Oceanside Inn. Market Snapshot and some thoughts
I have written extensively about Oceanside Inn Condo-Hotel. I know this condo-hotel better than some others, as we have a unit here.
Today I want to look at the market there. What is available, what are the prices, what to expect…
AvailableThere are 10 condo-hotel units for sale in Oceanside Inn at this juncture. For a resort with 121 condos, it is a good number, just a notch higher than a healthy 7-8%.
Starting price is $50K. And this is a pleasant surprise. It is quite an increase. I bet owners feel better.

There was a time at Oceanside Inn, when they had quite a few owners defaulting on their payments, and the Association was in dire need of money to stay afloat.
I remember that we contacted those in default, offered to do short sales for them and sold quite a few units bringing new owners, who started paying Association dues, which helped the Association to go through this difficult time.
We have the same Board now. But then they were new directors, eager to make the resort better, to preserve and increase the values… Somehow it is very different now.

It is middle of November and quite time to revisit Fountain Beach Resort.
I was always fond of trying to find indirect indicators of the market condition for a property and wider local market, and I believe one of them is the ratio of units for sale to the total number of units (when talking about condos and condo-hotels).
I remember reading that 7% is this “healthy” number. For years watching condos in the area I use it and so far it gives you a pretty good idea of the market. If one condo-hotel has 15% and another has 4% of their units … (6 comments)

There was no Board meeting in Oceanside Inn in 2015 until a meeting in October. We are supposed to, but the one before was the annual meeting in December 2014.
There was a concern that yet another Special Assessment was looming, and the speculation/expectation that the Board was waiting for some definite numbers, which would be announced at the October meeting.
Turned out this was not the case. The Board mentioned another assessment in the future to deal with glass wall, but this was something we all know about.

The condo-hotel market in Daytona Beach area is pretty sluggish, but as the saying goes, some are more sluggish than the others.
These more sluggish than others seem to be The Plaza Resort & Spa, and Oceanside Inn.
For some reason, while we read in the newspaper that tourism is up, the County collects significantly more revenue in bed tax, these two condo-hotels are not doing great.

5.5-mile long Daytona Beach Shores has major condo concentration of condos out of all other municipalities comprising Greater Daytona Beach area. 64 condominiums on this narrow stretch of beachside. Yesterday I received a call from a condo-hotel owner, who has been fighting with the Condo-owners Association for years now. This year he plans on ousting one of the Board Members and becoming the Member of the Board of Directors.
What is the biggest change he would like to bring as a new Board Member if he wins?
He said it was to allow the owners rent long term and “do whatever they wanted”.
I disappointed him. I said that this was a very bad idea, and the consequences would be devastating.

How The Split Works?
The question was about Oceanside Inn, a condo-hotel in Daytona Beach Shores. Being a condo-hotel means that Front Desk is renting the condos when owners are not there, and then splits rental income.
The answer is simple: 10% of top goes to Credit Card operations, and Travel Agents’ commissions. The balance is split 50/50. Which means that out of $100 rental income the owner gets $45%
- So, what income can I expect?
- The correct answer is “I do not know”.

This time of the year watching numbers is a form of entertainment. I checked condo-hotels just before the new year, and there were 147 condo-hotel units for sale.
Checked today and there are 172 units for sale as of today. What a change.
But not anything really unusual.

This is the slowest time of the year, and we have yet another month and a half of it. The inventory goes up and no buyers, and then March comes and suddenly there is plenty of interest to condo-hotels, and the cheapest are sold in 2 weeks, and suddenly we have a … (46 comments)

There are 325 condominium buildings in greater Daytona Beach Area. Quite a number, isn’t it? But when was the first condo actually built in Daytona Beach? Did we have condos 100 years ago? No, we didn't.
First condominium buildings in Daytona Beach were:
Bellair Condos (1963),
Pendleton Club (opened doors June 15, 1963),
Landmark condominiums (June 30, 1963).

It is July, and  our seasonal fluctuation should have pushed us to the peak of the market. But I am not sure that for the last 2 years we are following this trend. It seems like market gets a jolt in March, but there is not enough steam and it dries out right when it is supposed to reach its peak...
Couple of weeks ago there were 159 units for sale. For 13 condo-hotels with 2,282* of rooms total, it is, probably, the lowest number since the crisis hit home. Percentage-wise is was, however, what is considered “healthy” – just tiny bit under 7% … (1 comments)

A customer liked this fully remodeled 2 bdr/2 baths condo in Oceans Seven Condominium in Daytona beach Shores, which my agent showed to her. She needs financing, and financing is not easy for condos, so I suggested he sends her the contact info for a mortgage broker, who is doing a stellar job and really knows condos in the area.

Often times condo rules do not allow MLS locks, and listing agents have to either provide keys or come and open the condos for showings.
This is the case for me with a beautiful two-bedroom/ two baths fully remodeled condo in Oceans Seven Condominiums in Daytona Beach Shores. 5-6 showings a week give me enough opportunity to watch buyers’ agents in action. We have a Closing for a condo-hotel studio on the beach scheduled for Thursday, and when I tell the Buyer that they would need to wire the money to the Closing Attorney, she said that she would bring a cashier’s check. And when I tell her that she would have to wire money, she is asking me why can’t she simply bring the cashier’s check? I ran into this while surfing through emails. It is by far not the only one. People (and agents) contact me about condo-hotels, and demand that I provide condo docs, minutes of the Board Meetings, financial statements of the Condo owners Association, their budget, proof of reserves... And when we do not volunteer all that without the accepted offer, they get upset. This one is is from the Buyer.

I wrote about Oceans Grand in Daytona Beach Shores about a month ago. At that time the lowest price for a 2 bedr/2 baths condo with den was $199,000 and I thought that this was probably the last time we saw anything in Oceans Grand for less than $200K.
It was snatched right away, but there is another $199,990 there, and after a unit for $260K went under contract in just couple of days, and we were late even to show it, it is surprising to say the least.

One of the nicest condos in Daytona Beach Shores is Bella Vista. I was showing a 3-bedroom unit there a couple of days ago, and could not resist the temptation to take the photo from the balcony.

Imagine living in this building, and getting in the morning the rising sun, and watch the ocean change as the sun goes up and then down. Never boring.
Always beautiful.
