daytona condos: Palma Bella Condominiums in Daytona Beach Shores - 11/19/09 03:20 PM
Palma Bella is one of the newest and finest condominiums in Daytona Beach Shores. Developer - Doug Cook - brought the sense of luxury that simply was not there. Not in the name, as we call luxury any Oceanfront Condo, and though the Ocean is definitely a luxury, the condos very often not.
Palma Bella is one of the five oceanfront condominium buildings comprising the Costa Bella collection in Daytona Beach Area. Out of 5 planned 3 have been completed: Marbella, Bella Vista and Palma Bella.
Palma Bella is a gorgeous building with very spacious three-bedroom and 3 baths units. Developer … (13 comments)

daytona condos: Understanding Condo-Hotels In Daytona Beach. Condo-Hotels vs. Condos. Management - 08/18/09 04:58 PM
Understanding Condo-Hotels In Daytona Beach. Condo-Hotels vs. Condos. Management is the third installment in the series about condo-hotels. Previous two were Understanding Condo-Hotels In Daytona Beach. Condo-Hotels vs. Condos and Understanding Condo-Hotels In Daytona Beach. Condo-Hotels vs. Condos. Safety of your Investment
Condo-Hotel management is confusing.
Condo management, even in the most expensive residential condominium projects, is relatively simple. They either hire a manager and maintenance people, or they hire a management company. Both scenarios proved to be working OK. Like everything else, it depends on the people in charge (The Board), and, unless their stars do not align, they do fine.
Condo-hotels … (3 comments)

daytona condos: Marina Grande on The Halifax, Daytona Beach. Another Month Past. - 06/06/09 06:39 PM
Marina Grande On The Halifax stands as a monument to unfortunate poor timing, coming to the market a little too late. Have they done it a year earlier, this would be a busy place, as once purchased, the units would be either owner, or tenant occupied.
Not now. People who did not agree to close, and instead reached the settlement and got their Earnest Money deposits back, or what was left after they paid their attorneys, So, as far as I heard, 89 people will not close as a result of settlement. Which leaves us with 55 people who bought units in … (15 comments)

daytona condos: If I Find It, I would Buy It Myself - 06/05/09 05:54 PM
We submitted an offer for a condo. Short sale. Asking price was $150K, my client wrote the offer for $136K, the Lender came back with $5K more than asking. The whole thing made my clients very uneasy, they thought that it was deceptive, wanted the answer in writing, thought that everyone was avoiding a paper trail.
The lender would not give this in writing, and as not the party to the transaction, they are not obligated (at least for now), they wanted that the Listing agent does it in writing, and, of course, the listing agent had no trouble to do it … (8 comments)

daytona condos: Marina Grande is Still On Hold - 05/03/09 06:19 PM
Marina Grande On The Halifax, a magnificent development that outpaced the local economy and overestimated the absorption capacity of our market, is standing gorgeously tall with its two 25-story towers.
As I wrote before, Boca Developers turned the property to Momentis Property Group, as the company buckled under the debt.
Timing was not perfect, and lawsuits from the Buyers, who were trying to get out and save their deposits hurt the developer. Tied in the court for practically a year, there were 89 cases. As I heard, the lawsuit is over, and people actually got their deposits back. It was a … (0 comments)

daytona condos: Evicted From Paradise - 03/14/09 10:34 AM
I wrote a blog If I Were John Rockefeller... and my neighbor and inquisitive mind Lisa Hill, a born Daytonian, left a comment, actually asked a question. I could answer "yes" or "no", but this was a question that I often ask myself. I started answering, and soon I saw that it was more that just a response to Lisa's comment.
In the time of skyrocketing prices, and the money available to any breathing soul, a lot of agents pushed a lot of clients, friends and relatives into the buying spree. It was especially vivid with new condo developments and residential single family … (7 comments)

daytona condos: If I Were John Rockefeller... - 03/13/09 11:12 AM
We are really in a market full of surprises.
I remember when Boca Developers started marketing their exclusive 972-unit condo development Marina Grande on the Halifax, their sales people were absolutely confident in their company's financial strength to the point of being cocky .
Located on the west side of Intracoastal by Seabreeze bridge, it offered terrific vistas, and the lure of the luxury and comfort never seen before in the area dotted with small commercial, little cottages, mobile homes. These 25 towers came from out of this world. They were supposed to represennt the best in living, a lifestyle destination, a catalyst for … (9 comments)

daytona condos: Buy One Home Or Condo, Get One Free. - 02/26/09 05:36 AM
The articles just published in our local News journal on February, February 25 FALLING HOUSE PRICES SEND SALES UPWARD and AREA HOME SALES CONTINUE TO CLIMB on Feb. 26 (BOTH BY BOB KOSLOW, BUSINESS WRITER) bring the long waited news to everyone of us.
According to the article, "falling home prices are starting to have a positive impact with another month of increased sales of existing houses in the Volusia-Flagler market".
The data shows that for single-family homes sold in January, the median price was $131,800 in the two-county area, which is down 26% from the same month last year.
Falling prices attracted buyers and reflected … (3 comments)

daytona condos: Silent Condo Killer - 02/21/09 01:48 PM
I was showing units in luxury oceanfront new condominium buildings in Daytona Beach Shores. My client was thinking about upgrading from a not so luxury new direct oceanfront condo to a nicer and better built one. There is no doubt that the difference is obvious. The building, the amenities, the units, everything was there to impress. Unfortunately, along with the maintenance fee.
In Bella Vista it was $576 per month for a 3 bdr/3 baths unit, in Palma Bella - $625, in Ocean Villas it was just short of $700 a month. It is practically double from what they were initially just … (26 comments)

daytona condos: Active Rainers in Times of Crisis - 01/01/09 05:11 PM

Gotta save somewhere. Gotta be prepared. Because they say it is crisis. Looks like we were preparing for this for a long time.
We share the same birthdate with my wife, and that's one party instead of too (LOL). That's a nice thing in itself.
In addition, we were smart enough (if we can take credit for that) to be born on the 1st of January, and combining 2 birthdays and a Holiday together feels like an unfair advantage.
Combining all this together makes it wonderful for us, family members, friends (and we had friends visiting from Connecticut), it is less taxing on … (5 comments)

daytona condos: Daytona Beach Shores. Streetscape Beautification Project - 10/25/08 04:07 PM
I live in Ponce Inlet, which is the southernmost tip of the Peninsula, and go to our office in the heart of Daytona Beach, and on 9.5-mile stretch between these two points is Daytona Beach Shores - the city with the logest shore line of all 7 municipalites comprising the Daytona Beach area.
For quite some time already there is a crew working on the sidewalks and right in the middle of the road. This is part of the $30 Million streetscape beautification project that affects 1 mile from Dunlawton Ave and Van Ave.
The project includes replacement of more than 300 light … (6 comments)

daytona condos: Busting a Myth Or Is This Christmas Already? - 10/16/08 06:42 PM
Have you noticed lately that buyers start expecting that greedy developers, who "learned" their lesson, would now get real and start building luxury condos and homes at discounted realistic prices?
Buyers believe that those greedy developers would have no choice but to rush building new condos on the ocean and sell them at, what they call "realistic" prices.
I love the term "realistic"prices so why don't we together try to calculate a "realistic price" for a condo in Daytona Beach area. Like many of you, I am not a developer and do not know all the costs to a penny, so we may come a … (2 comments)

Ocean Walk Resort consists of 2 towers. South tower is a 19-story tower with 1, 2 and few 3 bdr units. North tower is a 25-story tower with about 50 one-bedroom units and the rest are 2 bdr/2 bath units.

Half of the complex is time share, and remaining units are wholly owned condo-hotels.

daytona condos: More Business For Daytona Beach Is Good News - 08/07/08 05:40 PM
Our local newspaper - News-Journal - announced an new car show coming to Daytona Beach. Besides Tampa and Orlando (and 21 other shows all over the world), the show will be held in the Ocean Center from March 31 through April 7.
Good timing, as Bike Week runs the first 10 days of March, and Spring Break, that follows, is realtively slow, so a bit more activity on the beachside would be welcome by everyone.
With disappearance of BCR (Black College Reunion), that is not terribly missed, but which still left hotels and beachside stores struggling to survive, the new attraction … (6 comments)

daytona condos: The Death of a Dissident - 08/03/08 06:23 PM
Just got the news that the most known former Soviet dissident, Nobel prize winner, writer Alexander Solzhenitsyn died in Russia at age 90 just several hours ago.
Solzhenitsyn had his first brush with the authorities when KGB reported him as critical of the regime, and Solzhenitsyn, an army officer, was arrested at the end of WWII and sent to GULAG camp for 8 years. When released, he worked as a teacher.
In 1962 he published a small but extremely powerful novel "One day in life of Ivan Denisovich". It is showing one day of life of an ordinary man in the labor … (17 comments)

daytona condos: My Million Dollar Jackpot - 07/30/08 07:38 PM
17 years ago today after a 10- hour flight from Moscow, Boeing 747 (PanAm) has landed in New York at JFK. With $400 in our combined pockets, me, my wife, my son, who turned 19 that day, and our rebellious 17.5- y.o. daughter came to USA.
While waiting at immigration, we were trying to imagine our life in two years, in 3 years, in 5 years... All we knew was that we were in America and it was obviously a miracle that we made it here, that nobody stopped us and told us to get lost. We knew what we were … (33 comments)

daytona condos: Race is Over, Thanks for Business - 07/06/08 05:10 PM
The big race, Pepsi 400 is over, crazy traffic disappeared, hotels' employees are swamped with cleaning all those vacated units, stores are counting change...
Daytona is returning to normal summer vacation activities.
The event was badly needed, it helped local businesses, local vendors. For a monent we thought people will not come because of the gas prices, but hotels were all booked and some overbooked. People called to make last minute reservations and there were no rooms available.
This is very good news. The next big event is Biketoberfest coming in October, a 4 day event.
The real estate market in … (0 comments)
