daytona condohotels: Understanding Condo-Hotels In Daytona Beach. Condo-Hotels vs. Condos - 08/14/09 04:57 PM
Understanding Condo-Hotels in Daytona Beach. Condo-Hotels vs. Condos is the first post in a short series of blog posts. If you like the first one and want to read the rest of them, subscribe to the blog.
Condo-Hotels in Daytona Beach area have a high turnover. For several years every time someone walks in our office and asks us to sell their unit, I always ask why people are selling. Every time it is about "idiots on the Board", "stupid rules", etc. Never because the condition of the building. Not surprisingly, condo-hotels are so often misunderstood.
Legally condo-hotels are condominiums. Actually, the term "condo-hotels" is … (2 comments)

daytona condohotels: Plaza Resort & Spa in Daytona Beach. What Is The Worst Thing That May Happen To A Condo-Hotel - 05/12/09 05:55 PM
Plaza Resort & Spa in Daytona Beach is in the spotlight today. Prices are low, but people still keep asking this sacral question "What is the worst thing that may happen to a condo-hotel?"
I often think that if my buyers could buy a condo-hotel for only one dollar, they would still want to make sure that they can not lose.
Mentioning a dollar has reason. Because the answer really depends on what you paid for it.
Let us take Plaza Resort & Spa as the example. This is right now the only condo-hotel where there is a lot of activity because of … (7 comments)

daytona condohotels: HOW TO BUY A UNIT IN PLAZA RESORT & SPA IN DAYTONA BEACH. TALKING ABOUT VALUES - 05/12/09 02:39 PM
This is now a daily occurrence. I get e-mails or calls from people who are interested in Plaza Resort and Spa, a premier Daytona Beach condo-hotel. They are asking how to buy a unit in Plaza Resort & Spa in Daytona Beach. Lets start talking about values.
Prices start from high $40s, nice 4-star resort, and with prices like these it beats any other condo-hotel in the area.
The problem is that my callers think that these prices are the market values in Plaza, and nearly everyone thinks that in this market they can get things for half of the price.

daytona condohotels: Call Me If Something Pops Up - 05/10/09 06:21 PM
Got a call from a guy who read my blogs about Plaza Resort & Spa and found a listing on Realtor.com and wanted my opinion about the unit. One of the calls, where from the get go you know that the caller is not a buyer.
I think I told him everything I knew about Plaza, answered all the questions. The major point I was making was that if you want a exceptional value in Plaza, you need to be ready to move fast. The longer you hesitate, the less chance that you can get a unit, or get it for … (6 comments)

daytona condohotels: New Mercedes for $60. Only in Florida - 04/05/09 01:15 PM
Our office is in Fountain Beach Resort, which is a condo-hotel. On the Marquee sign we have one line. Today it ways "Condos fr $35K".
People walk into the office and ask us about these condos. We give them the printout, brochure, and take them to this  $34,900 (we shorten it on the sign) unit. A foreclosure unit, nothing wrong and nothing great about it, a decent size hotel room. Not rented because the lender / owner does not know that they can rent it.
When they come and ask about the condo, I often ask them what they are looking for. … (4 comments)

daytona condohotels: Plaza Resort & Spa in Daytona Beach...Why Is It So Expensive? Wrong Question... - 02/28/09 04:54 PM
I was showing units in Plaza Resort to a couple from New York. They are for a good investment, and it should be a nice place as the husband wants to use it to wow his suppliers and also use it to send employees as a reward.
I have already showed the units to him, and now he came with his lovely wife, so that the real boss could say "yes" or "no".
Prices in the Plaza Resort & Spa, one of the most luxurious condo-hotels range from $55K to $459K, where $459K is a dream price from 2005-2006 and $55K is … (8 comments)

Understanding Condo-Hotels. Part IUnderstanding Condo-Hotels. Part 2 Understanding Condo-Hotels. A Glimpse At History
A few days ago I was driving along Atlantic Ave back to my oceanfront office (our office is on the first floor of a condo-hotel), and I was lazily reading the signs.
It was the middle of a slow day, not much traffic if any at all, nice, sunny and deserted.  If you just drive along the ocean, you would not know which of the properties are hotels/resorts, and which are condo-hotels.
And it doesn't matter ... until you are buying there. So, I am driving and reading the marquee signs, … (3 comments)

daytona condohotels: Daytona Beach Condo-Hotels. Understanding The Concept - 01/26/09 03:20 PM
There are 14 Daytona Beach Condo-Hotels. Understanding the Concept guarantees that you are not confusing apples for oranges. Because condo-Hotel is a confusing concept. And like with everything we do not fully understand, we are not comfortable.
Legally, there is no such form of ownership as condo-hotel, they are condominiums. The term condo-hotel is only used to differentiate between the condominiums where you have rental restrictions and condo-hotels with nightly rents like in hotels. Hence the name.
As for the ownership, in condo-hotels, like in apartment condominiums, you own your unit PLUS an undivided interest in the common elements. And as in … (10 comments)

daytona condohotels: Oceanside Inn. Surprise, Surprise - 11/15/08 05:15 PM
Oceanside Inn 1909 S Atlantic Ave.Daytona Beach Shores, Fl 32118
This is a property that I really like. There are valid reasons for that, but this is for another blog. We actively sell in this property. Last year all sales there were ours. Nobody sold anything there besides us (but some of the sales were not our listings). We sold a few this year as well.
A few days ago I have received the e-mail from one of my clients, who bought a unit there with our help in spring this year. He forwarded me the e-mail from the management company. … (2 comments)

This is a 149-room resort with a restarant/bar, Tiki bar, outdoor non heated pool, and a miniature golf. Hurricanes of 2004 came in the middle of a price boom. The prices went to $120K for a studio, and the highest price paid for a 385 sf studio was $165,000.

Half of the complex is time share, and remaining units are wholly owned condo-hotels.

daytona condohotels: Hawaiian Inn. A condo-Hotel Market Snapshot - 08/12/08 04:35 PM
Hawaiian Inn Resort. 2301 S. Atlantic Ave., Daytona Beach Shores

I checked the prices in Hawaiian Inn and decided to show them to you. When you look at $48,888 (and this is not a city view unit), you know that something is definitely not right here. These are prices of 2000-2001, not 2008, even though we tend to think that the prices can't be any lower than they are.
So, it is either owners are plain crazy, or there is something we do not know  yet.
Smart thinking. This is the classic sign of a big assessment looming, actually already … (2 comments)
