2 bdr/2 bath units have floor -to-ceiling windows and wrap around balconies.
3 months ago our listing there was the least expensive in the building at $324,900. We had several showings but no real takers. My client can't reduce any more, as he has a mortgage and reducing would mean taking a short sale route, and he does not want to do it.

Hot market a few years ago marked the era of condo conversions. Apartment complexes were converted to condos at an astounding pace and offers were getting more and more enticing. First discounts, then offers of first year maintenance fee paid by developer, other incentives...
Daytona Beach, overshadowed by Orlando with its billions in conversion sales, had a much slower pace, and the conversion of another riverfront small complex was nothing out of the ordinary. I remember the signs offering the ownership with, I think, $900. Just bring a check and it's yours. Hurry up, grab it. Proud ownership for sale cheap.

Larry saw the listing on Realtor.com. I have sent Larry the information about Oceanside Inn in Daytona Beach Shores, including a few links to the blogs on Localism about this property.
Here's the e-mail from Larry:
"jon,thanks for the information. do you have any idea what the occupancy rate is? what is the split with the resort on rentals? what is the split if i provide the rental? i am very interested in this property. have you any idea what the availability of mortgages is for a condotel? what down payment can i expect? as you can see i have a lot of questions.

Best priced direct oceanfront corner studio. 496 sq. ft. corner unit with terrific ocean view and view to the North. Amazing vistas from the unit all the way to the Main Street Pier. Unit is fully furnished. Small kitchenette with microwave, fridge, coffeemaker and sink. The resort was converted to condo-hotel in 2003.

oceanfront condo: Ocean Walk Resort. Market Snapshot - 09/07/08 03:10 PM
Ocean Walk Resort consists of 2 towers. South tower is a 19-story tower with 1, 2 and few 3 bdr units. North tower is a 25-story tower with about 50 one-bedroom units and the rest are 2 bdr/2 bath units.
This is the only condo-hotel/time share built from the ground up. And this  is without questions the best one.
Half of the complex is time share, and remaining units are wholly owned condo-hotels.
Below is the list of unit for sale in both towers. If you are surprised by the difference in prices between, for example, the least expensive 2/2 for $410K … (2 comments)

Jason Crouch is getting one year older today.
I never met Jason, never spoke to him. I know that he is in Texas, and that he is working Austin area.
What I, however, do know about Jason is that he writes blogs that make sense, and this is not a given in a Social Network of over 100,000 members.

Daytona Inn Beach Resort is centrally located Daytona Condo-hotel with just over 150 rooms. The property has both studios and suites ranging in prices as of October 29 from $75,900 for a 375 sf studio without much view to a 700-sf suite for  $235,000.
From January 1, 2007 to date there were only 7 units sold ranging from $75,000 for a studio and $167,000 for a suite.
The market is slow, and this is not uncommon today.
