jon zolsky: Best Two-Bedr Daytona Condos for Under $100K - 12/14/12 10:56 AM
It is not a surprise to receive inquiries about condos, which are both nice and very afordable. Honestly, it is more difficult than finding a luxury condo for a lot more money, there are simply way more options, and choices. That is why I am taking it seriously, and the best way to do it is when I try to put myself in the shoes of the buyers.
It is not a science, and I simply picked those condos, that could make me happy. Hopefully, it could the same for my clients and customers.
Below is the short list on the best … (0 comments)

jon zolsky: What Would You Do If Money Was No Object? - 12/07/12 03:29 PM
Inspired by Christina Hood.
Watch this video and try to listen to the message. What if money was no object? It is a deep question, a tricky one. It is not about what if you get suddenly some lump sum. It is not about a vacation, cruise, staying at luxury hotels and having breakfast in bed… It is about what you would do if money was no object… What a scary question… We are spending our time making money to keep the roof over the head and put bread on the table. But if it is a given, what would we … (18 comments)

jon zolsky: … And A Lobster! - 12/06/12 12:19 PM
I finally “succumbed” to an AR meet-up. It was in Cocoa Beach, good 79 miles from me. Why Cocoa? Why not Orlando? Because Orlando has not hosted a meet up ever. I am puzzled why nobody hosted a meet-up in Orlando, with all active AR members in the area… But they don’t, so my choices are several hour drive to South Florida, or just an hour and 20 minutes to Cocoa Beach.
How the host Diana Zaccaro manages to do it in tiny Cocoa Beach was a burning question. So, my wife agreed to accompany me and we went. There are … (33 comments)

jon zolsky: And Then Came Mozart... - 12/05/12 03:58 PM

Last Saturday was a great evening of world-class boxing. Miguel Cotto and Austin Trout. In anticipation of the match my grandson, who likes watching boxing, too, asked me who would win, and was very surprised when I said it would be Austin Trout.
Cotto is such disciplined boxer-puncher and my grandson had him as favorite in the fight.
Austin Trout won the fight, and won easily, if this can be said about this sport.
I am not a boxing analyst and boy, how many times I was wrong. But there is a reason I bet on Austin Trout.

jon zolsky: Learning To Speak UP...Again - 11/27/12 11:59 AM
I truly believe that if we are OK with plagiarism on AR, then we should not be questioning why general public has a very low opinion about us. It is simple, if we are OK with others stealing before our eyes, we are OK with stealing, period.
But things are never black and white. There are services, where for a fee somebody would allow you to use the content that you did not write. After all, our President does not write much himself…
Legally you pay for the right to use the content as yours. I do not see anything wrong … (20 comments)

jon zolsky: You Bet There Is Turkey Run in Daytona Today - 11/24/12 11:49 AM

My phone rings, and a lady is asking whether there is Turkey Run event in Ormond Beach. Hmm, this is just another case of people Googling for information and then seeing my number, calling me without even checking the record on Google.
But yes, the event is here, however, she wants to know the time, and I am not quick to answer and she is surprised. Then I tell her that I am a real estate broker, and even though I am writing about these events time from time, I am not the official of the event.
It surprises her, … (8 comments)

jon zolsky: Do Agents Have Moms? - 11/16/12 01:28 PM

Carol Gundlach came up with the post Realtor® vs. Real Estate Agent - It should matter more than it does.  I liked Carol’s blog post a lot.
It is featured and there are comments from interesting to voodoo, but you can go and read it yourself…
Of course, our customers do not know the difference between agents and REALTORs, same as so many REALTORs, who seem to not know the difference, just read the blogs on Active Rain. How many times the word Realtor is used to describe Real Estate Agent? It is all over Active Rain, often even … (18 comments)

jon zolsky: How To Keep The Virginity - 11/15/12 12:55 PM
When I hear about the right of first refusal (also referred to as First right of refusal), I feel like I am back to medieval times. It sounds like right of the first night (jus primae noctis). But no, the right of first refusal I am talking about is not about taking the virginity, it is about taking, or the opportunity of taking, a house where tenants were granted this right, or a condo in those condominium buildings in Daytona, where the condo docs state that the members of the association have the right of first refusal.
So, how exactly do … (18 comments)

jon zolsky: EXPO at NAR Convention - 11/11/12 03:24 PM
On Saturday I went to Orlando for the EXPO. I know that it would be great to sign for the whole convention and spend time there, but I can’t force myself to do it, so I brave only for the EXPOs every time the convention is in Orlando.

I went to a Home Show in Orlando relatively recently, and though media touted it as a comeback, it was pitiful. There were more skin care products and other stuff unrelated to anything home, that it was pathetic.
I was a bit nervous going to NAR convention, as I was afraid to … (12 comments)

jon zolsky: When There Is Nothing To Say... - 11/05/12 10:32 PM

Watched TV last night and saw those last minute commercials by our current (still) President. Couldn’t believe what I heard.
I could understand if it were about hope, he is a master of it. But he was talking about the economy, what he achieved. He was talking about how the economy got better, and how we got better.
This was hilarious. It reminded me the Communist Party Congresses every 5 years back in the USSR. Things were rather miserable, but from the rostrum they were talking about great achievements and accomplishments.
Obama’s great achievements and accomplishments?
Really?

jon zolsky: We Are Thinking Of You - 10/29/12 02:49 PM
To everybody in the path of the storm Sandy, we think of you. We wish you to stay safe… It is a bit awkward for a Floridian to wish people up north to stay safe in the storm, but this is the reality, and we are thinking of you and we worry for you.
We know that surviving the brunt of the wind and rain is not the end to the storm, it is the beginning and getting back to normal may take a long time and be very difficult and very exhausting.
So many people have lost power.

jon zolsky: Yep, $100-Notes Would Be Fine… - 10/27/12 11:14 AM
Just heard it on TV. Because of the national debt, average household owes over $140K in debt… Ouch…
Hmm… but if you think about it… maybe it is not bad at all and half of the country is right?
I once heard about the developer who was $38 Million in debt, that he was a rich guy.
Looks I am very quickly becoming a wealthy guy, too. Looks like trillions keep coming...
If my very average family owes so much, doesn’t it mean that we are well off family?
That’s a warming feeling… very much so.
But even though I … (18 comments)

jon zolsky: How To Be Kind and Cruel - 10/24/12 11:49 PM

A friend of ours recently underwent knee surgery. She said it was so painful, that if she knew it would be so bad, she would rather wait a few more years, until she could not function without it anymore.
After surgery came physical therapy. It felt like torture, every day, and with no mercy. Pushing to the limit, when you cry, and when sweat is all over you…
You can’t take it anymore but they push you, there is no way out, you got to do it…
This is the only way to make her knee working. So doctors … (19 comments)

jon zolsky: Scent Of Socialism - 10/20/12 06:23 AM
Tired of April 15 Tax Day, I am drawing a small salary. So every quarter I am meeting with my accountant and sign some papers. She’s now an accountant in a manufacturing company here in Daytona, so I usually catch with her during her lunch break.
Last time we met at Olive Garden on International Speedway Blvd in Daytona Beach. They have benches next to the entrance, and that’s where we sat. Julia, my accountant, suddenly asked if I could feel that smell. I sure could, but I had no clue what it was. Julia told me that she would rather … (19 comments)

jon zolsky: Watching HGTV International and Wonder - 10/17/12 01:53 PM

I am watching HGTV International, and the story is about Lisa, a nurse from Fresno, CA. She lives too far from the water, so she started looking internationally, because she said she can’t do it in the US.
So, what is her budget? $400,000.
She finds the place in Panama on the Caribbean side. Needs a boat to get to those small islands, looks at houses, which don’t look enticing to me. Lisa meets the agent, and tells him she needs minimum 2 bedroom but 4 would be better (!).
With instructions, the agent takes them to the first … (20 comments)

jon zolsky: Magic In the Sky - 10/15/12 12:15 PM
Last weekend marked Wings and Waves Air Show in Daytona. Two-day event was packed with action from 11 to 4 Saturday and Sunday and was expected to bring 200,000 spectators to watch the show on the beach behind Hilton Oceanfront Resort.
Saturday came with a strong wind, and I was not sure small vintage planes would be able to show their pirouettes, but the weather did not stop them from demonstrating their magic in the sky.
For Embry-Riddle Aeronautical University this sponsored event not only a way of saying “Thank you” to the community, but also business, as they tout leasing … (19 comments)

jon zolsky: The Case Of Mental Waterboarding... - 10/14/12 01:29 AM
VP “debates” in my opinion was a shameful event. While I did not expect much from our Vice President, I could not believe that Mr. Ryan was his match.
Comments that Biden was laughing hysterically, and it was so bad, so bad, that Ryan won are laughable.
If for a candidate to win the debate means that the other party has to be obnoxious and weird, then it is a sad state of affairs.
Can’t stop thinking that in a country with so much talent the top politicians are quite mediocre.I got used to thinking that competition helps get the creme … (21 comments)

jon zolsky: No Compromise? - 10/09/12 02:57 PM
Real estate is always about compromising. You simply can’t have all your wants in one place. Even when you think that you get everything you wanted today, there is always something you will be missing tomorrow. If you dream of living in the wilderness, you will be missing a city, at least time from time. If you wanted to be in the mountains, you would be missing living in the plains; if you live on the ocean, you miss the forest… If you escaped the snow moving to Florida, wait till Christmas time comes…  There are plenty of small things with … (8 comments)

jon zolsky: When Enough Is Enough? - 09/26/12 02:04 PM

In the discussion following my blog “Redistribution...How Sweet It Is I asked Mitchell Hall “what does Obama have to do so that you say "Basta"? He answered “How about NYC being attacked during his Presidency.” And while he was referring to September 11” happening on Bush’s watch, we know that preparations for it started at time when Clinton was in office. By the way, Clinton knew about the training camps in Afghanistan, but paid little attention to a  small bump on the road (in today’s terms) in foreign policy. It was shadowed by close to his heart and penis Monica…  … (15 comments)
