Marina Grande On The Halifax stands as a monument to unfortunate poor timing, coming to the market a little too late. Have they done it a year earlier, this would be a busy place, as once purchased, the units would be either owner, or tenant occupied.
Not now. People who did not agree to close, and instead reached the settlement and got their Earnest Money deposits back, or what was left after they paid their attorneys, So, as far as I heard, 89 people will not close as a result of settlement. We submitted an offer for a condo. Short sale. Asking price was $150K, my client wrote the offer for $136K, the Lender came back with $5K more than asking. The whole thing made my clients very uneasy, they thought that it was deceptive, wanted the answer in writing, thought that everyone was avoiding a paper trail.
The lender would not give this in writing, and as not the party to the transaction, they are not obligated (at least for now), they wanted that the Listing agent does it in writing, and, of course, the listing agent had no trouble to do it … (8 comments)

Marina Grande On The Halifax, a magnificent development that outpaced the local economy and overestimated the absorption capacity of our market, is standing gorgeously tall with its two 25-story towers.
As I wrote before, Boca Developers turned the property to Momentis Property Group, as the company buckled under the debt.

I remember when Boca Developers started marketing their exclusive 972-unit condo development Marina Grande on the Halifax, their sales people were absolutely confident in their company's financial strength to the point of being cocky .
Located on the west side of Intracoastal by Seabreeze bridge, it offered terrific vistas, and the lure of the luxury and comfort never seen before in the area dotted with small commercial, little cottages, mobile homes. The articles just published in our local News journal on February, February 25 FALLING HOUSE PRICES SEND SALES UPWARD and AREA HOME SALES CONTINUE TO CLIMB on Feb. 26 (BOTH BY BOB KOSLOW, BUSINESS WRITER) bring the long waited news to everyone of us.
According to the article, "falling home prices are starting to have a positive impact with another month of increased sales of existing houses in the Volusia-Flagler market".
The data shows that for single-family homes sold in January, the median price was $131,800 in the two-county area, which is down 26% from the same month last year.

I was showing units in luxury oceanfront new condominium buildings in Daytona Beach Shores. My client was thinking about upgrading from a not so luxury new direct oceanfront condo to a nicer and better built one. There is no doubt that the difference is obvious. The building, the amenities, the units, everything was there to impress. Unfortunately, along with the maintenance fee.
In Bella Vista it was $576 per month for a 3 bdr/3 baths unit, in Palma Bella - $625, in Ocean Villas it was just short of $700 a month. It is practically double from what they were initially just … (26 comments)

Gotta save somewhere. Gotta be prepared. Because they say it is crisis. Looks like we were preparing for this for a long time.
We share the same birthdate with my wife, and that's one party instead of too (LOL). That's a nice thing in itself.
In addition, we were smart enough (if we can take credit for that) to be born on the 1st of January, and combining 2 birthdays and a Holiday together feels like an unfair advantage.

I live in Ponce Inlet, which is the southernmost tip of the Peninsula, and go to our office in the heart of Daytona Beach, and on 9.5-mile stretch between these two points is Daytona Beach Shores - the city with the logest shore line of all 7 municipalites comprising the Daytona Beach area.
For quite some time already there is a crew working on the sidewalks and right in the middle of the road. This is part of the $30 Million streetscape beautification project that affects 1 mile from Dunlawton Ave and Van Ave.

Have you noticed lately that buyers start expecting that greedy developers, who "learned" their lesson, would now get real and start building luxury condos and homes at discounted realistic prices?
Buyers believe that those greedy developers would have no choice but to rush building new condos on the ocean and sell them at, what they call "realistic" prices.

Ocean Walk Resort consists of 2 towers. South tower is a 19-story tower with 1, 2 and few 3 bdr units. North tower is a 25-story tower with about 50 one-bedroom units and the rest are 2 bdr/2 bath units.
This is the only condo-hotel/time share built from the ground up. And this is without questions the best one.
Half of the complex is time share, and remaining units are wholly owned condo-hotels.

Our local newspaper - News-Journal - announced an new car show coming to Daytona Beach. Besides Tampa and Orlando (and 21 other shows all over the world), the show will be held in the Ocean Center from March 31 through April 7.
Good timing, as Bike Week runs the first 10 days of March, and Spring Break, that follows, is realtively slow, so a bit more activity on the beachside would be welcome by everyone.

Just got the news that the most known former Soviet dissident, Nobel prize winner, writer Alexander Solzhenitsyn died in Russia at age 90 just several hours ago.

The big race, Pepsi 400 is over, crazy traffic disappeared, hotels' employees are swamped with cleaning all those vacated units, stores are counting change...
Daytona is returning to normal summer vacation activities.
The event was badly needed, it helped local businesses, local vendors. For a monent we thought people will not come because of the gas prices, but hotels were all booked and some overbooked. People called to make last minute reservations and there were no rooms available.
This is very good news. The next big event is Biketoberfest coming in October, a 4 day event.
