Where is the OC housing market going?It is still a great time to buy and take advantage of low-interest rates. FHA is about 4% and conventional about 4.5%. Rates are heading up. It is also a great time to sell because we could be at peak pricing again. 
 
I have seen this before.This market is bolstered by low-interest rates and low inventory. This is a national phenomenon. Empty nesters with locked in low-interest rates are opting to stay put. However, I am seeing more job-related moves as the economy improves.

Real estate appraisers have a difficult job for sure. The appraiser will try and arrive at the market value of the "subject property" from three different angles. Usually a rebuild and replace method (cost approach), sometimes from an income approach and usually in residential real estate from a market comparison approach. You will hear the term "comparable sales" which is used in the market comparison approach.
Why do I say appraisals are subjective?

Don't get me wrong, CA proposition 60 is a fantastic law. Proposition 60 was passed to give a property tax break to home owners 55 and over. Currently home owners who bought years ago and have a low tax base can sell and purchase a new property and transfer over the tax base.
However you must purchase a replacement property at the same value or lower value than the one that you sell.
