

We all go after expired listings when a home has failed to sell during a previous listing period.  There are a number of reasons why a home will not sell and some of them are listed below:

The frequency and quality of your communication with sellers is important.  We often communicate by phone calls, mailings, and periodic meetings.  All of these are important methods for keeping your seller informed as to the progress of their listing and providing them with feedback from potential buyers and buyer agents that go through their home.
 But what about internet activity?  We often tell them that over 78% of consumers today search the Internet for homes and often are more informed on the buying process. How do we communicate the level of Internet activity related to their home?

sellers: REOs… A Diamond in the Rough… or a Nightmare! - 07/21/08 04:53 AM
I am told by some lenders that the "new frontier" is nestled in REO properties.  They say that foreclosure rates have opened a huge inventory in this sector and as a Realtor I should get more involved with them.
 I've researched this topic and have found it difficult to break in and get access to REO properties.  Of course, there are sites out there that will gladly give me REO leads... for a price (and whether I get them or not.. and whether I sell them or not).  At this point, I don't know how agents get them... but I'm still … (0 comments)
