My client, a couple from New York, is buying a condo. They liked the unit priced below any other one bdr. unit in the building. On a $230K unit we submit a $200K offer. They counter at $225K. We are trying to figure the trajectory, where we can get it. My guys would be happy to get for $210K, and ready to pay $215K. This is our goal, our magic number.
I am sure the agent representing the Sellers, does the same calculation, and I hope we have the same number in mind.

I got that Closing yesterday. A small restaurant, the deal was very simple. The Buyer was buying a company, he is from Canada and he is working on his L-1 visa, so he needs a company that was in business for some time.
The agent, who called me, was very knowledgeable, pleasure to work with. The Buyer is not a native Canadian, he speaks English pretty well, but is a bit confused by all the different terminology, transaction details, and business details. He was always accompanied by a young smiling guy, who was translating and explaining things to the Buyer.

I remember the times when if got the listing, you got the money. And it would only take very short time. There were a lot of agents with minimum skills, knowledge, demeanor... but it all didn't matter. THere was a lot of business, and not a lto of competition.
Times have changed dramatically. The epectation was that bad apples disappear, and good stay, and thus the level of professionalism would be higher...

Since Sunday the fires in Brevard County on the East Coast of Florida have destroyed about 20 homes and a lot of other homes damaged. Estimates are at $9.6 Mil. 15 sq. miles are scorched, I-95 closed causing major problems for cars and trucks, schools are closed.
Yes, nature has unpleasant surprised for us. But this time it was not nature. The police have arrested Brian Crowder after a resident saw him throwing a small object from a passing car causing a small fire. This small object was a Molotov cocktail. I am listening to Hillary Clinton addressing Jefferson Jackson Dinner, and I can believe what I hear. She claims that she will start bringing back the troops from Iraq within 60 days of her presidency.

I just turned off the TV after this incredible boxing match between veteran Oscar De La Hoya and Steve Forbes. Oscar added 39th victory to his impressive list. Yes, there were no knockdowns and knockouts, and this frustrated Oscar. But Steve Forbes has never been down during his 11-year long professional career. However, the score of 119-109, 119 -109 and 120-108 is more than convincing.
This was not a championship fight. As Oscar said, he is no champion of anything, he is a contender. If this is true, he is the most formidable contender you can imagine.

The article in our local newspaper News-Journal published the Report: Rev. Wright disinvited to B-CU graduation
Bethune-Cookman University, recently changed the name from Bethune-Cookman College is one of the first original black colleges.
Rev. Wright was invited to participate in this year's commencement, but the University changed their mind because of all the remarks Rev. Wright made and the speeches that followed
The University awarded Wright an honorary degree in 2002.
The University had actress Cicely Tyson and businessman Earl Graves at the graduation April 19.
As usual with the University, the do not comment on their decision.

I recently read a blog calling for using Common Sense. I commented, because certain statements were not making much sense at all.
I remembered about this Common Sense thing while driving from the showing. I veered from the Highway and picked a narrow road along the Intracoastal. Homes on the right side, and the river is on my left side. I enjoyed the view slowly (35 MPH limit) driving back to the office. The minute I crossed from Ormond Beach to Holly Hill the speed goes to 25 MPH. Nothing else is changed. Only the speed.

Going 236 miles in one direction to show homes in the area that we do not know? Yep, we showed homes in Boynton Beach, Boca Raton and Pompano Beach. We were so close to Miami...driving from Daytona Beach 234 miles just to see the first home.
I do not care if it looks crazy, but after 11 and a half hours behind the wheel, 509 miles and $90.88 on gas and $65 on food and water, and coming back home 10 min past Midnight - I have to justify it anyway. Even if I can't. I know what you may think, so THIS WAS NOT … (12 comments)

On the Blog Page there is a list of the most active cities. 4 out of 10 are in Florida. Guys, at 2:30 in Florida I have trouble making sure that it is 40%, and I have no clue how guys can be still writing and posting in the middle of the night.

Let me ask a rhetorical question. Does the public generally benefit from working with a good agent?
And the answer is YES!
Why is then the public often does not work with a good agent if there is a benefit? Is it because they do not know about the benefit? Not quite. They pretty much know. Sounds illogical, but, hey, people smoke knowing that this could expedite them to the grave and still smoke.

She is a Listing agent, and the Buyer terminates the contract due to inability to obtain a loan, however, turns out she lied on the Application. Now, the Buyer wants the Earnest Money Deposit back and the Seller does not want to release the deposit to a liar.
