We have an absolutely gorgeous two-bedroom condo in Wyndham Ocean Walk Resort in Daytona Beach.
The unit is on the 24th floor of the North Tower, and the panoramic vistas are magnificent (check a short YouTube video/slideshow below).
I received the call from the agent. He has a couple, who are here only for one day, and he wanted to show them the unit.

October is over and it is a good time to look at some numbers.
Fountain Beach Resort at 313 S Atlantic Avenue in Daytona Beach is a 148-room Daytona condo-hotel located in the heart of Daytona’s beachside, second building south from the intersection with the International Speedway Blvd.

Not the fanciest condo-hotel, but compared to other Daytona condo-hotels is in the middle of the list. Since the economy improved and there are more tourists in town, they are steadily in the black, even though their marketing effort is quite limited. This is primarily due to its envious location.

Oceanside Inn is a 191-unit condo-hotel in Daytona Beach Shores. It may not be the best condo-hotel in terms of occupancy or the amount of rentals – Ocean Walk and Plaza would beat Oceanside Inn, and, probably, Daytona Beach Resort & Conference Center might be the same or slightly ahead, but the reason I call it this way is because it has what a modest Daytona condo-hotel should have, and no fancy extras, which cost owners money, but hardly bring any income.

I was working on a transaction. A letter from the Board of Directors of condo owners association stated the need to replace an attached concrete garage, and that they were considering a Special Assessment of $250K to pay for it. Even though the Seller was to pay it, I informed the Buyer. He was surprised at the amount. He told me that it would probably cost at least $750K. But he was not an engineer… I called and was told that no, $250K should have been just fine.

It is July, and  our seasonal fluctuation should have pushed us to the peak of the market. But I am not sure that for the last 2 years we are following this trend. It seems like market gets a jolt in March, but there is not enough steam and it dries out right when it is supposed to reach its peak...
Couple of weeks ago there were 159 units for sale. For 13 condo-hotels with 2,282* of rooms total, it is, probably, the lowest number since the crisis hit home. Percentage-wise is was, however, what is considered “healthy” – just tiny bit under 7% … (1 comments)

What is happening in Hawaiian Inn? Checking MLS and it shows that there are 18 units for sale as of today, October 15, 2012. From $54,900 for 248-sf unit to a 674-sf one-bedroom unit for $159,900.

Inventory has been on the rise since March. But growing inventory in Hawaiian Inn has not yet resulted in lower asking prices. Daytona’s market is seasonal and it slows in winter, so it is quite possible we might see more units popping on the market, which may trigger some adjustment of the market, especially after the elections are over.

Time to visit Fountain Beach Resort in Daytona Beach. Looks like Fountain Beach Resort is more in line with a normal market tan many other condo-hotels and condos in the area. For a 148-room resort 11 units available for sale per our local MLS is a healthy number. Since August 15 to today there were 3 units sold. Sometime the real life stories beat any and every imagination.
The owner of 3 units in the  Fountain Beach Resort, a condo-hotel in Daytona Beach, was not paying Assocaition fees for quite some time. I thought he would sell his units, but he is a wheeler-dealer and always bought and sold himself, so I was sure he would do the same thing this time.  He would come to our office (and we are in this building), ask us about the market, what the units were going for, and then shake hands and walk away.
