I usually take my long walks on the beach in the evening, when the sun is low, and UV exposure is at a minimum. But today I went to the beach at 9 in the morning, as in the evening we are eating out with the family celebrating Mother’s Day.
The park in Daytona Beach Shores where I go was still not packed, and I had no problem parking the car.
The weather is what you can dream of: low 80s, slight ocean breeze, light clouds covering the sun to give rest to our skin…

So, what is happening on the condo market?
There are currently 27 condos for sale in Daytona Beach Shores, which are priced between $100K and $200K, 40 units priced between $200K and $300K, 13 condos priced between $300K and $400K, 1 between $400K and $500K, and 2 units are priced higher than $500K.

The smallest number is for one-bedroom condos: only 11 one-bedroom condos for sale in Daytona Beach Shores at this time. It is not that there is more demand for one-bedroom condos, than for 2- and 3- bedroom inits, it is because there are fewer one-bedroom condos in … (8 comments)

What does it really mean? How do you know that the price is right? Does it mean that it should be the lowest possible price?
Are you watching the media and are waiting for the signs of market coming back? Is the media the source of your confidence?
Because if yes, then you only see it when it is gone. That's when you have the statistical data that prices at certain time were lower than today.

The biggest “flaw” of the Real Estate market is that time and price are tighter than a great marriage. We want to buy today at yesterday’s price and we want to sell today at tomorrow’s price (or at any other time when the price was great). And we are never happy with today.

Take, for example, our area. Today on the stretch of Beachside covering Ponce Inlet, Daytona Beach Shores, Ormond Beach and Ormond-by-the-Sea there are 214 two-bedroom condos for sale on MLS. If my memory serves me well, there were just under 700 two-bedroom condos for sale 5 years ago, and only in Daytona Beach Shores, in the Oceans Complex alone we had 226 two-bedroom condos for sale at that time…

The e-mail I received was not from the buyer, it was from the vacation renter. On the Internet he found a deal directly from the owner for an oceanfront unit with a kitchen and only for $59 a night plus tax. What a deal.
However, he wanted somebody to confirm for him that it was a nice place, and in his search ran into me. He said I was a condo-hotel guru, so he wanted my opinion.

I went to refresh my photos of Bellair Condos in Daytona Beach. I am sending photos and information to my Canadian buyer. Working with MLS, I noticed that the Listings were showing wide range of dates built. Weird for a single building.
Smiled and decided to check the Appraiser's website. I am thinking that the agent didn't check the Property appraiser's site, which is showing the date, and where i go to make sure I am correct.
So, I am there and... surprise-surprise... The County Property Appraiser's site is showing... 1973.

It is not a surprise to receive inquiries about condos, which are both nice and very afordable. Honestly, it is more difficult than finding a luxury condo for a lot more money, there are simply way more options, and choices. That is why I am taking it seriously, and the best way to do it is when I try to put myself in the shoes of the buyers.

Sherwin Condominiums is a 20-story condo tower (no 13th floor), built in 1991. There are 125 units in atrium style building, so characteristic for Peck Development company.
Another feature, common for all Peck high-rise buildings is that the clubroom is on the penthouse level, and offers panoramic views of the ocean. Total number of units per floor is 7. 5 units are 2-bedr/2 baths, and two are 3-bdr/3 baths units.

Two-bedroom unit are 1,380 and 1,561 sq. ft. plus balcony. Three-bedroom units are 1,826 sq. ft.

I write mostly about Daytona Beach Shores, where I live. However, there are quite a few condos in the town next to Daytona Beach Shores going south.
It is Ponce Inlet, and because both Atlantic Ave. and Peninsula Drive end at the entrance to the Lighthouse Park and do not go south, this is the quietest place in theh the whole Daytona Beach area, with not a single hotel/motel and only a few businesses like marinas and waterfront resaurants on the Intracoastal.
Trully a quiet residential area, and the best beaches in the area.

Often times condo rules do not allow MLS locks, and listing agents have to either provide keys or come and open the condos for showings.
This is the case for me with a beautiful two-bedroom/ two baths fully remodeled condo in Oceans Seven Condominiums in Daytona Beach Shores. 5-6 showings a week give me enough opportunity to watch buyers’ agents in action. Oceans Grand is the last building in the Oceans complex, consisting of 15 condominium buildings. It was completed in 2006. 
21-story building, outdoor pool, large gym, saunas, steam room, game room, social room... 
The condominium building is in the middle of a golf course. It is a short walk to the Beach, to the Shopping Center anchored by Publix; Walgreens, Bank...

It is August, the hottest month in Daytona. Not that July is any cooler, and not that coming September is going to be any cooler, at least until the 30th of September… And no, I am not complaining. Looks like the majority of the country has or had much hotter time…  
Surprisingly, we experience what the lifeguard called “upwelling” and the water on Sunday was only 76F, cooler than what we had in May. By tis time we should be firmly in the 80s, but it is the Ocean and it is always full of surprises.

There are two seven-story cloverleaf-style towers with a circular multi-level garage in the center, allowing you to drive to your floor, and 4 residential wings.
