This 191-room Condo-Hotel is a mile south off Rt.92 on Atlantic Ave. This direct Oceanfront Condo-Hotel was converted to condo-hotel from Days Inn hotel in 2003- 2004. This was the last condo-hotel conversion before the market went crazy.

I am warning you, this is upsetting. Very upsetting.
This happened not in the US, it happened in a relatively small Russian town of Kolchugino.
January 2, 2008 a 25-year old Aleksey Denisov was passing the monument to the WWII on his way home at 2 AM and he reprimanded a group of teenagers who were partying there and were drinking beer.
Teenagers attacked him, and after he was knocked unconscious to the ground, they took of his vest, boots, pulled him to the Eternal Fire and laid him face down on the burner. And they watched him being burned alive.

In may we got the news that after years of spending a lot of taxpayers money, Department of Justice settled with National Association of Realtors the case of how the Listing information is displayed on the Internet.
It is called a Settlement, but there is not guilt accepted, no money, so this is a very strange settlement. After years of arguing DOJ did not really got far.

The title got my attention (Are Short Sales worth the headaches? by Drew Burks) and I clicked in. There are many posts about Short sales and frustrations, and even the calls to ban them altogether.
But the I stumbled into the statement that literally shocked me. I left a frustrated comment and tried to move on. I couldn't. I did not get it out of my system, it keeps burning inside.

I have to admit that I always expect that the post I read and comment on would generate comments, and the flow of comments may become very interesting and some of the best post I read on AR were great because of them.
After commenting on a blog I would usually come later to see if there is progress, and whether there are interesting comments. Sometimes people comment more than once, as there is a genuine discussion, often unpredictable, and this makes it interesting.

This just over 200 room resort was built in 1965. Outdoor corridor system. Even thought the association was trying to keep up with the maintenance, the age takes its toll. Last year over 2 months the property could not take rentals because of the construction and maintenance issues. In January the resort was closed for rentals for a bit over 2 weeks.
As a result, the management company terminated their contract. The new management company is in place and is up and running.

Daytona Beach Resort is one of the largest condo-hotels in the area, if not the largest with its 322 studios and one-bedroom units.
Property that took the longest to convert. If I remember correctly, they started converting in 1999, and they still have a few dozen units unsold.
This is one of the nicest condo-hotels in appearance. Very nice and presentable.

As many others, I sometimes write for Localism. This is something that I expect the customers to read if they are looking for properties in the area. Listings and Market reports go into this category. I mark them as for Customers only and do not place them with any group. Straight to Localism.

People moving to Florida often complain that the taxes are high. At least the majority of them. Then there are always people who say it is low compared to their place, so we are not the cheapest, but not the most expensive.
However, we need to keep in mind that the State needs money and they get it one way or another. So, if something is much cheaper in other places, the State has the way to get that money imposing some other fees or taxes.

NAR claims it a victory. Yes, no money to be paid, no wrongdoing to accept.
A lot of brokers would not consider this a win. We are dreaming of the green pastures of the past. The past where we had the exclusive access to the information. Whether you consider this a victory or loss, this is history. Three years to decide how the information is presented on VOW sites, another 90 days to implement, and then what?
