Here's the  update on Hawaiian Inn, old but very popular condo-hotel in Daytona Beach Shores.
The Property is undergoing the major renovation. This is the biggest job (and, accordingly, assessment), that you get when you are on the ocean. It involves concrete restoration, when the concrete on the balconies and on the walkways of the properties with outside corridor system is replaced.

A lady called me in the morning. She was calling about her mom, an older lady, who would love to live in a warmer climate closer to the ocean. They see the prices in the $30s in Hawaiian Inn, and they like the way the property looks, so they are interested.
Do you know that bad feeling, when people are looking for something, and they are genuinely interested, but you know already that they are not going to be happy there? I got it often. Today was not the exception.

A few days ago I was driving along Atlantic Ave back to my oceanfront office (our office is on the first floor of a condo-hotel), and I was lazily reading the signs.
It was the middle of a slow day, not much traffic if any at all, nice, sunny and deserted.  If you just drive along the ocean, you would not know which of the properties are hotels/resorts, and which are condo-hotels.

Started in South Florida in early 80s, the condo-hotel concept went into hibernation after the change in tax laws in 1986 and rebounded in the second half of 90s. In Daytona first condo-hotels started when owners of oceanfront properties (BTW, from South Florida) cold not sell them as hotels in the stagnant market (the today's is not the first in history), and found it much easier and more profitable to sell units to individual owners.

This is a property that I really like. There are valid reasons for that, but this is for another blog. We actively sell in this property. Last year all sales there were ours. Nobody sold anything there besides us (but some of the sales were not our listings). We sold a few this year as well.

Condo-Hotel Market is very strange. Presently there are 293 units for sale in Daytona Beach.

This number fluctuates from 292 to 308, so it is pretty stable for the last 10 months, when it dropped from over 350.
however the prices are surprising. Not that much that you can see starting prices from $39,750, which is reminiscent of 2002-2003, it is the price fall in certain properties that was not expected. take Hawaiian Inn. I live in Ponce Inlet, which is the southernmost tip of the Peninsula, and go to our office in the heart of Daytona Beach, and on 9.5-mile stretch between these two points is Daytona Beach Shores - the city with the logest shore line of all 7 municipalites comprising the Daytona Beach area.
For quite some time already there is a crew working on the sidewalks and right in the middle of the road. This is part of the $30 Million streetscape beautification project that affects 1 mile from Dunlawton Ave and Van Ave.
