I went to refresh my photos of Bellair Condos in Daytona Beach. I am sending photos and information to my Canadian buyer. Working with MLS, I noticed that the Listings were showing wide range of dates built. Weird for a single building.
Smiled and decided to check the Appraiser's website. I am thinking that the agent didn't check the Property appraiser's site, which is showing the date, and where i go to make sure I am correct.
So, I am there and... surprise-surprise... The County Property Appraiser's site is showing... 1973.

After the Thanksgiving dinner after my daughter with her family left, we got into our car and went to the Mall. Macy’s and some other stores were open from midnight, and we came closer to 1 AM.

Time from time I am visiting condominium buildings In Daytona Beach Shores, talking to the managers, getting updates so that I know my stuff. One of the standard questions is about pet policy.
Some condos have «No pets» policy even when you have a cat, or a bird, which do not require going out. They say birds can be noisy. Hmm, what about cats? Haven't seen a barking or screeching cat yet.... I guess if one hears the cat screaming, they better call the animal police, as it should be the case of abuse... But a policy is a policy.

Do you know this feeling that the property is not moving and the Sellers are frustrated and are not willing to reduce the listing price? In a situation like this I am telling my sellers that if they want to sell their Daytona Beach condo fast, I have an investor, but he will not pay more than $60K for this condo, listed for $79,900.

In Florida (and in Colorado) we are presumed acting as Transaction Brokers unless stated otherwise.
On AR I noticed the attitude that transactions brokers are sort of half-a$$ agents or brokers as we do not have to offer full fiduciary and that makes buyers we work with not clients but customers.
The belief that a piece of paper signed will make me half a$$ is very foreign to me. I am sure there are half-a$$ agents in any state. By the same token I am sure that there are good agents in Florida and Colorado.

It is July, and summer is in full force in Daytona Beach. You walk outside of your home or simply step out of the air-conditioned car and you feel this dense balmy hot and humid air. Humidity is somewhere 76%-86% and I am glad that I can hide from it on the beach, where the breeze cools temperature down and makes it comfortable.
