We just finished remodeling another condo in Ormond Beach area. This time it is a 2-bedr/2 baths second floor unit in 106-unit Kingston Shores.
Built in 1973, Kingston Shores is the last property in Volusia County. The untouchable preserve runs for couple of miles between Kingston Shores and Flagler County. The complex of just over 100 units spans from the river (Intracoastal) on the West and the Ocean on the East.

A couple in their early retirement years leaves cold Michigan and moves to warm and welcoming Daytona Beach. They are downsizing, they sold their big home and bought a 2 bdr modest condo right on the beach, and they enjoy a nice ocean view from their balcony. The condo has “no pets” policy, and it is fine with the couple. They had dogs in their home in Michigan, but there was a large yard and dogs could roam it and they did not bother anybody. It is different in a smaller condo on the 17th floor.

With the market like this, we are used to see the signs "Auction" while driving along A1A. Never went to one, know that there isn't much success, as people are waiting, and the hype is simply not there.
I can only imagine auctions 4 years ago. I actually remember how we all went to Venetian Bay to make reservations for condos for our out-of-state buyers. The rules were strict and there were 5 of us, because you could not reserve more than one condo for your client.

By virtue of having my office in the Condo-Hotel, I am involved in them more than I would like it.
There are advantages of having the office in the condo-hotel and disadvantages. Advantage is that you are on the ocean. You can walk out of your office and enjoy the breeze, give rest to your eyes, just take a break and recoup. Of course, I do not do any of that, but isn't it this way in life: we are dying to have something, and then never use it. Knowing that I can go there any time, that;s what important. Just got the news that the most known former Soviet dissident, Nobel prize winner, writer Alexander Solzhenitsyn died in Russia at age 90 just several hours ago.
Solzhenitsyn had his first brush with the authorities when KGB reported him as critical of the regime, and Solzhenitsyn, an army officer, was arrested at the end of WWII and sent to GULAG camp for 8 years. When released, he worked as a teacher.

It is important to get the perspective on that condo-hotel market, and not go by the myths.

I am always stunned when people stumble into our office and tell us that they could buy a unit in the Fountain Beach Resort for $10K in 1990.
Guess what? They couldn't. The hotel was converted to condos in 1998-1999 and even at that time there were no sales for $10K. But we like to believe it. I have not yet met an old enough guy who would say that he got paid to buy one of those sometime in 1951 following that logic.
