The appraiser will try and arrive at the market value of the "subject property" from three different angles. Usually a rebuild and replace method (cost approach), sometimes from an income approach and usually in residential real estate from a market comparison approach. You will hear the term "comparable sales" which is used in the market comparison approach. Why do I say appraisals are subjective? One of my listings just appraised low (first time in years). Proposition 60 was passed to give a property tax break to home owners 55 and over. Currently home owners who bought years ago and have a low tax base can sell and purchase a new property and transfer over the tax base. However you must purchase a replacement property at the same value or lower value than the one that you sell.
