buying a condohotel in daytona beach: Simple Lesson In Insurance - 07/08/10 03:06 PM
On June 30, my client closed on a 2 bdr/2 bath absolutely stunning unit on the 24th floor of ocean Walk Wyndham Resort. The minute I received the executed HUD from out-of-town Title Company, I scanned and e-mailed it to the Resort and asked them to expedite putting the unit into rental pool. The unit was an REO and was not on rental for a long time.
I then received the e-mail from the Manager, forwarded the requirements to the new owner, waited till he got the Insurance policy for the unit (Liability & Content), and on Friday afternoon I met … (11 comments)

buying a condohotel in daytona beach: Timing is the Key When Looking for Good Deals - 04/07/10 08:48 AM
Even though this is about Daytona area, and only Beachside, I think it is true to many other areas. Buyers find us on the Internet, and then they check the properties and the major parameter is the price. The less, the better...
Any time when Buyers are thinking of living in the unit year round or simply not rent out, I suggest considering residential condos as first choice. It is a principle of using a car to drive and a plane to fly. The fact that your car has enough horsepower for a small plane is not a good reason to … (6 comments)

buying a condohotel in daytona beach: Stopping The Foreclosure Auction Is Like Stopping the Locomotive. Need Time To Apply Breaks - 03/25/10 12:24 PM
Stopping the foreclosure Auction is like Stopping the Locomotive. Need Time To Apply Breaks
On Tuesday I was checking foreclosure auctions at the court house scheduled for March 26. And I see 2 units coming in Plaza Resort & Spa, Daytona's premier condo-hotel. One is listed for just under $100K.
I spoke to the investor, who can move very fast. He said he would buy. I know the agent, so I am calling her. Does she know that the unit is for the auction? Yep. It is actually not any longer for the auction. She bought it.
Wow, something new for me, buying a short … (2 comments)

buying a condohotel in daytona beach: A Study In Foreclosure Science - 03/06/10 09:32 AM
Lately I have been frequenting our county court in Deland, Volusia county seat, trying to understand the science of buying foreclosure.I must admit that this is a fascinating class to be enrolled into even if only as a spectator.
The most interesting foreclosure (from the point of view of investment) was a 2/2 unit in Ocean Walk Wyndham Resort in the North Tower. Ocean Walk Resort is by far the best condo-hotel in the area.
The Lender, as usual, bid $100. The next bid came at $125,001, which made me think that the minimum set by the Lender was $125,000. Then the bids started … (10 comments)

buying a condohotel in daytona beach: I Am The Owner. And Who The Heck Are You? - 03/06/10 07:42 AM
Can the owner of a condo be forced to sleep on the beach? No? You sure? Let's see... Ownership gives you the most of the rights you can get. What can be more than "I am the owner?". But we never get absolute rights. Even as owners, there are things that we can do and there are things that we can't do.
It is important to understand it, especially in condo-hotels. Because your rights as an owner of a house  would be different from the rights of the owner in deed restricted communities (with HOA), and different in a residential (apartment) condo, … (0 comments)

buying a condohotel in daytona beach: Oceanside Inn in Daytona Beach Shores. Market Snapshot - 02/26/10 12:39 AM
Oceanside Inn in Daytona Beach Shores is one of the best condo-hotel resorts in the area. I wanted to write "affordable", but today there is no strict distinction, as you can find deals with similar prices in those, which were considered expensive just a few years ago, like The Plaza Resort & Spa.
The resort is a combination of pretty good physical shape, not the worst condo-owners association (which is a compliment), and one of the best rental management (which is not an exaggeration), and just the amenities that are needed but not a huge and unjustifiable burden on the owners.

buying a condohotel in daytona beach: What to Ask If You Do Not Want To Buy a Condo or Condo-Hotel. - 02/21/10 03:32 PM
We advertise condos and condo-hotels. Prices are sometimes simply ridiculous. I do not know how somebody up north can seriously take ads like "$35K oceanview studio in the oceanfront resort".
So we get a fair share of calls. And so often the first and only question is "What is the monthly maintenance fee". And when I answer that it is $300, the next question is "A month?". That makes me think that they are calling from a third world country, where you can live on $4 a day.
Condo-hotel monthly maintenance in Daytona Beach area is different from residential condos, and coverswater, electricity, cable, … (2 comments)

Buying A Condo-Hotel In Daytona Beach Area. Will I Get Screwed?
I recently interviewed James Dion (Buying a Condo-Hotel in Daytona Beach Area. Interview With GM), the GM at Oceanside Inn in Daytona Beach Shores. I still get questions about it, so I went to James again, and since I am in the same building with him (we opened our branch office in the lobby of Oceanside Inn) it is very easy to do. I asked him to explain how the rotation works. He invited me behind his desk, put his best business look on the face, typed something on the keyboard, so that I could see … (8 comments)

buying a condohotel in daytona beach: Fountain Beach Resort, A Condo-Hotel in the heart of Daytona Beach - 12/07/09 09:36 AM
FOUNTAIN BEACH RESORT
Fountain Beach Resort is a condo-hotel in the heart of Daytona Beachside. 149-room hotel was converted to a condo-hotel in 1998-1999. The hayday came in spring 2004 and the prices started going up at accellerated pace and from low to high $30s reached $70s-$80s by the time Hurricane Charley hit Daytona Beach in August 2004.
Charley was the most destructive from 4 major Hurricanes, which affected our area, but it was the first, the fastest, and it did not kill our spirit. It actually pumped the adrenaline. We were writing a contract next day after Hurricane Charley.
The roads … (6 comments)

buying a condohotel in daytona beach: In The Buyers Shoes... Does It Feel Too Tight? - 11/15/09 06:33 AM
Do we know how to put ourselves in buyer's shoes? Do we understand how out-of-state or out-of-the-country customers feel when we are showing them properties?
Imagine coming to Daytona Beach area with its 23 miles of white sandy beaches, hundreds of condominium buildings dotting Beachside - this narrow Barrier island between the Atlantic Ocean and the Intracoastal. There are 775 condo units just on the Beachside on the market today.
What do our customers need the most in the market with thousands of available Daytona Beachside condos screaming "Buy me"?
384 Two-bedroom / Two baths units, and 287 of those condos are either oceanfront or oceanview units - … (13 comments)

buying a condohotel in daytona beach: Buying a Condo-Hotel in Daytona Beach. Pros & Cons may Be Same - 11/14/09 04:38 PM
I was showing condo-hotel units in Daytona Beach in the Plaza Resort & Spa recently and my clients asked me:
- What is the worst thing about The Plaza Resort & Spa?
I thought for a moment and answered:
- The fact that the Condo Owners Association is controlled by the developer.
And then they asked me:
- What is the greatest thing about the Plaza Resort & Spa?
I thought for a moment and answered:
- The fact that the Condo Owners Association is controlled by the developer.
We started laughing simultaneously. It was funny.... and it was true.
So, why it … (4 comments)

buying a condohotel in daytona beach: Death of Real Estate of Unnatural Causes in Daytona Beach? - 11/08/09 04:36 PM
Death of Real Estate of Unnatural Causes in Daytona Beach?
Last week we closed on a condo-hotel studio unit in the Plaza Resort & Spa in Daytona Beach. This is  the second unit in Plaza Resort & Spa purchased by the same client. Same deal as last time: I have not met any of the participants. Yes, I have never seen my client. In that sense this is a deal of the future.
372 sq. ft. oceanview studio with great view of the Atlantic Ave, the city, and even some view of the Atlantic Ocean.
The studio unit was purchased after the conversion to condo-hotel … (14 comments)

buying a condohotel in daytona beach: What's Cooking in Ocean Walk - 11/08/09 03:59 PM
Life is always full of challenges, and when there are none, people create them. That seems to be the story of Ocean Walk Resort in Daytona Beach, the most luxurious condo-hotel/time share Wyndham Resort in the area.
Two Towers, south tower completed in 2001, and the North tower in 2004, this is the  only condo-hotel (resort) wich is not a conversion, meaning that it was built like that and not converted from older hotel, like all other condo-hotels in the area.
The South Tower has, I believe, 299 units, and 167 or 169 are owned by so called whole owners. The rest … (2 comments)

buying a condohotel in daytona beach: Buying a Condo-Hotel in Daytona Beach - 11/08/09 03:40 PM
It was Monday November 2. My telephone rang. Showing a Canadian number. The gentleman introduced himself and told me he read my blogs. Could I show them condo-hotel properties?
Of course.
We meet in our office. They pretty much know what they are looking for, but they are open to suggestions. They have a lot of questions, they want to know pros and cons of owning a condo-hotel.
Instead of steering them in one direction (You want condo-hotels? Here's what you should buy), I am trying to make sure this is what they will be happy with in couple of years. I am not the first … (4 comments)
