Why in the world would a landowner hire a land agent when doing a deal with a neighbor or adjoining owner? That seems like the most slam dunk deal that any landowner could find himself in. Let’s address a few of the reasons why this can be a good idea.

Residential and Commercial Realtors, do you know where to do an online search for rural properties in your area? If you just said your MLS, and you limit your search to only what is found there, then you are probably missing out on a significant number of land listings. Many times brokers will advertise their properties in the MLS if they are members of a local association, but have you ever noticed that many rural areas do not have an association of Realtors close by, or it is not feasible for a land company to join two or three associations.
