The latest Pending Home Sales Index from the National Association of Realtors showed promising results this month, with pending sales in upward movement. This is the highest point seen since April of 2010, when buyers took advantage of the first time home-buyer tax credit. Lawrence Yun, NAR chief economist, said this is a hopeful indicator going into the spring home-buying season. “Given more favorable housing market conditions, the trend in contract activity implies we are on track for a more meaningful sales gain this year. In Freddie Mac’s results of its Primary Mortgage Market Survey®, the average fixed mortgage rates remained largely unchanged and near their record lows helping to keep housing affordability high for those borrowers who are in the market. The 30-year fixed dipped to 3.99 percent, and at 3.27 percent, the 15-year fixed averaged just slightly above its all-time low of 3.26 percent on October 6, 2011. How to buy a home after a short sale……can it really be done?The answer is yes (and it depends). The short answer (pun intended) is that you CAN buy after a short sale. However, if you missed payments prior to the short sale you are out of luck. It seems that the short sale itself isn’t the end of the world (according the current lending standards). Missing payments prior to the short sale is what hurts your credit… We were forced to do a short sale with our home due to a huge salary cut. Our credit rating beforehand was great, (1 comments)
