real estate: How To Prepare Your Home For A Winter Snow Storm - 01/20/16 03:35 AM
With a potentially record breaking winter snow storm on it's way it would probably be a wise decision to put some preparation in place in case the storm turns out to be serious (and no, I'm not talking about running through the aisles of the grocery store to fight for the last gallon of milk). This is about preparing your home beyond the obvious shovel and salt routine that you're used to. If the weatherman is right (and they're NEVER wrong.....) then we could end up with a foot or more of snow, so here's a few ideas to help you … (2 comments)

real estate: Why This Hot Real Estate Market Won't Last Long - 03/06/15 01:24 AM
Let's face it, it's a good time to be selling a home right now. If nobody has mentioned it, the real estate market in the DC metro area is HOT!
It's hard not to be excited about buying a home right now, particularly with loans closing around 3.25%, and mortgage insurance premiums on FHA loans have dropped significantly.
Here's the history of FHA MIP, from 2008 to early-2015:
Prior to January 2008 : 0.50% annual MIP plus 1.50% upfront MIP October 2008 : 0.55% annual MIP plus 1.75% upfront MIP April 2010 : 0.55% annual MIP plus 2.25% upfront MIP October 2010 : 0.90% annual … (0 comments)

real estate: Underground Home in Clinton, MD is an Incredible Opportunity! - 03/06/15 01:07 AM

The opportunity to own a home like this comes along once in a lifetime.  8305 Poplar Hill Dr in Clinton, MD is a truly rare find; a 3 bed, 2 bath, colonial brick facade disguises a luxurious 3,300 s.f. underground home, built with efficiency in mind and designed by architect Dale Percy and Formworks Construction.
With utility bills that currently average $150.00/month thanks to the natural insulation of an underground home, adapting this property to live completely "off-grid" would be remarkably simple, and the 1.3 acres of land on which the house is situated creates a serene escape … (3 comments)

If your employer was offering a 15% pay raise for you to get a tattoo of the company logo would you do it? Well, an NYC Realtor is doing just that. After an employee went on his own and got the company's logo tattooed on him, the owner of the company decided to give the option to all of his employees for a 15% pay increase.
It is completely up to the employee if they want it or not and there are no size or placement restrictions.
Some employees chose to get large tattoos on their arms while other chose small … (0 comments)

real estate: 35,000 Reasons to do a Short Sale - 08/10/12 01:59 AM
Thinking About A Short Sale? How Does $35,000 Sound? That's a lot of cash. For one of my clients who sold his house as a short sale in Maryland last month, that's exactly how much Chase Mortgage gave him. Why don't more people know this is possible? Odds are good that their Realtor isn't even aware! A few short years ago getting any proceeds from a short sale was harder than winning an Olympic gold medal, but then the government released the Home Affordable Foreclosure Alternatives (HAFA) program, and suddenly homeowners were seeing up to $6,000in proceeds from their lender in … (1 comments)

Charles County, Maryland home owners may finally have some good news!
Good News #1 - Active Listing Volume Has Fallen There are less homes for sale in Charles County. A lot less. 12 months ago we had 991 homes on the market. Today that number is only 731, the lowest it's been in 5 years! Less homes for sake means less choices for buyers, but a better opportunity for sellers to be able to actually sell their home. If the inventory in Charles County, Maryland falls to around 600 homes active on the market we should start to see sales … (0 comments)

real estate: The Problem With Building a Detached Garage - 02/01/12 12:36 AM
I've been planning to build a detached garage for some time now. It was on my list of things I wanted when I bought a house last year, but unfortunately it wasn't meant to be. I know own a beautiful house, but I have no garage.
The lack of a garage is a pretty serious issue, for me at least. Not having one is simply not a long term option as far as I'm concerned. With that being said, I'm now in the process of getting permits pulled to build one(I'm less than thrilled, but what can you do?). With the … (4 comments)

real estate: Why Didn't The Appraisal Meet The Sales Price? - 12/08/11 03:03 AM
Getting a bad appraisal hurts. When an appraisal comes in below the agreed sales price, it can throw an entire contract right out the window. It doesn't necessarily have to happen that way, but it is a distinct possibility. First, let's look at the "WHY" when it comes to an appraisal. A low appraisal means one of two things:
Your house isn't worth the contract price due to other recent sales in your area that were lower than yours. The appraiser made a mistake. You can always request a review of the appraisal if you think the appraiser made a mistake, … (2 comments)

real estate: A Word In Defense of Florida Rooms - 11/29/11 11:06 AM
Are Florida rooms really that bad?
A Realtor in Arizona, Elizabeth Newlin, recently wrote a howling criticism of Florida rooms called "A Bitch Slap Regarding Arizona Rooms", and I feel compelled to write a rebuttal to her commentary, because it's obvious that she just doesn't "get it".
It's probably not her fault; after all she calls these sunny, enclosed spaces "Arizona Rooms", as if Arizona was the place that invented such spaces. Unfortunately, they're an east coast creation, and her literary barbs are slightly mis-directed.
Out in Maryland we know of these home spaces as "Florida Rooms", and rightfully so. I … (3 comments)

real estate: Can A Foreclosure Settlement Be Delayed By The Bank Indefinitely? - 11/21/11 06:59 AM
I'm in the midst of an unfortunate (but not entirely uncommon) situation with a bank owned foreclosure in Southern Maryland, and I thought it might be useful to share it with you. I'm in the process of buying a bank owned foreclosure (REO) that I went under contract on at the beginning of October. I was scheduled to go to settlement on November 4th. As of November 18th, I still do not have possession of the house.
I got through the loan process just fine, my lender has me fully approved and ready to go to settlement. The reason we haven't … (0 comments)

real estate: More New Home Growth Approved for St. Charles, MD - 09/23/11 04:42 AM
St. Charles has been growing for years. In fact, there are currently about 50,000 residents in the area, so what's a few thousand more? The Charles County Planning Commission sat down Monday night and approved a preliminary plan to build (another) new subdivision in St. Charles called Gleneagles South.
So how many homes will this new community create? Almost 850! The preliminary plan shows 647 single family homes and 200 town homes, all planned to be located near White Plains regional golf course.
Hang on, I know what you're thinking: "Waldorf doesn't need more houses!"
Yes, I know, you're absolutely right.
