Last time I wrote about Ocean Walk was in October 2011, so I felt like this is time to check what is happening in this premium oceanfront resort in the heart of Daytona's beachside.
Ocean Walk is the only condo-hotel in Daytona Beach, which is not a conversion (conversion is when an older hotel is remodeled and converted to condo-hotel, where each room is privately owned).
Ocean Walk Wyndham Resort was designed and built like a condo-hotel, with south Tower completed in 2001, and North Tower in 2004.

Last time I had a client interested in condo units in Ocean Walk Wyndham Resort in the heart of Daytona Beach, the lowest priced one-bedroom was $209K. The unit is still there, but there are two units for less at this time.

The market looks as if nothing changes, but this is a false impression. Yes, prices are still good, and some are just incredible… Sellers are still outnumbering the buyers.
Sellers are more and more coming to terms with the reality, and you can see properties not on short sale, priced competitively, while buyers often become unreasonable in their expectations of freebies, and become feeling more and more deserving… a dangerous notion…

Ocean Walk Wyndham Resort in Daytona Beach is a combination of a condo-hotel with whole owners (that's how they call them) and timeshare. 19-story South Tower was built in 2001. It has more units owned by whole owners, than under time share arrangement.
North Tower, added in 2004, a 25-story building, has majority of units as time share. This is quite a unique arrangement for Daytona Beach condo-hotel market, with the exception of 25 time share units in Harbour Beach Resort.

Time to look at what is happening with the prices in Ocean Walk Wyndham Resort, which is part whole ownership condo-hotel, part time-share, and both are managed by Wyndham. This is by far the most luxurious condo-hotel in Daytona Beach Area. It is the only resort of really high class that Daytona Beach can offer.
There are 5 units in the South Tower (19-story built in 2001). Not a single one-bedroom unit is available now. Prices from $265,000 to $449,900.
There are 4 condos in the North Tower (25-story built in 2004). Prices from $245,000 to $449,000.

I get a lead from Trulia. The lady found somewhere on the vast Internet that there is a one bdr/ one bath condo in Ocean Walk for sale for $20K. She wants more information.
What information? It is like robbing a bank and then counting the money before leaving to make sure that you got enough... What if not, you will file a complaint?

Ocean Walk Wyndham Resort is busy. It is a busy season, and this resort enjoys higher than average occupancy. Showing is problematic, and you need all the support from the resort employees and good luck.
It is surprising, but I was even able to show a lowest priced one-bedroom unit to my customers, who came from Tampa. The guests left yesterday, and they told us that if the unit is cleaned, we could see it after 2 today.

Maybe this is a slow market, but I have never seen deals like that in any other market.
Take Ocean Walk. This is the classiest condo-hotel in greater Daytona Beach area. With all its amenities, this is a world class Wyndham Resort. There is direct oceanfront one bedr/one bath unit for $149,900 asking. Wow. Similar units were just recently in the $200K and even $300K and they are gone.

I have received a call from a client, whose 2 condo-hotels we have sold back in 2004. His brother was in town, and was looking for at least a one-bedroom vacation place with the least hassle. Future possible resale was also important.

Lately I have been frequenting our county court in Deland, Volusia county seat, trying to understand the science of buying foreclosure.I must admit that this is a fascinating class to be enrolled into even if only as a spectator.

Inventory is rapidly decreasing in Daytona Beach Area condo-hotels. There are 224 condo-hotel units on MLS as of today, a far cry from the all-time high of 362 just 18 months or so ago.
Here are available units in the most prestigious condo-hotel in Daytona Beach - Ocean Walk Resort. 7 units for sale in the South Tower. It is about 4% of all condo-hotel units (not time-share) in this building. With about 7% of units for sale at any given time being a sign of "normal" market, this situation can hardly be called the buyers' market.
