I have known this guy for 5-6 years. He is a retired college professor. He and his wife have bought a unit in condo-hotel and live there since then.

Working with a client looking for a house on the Ormond beachside. Inventory is very low, in the under $200K price range there are few houses, and they do not sit long.
We narrowed to 3 houses. A $179,000 house is showing the just value in the county as $151K. The Buyers are making an offer, which is low, but they are open to a counter.

We are taking 2 days of our quite busy schedule to go south. There is Art Basel in Miami this weekend and this is a huge cultural annual event. We went there once for this event, but this was 4 years ago, so we are ready for a short fun and a long drive.
I had a warning from my car that there is a lamp malfunction. So, we are in the parking checking the lights and fluids before the drive to Miami.

Time flies.
It was not long ago that AR got its first millionaire (in AR points), and now we already have 20 members with more than 1,000,000 points. And the Olympus is going to be even more crowded in few months as there are 16 members with over 900,000 points, who are tirelessly climbing the steep slopes of AR Olympus.
Like in general economy, there are some signs of inflation, brought by incessant shower of challenges points, and by valuing logging in same as 4 bona fide comments.

Does anyone know what are the criteria, when choosing posts for feature on AR?
Does even AR know it? I really doubt it….
I practice reading featured posts time from time, and the idea behind it seems way more complicated than Google algorithm.
At least with Google you can figure what you need to do to be on page one, and there are some rules that we can understand, and follow.

Maybe it is because I lived in New York (N.E. Bronx, to be exact), or simply because New York can leave anybody indifferent, but I find Mitchell’s report fascinating.

A few days ago I ran into a rant about bad agents, which started with “I know I 'm good REALTOR” and a few sentences later “and I'm a real estate instructor myself!”
For someone, who 19 years in this business, and IS AN INSTRUCTOR using the term REALTOR as synonym of “agent” is wrong. But I did not write it to bash the broker, who wrote it. I am simply using this common (very common usage) for my own goals here.

Friday was just a regular day, but when the door opened and I saw the guest coming in, it was a surprise.
It was Mister A, the guy who owned Fountain Beach Resort in Daytona Beach, and who converted it to a condo-hotel in 1998-1999.

I am sitting in my office and the maintenance guy walks in and asks me where I can write him a list of countries in Africa. I start writing, but then ask him what he wants. After all according to different sources there are 47 to 54 countries, and I won't remember all of them...

Seagulls are as part of our gorgeous beach, as pelicans and crabs. They are always there, but I have rarely seen them fishing.
I have seen them fighting for fish, which ended up on the sand, sometimes I see them trying those crystal transparent jelly fish…
Sometimes, a beachgoer brings bread and start throwing breadcrumbs in to the air, and birds fly around, grabbing bread and fighting for the crumbs…

I am a big fan of walking barefoot on our gorgeous beach. Today it was a wonderful sunny day with 76F  and cooler water at 69F.
Sand is usually very clean. We very rarely see seaweeds, it is only after strong storms. However, the ocean was quite rough last week, and we got unusual amount of seaweed on our beach, and accompanying it poignant smell of iodine.

I know a guy, who exudes confidence with every breath he takes and every word he says. He is a chef.

Walking on the beach, I am fascinated by these large birds graciously grazing the sky above the ocean or over the Intracoastal. Pelicans usually fly in formations. You see them gliding and it is quite a sight…

And then they suddenly dive into the water to catch the fish…
Living in Florida, you learn not to swim when there you see pelicans actively fishing by the shoreline… It means that there is plenty of fish, and, most probably there are other efficient hunters in the water – sharks.

This is a very funny comment. Now I know that  cleanliness of our homes is part of electronics. Well, life is changing, and definitions are changing as well.

I know so many people with perfectly working computers. Does not matter whether PCs or Macs.

I am following Trip Advisor, a site where you can find information on local hotels, entertainment, restaurants… I read reviews and it is shocking when you read how great the hotel is, and then the next comment is saying that it was plain terrible. You look at the dates, and it is practically the same.
Same thing with restaurants. One is raving about food, service and ambience and the other is about disappointment, mediocre food and poor service…
