oceanfront condos: Mutual Disappointment - 08/20/11 01:56 PM
I do not have buyers this weekend, but I have two showings of our listing in Towers Grande in Daytona Beach Shores. We actually have more showings but others have lockboxes, but Towers Grande,  like many other condos, do not allow lock boxes. Plus the managers are not there on weekends and getting into the building is not easy on weekends unless you have the Master key.
This is a short sale, and we are in a rush to beat the foreclosure. It is a 3 bdr/3bath 2,140 sf oceanview condo in Towers Grande, built in 2004. The price reflects the … (11 comments)

oceanfront condos: Post-Auction Shock - 05/05/09 10:41 AM
It's working. It's moving. This is a big shock. Yes, we know that properties in the group "steal it and I will even pay you if you do" are going fast, and the inventory is decreasing on this end. But medium priced properties in $300K-$400K range is a different animal.
Ocean Vistas, one of the best built luxury condos in Daytona, proved that they are selling, and selling they are, indeed.
The Auction was scheduled for 1 PM Sunday an the Shores Resort (former Hilton).I came early. The parking was full, the parking across the street, was full. I parked … (6 comments)

oceanfront condos: Moving Florida to California - 01/07/09 03:55 AM
I remember that story, that was part of those Russian jokes about drunkards. The guy is on his knees under the street pole. A passerby ask him what he was looking for, then joins in search of the wristwatch. After some fruitless attempts the passerby asked the drunk guy if he remembered the exact place he lost it. "Sure, it was around the block"
-why then you are looking for it here?-there is no light there.
Similar things happen to buyers in Real Estate when they are perfectly sober.

oceanfront condos: Terrific Deal. How Do You Know? - 10/31/08 09:06 AM
There is media, then there are gurus, then there are astrologists, then there are charlatans....All agree that this is a crazy market. This is a wonderful way to say something without meaning anything. I think this is the only state the market can be, always crazy, one day for Buyers, one day for Sellers.
So, how can one know if what we are looking at is a terrific deal, or not?
In a hot market there is a lot of speculation, and people buy for today's high price betting that it would still increase and create a nice cushion for them … (0 comments)

oceanfront condos: What the Heck's Wrong With My Remote? - 09/28/08 04:50 PM
Fernando Herboso  in a comment to my post To Real Estate or Not to Real Estate wrote "One thing for sure.. most people have 3 seconds to give you. . .long blog. . long wait".
I certainly agree that brevity is important. I am not sure, however, that it is a good idea to apply this 3 sec rule to our life.
I am not ready to limit my friendships to 3 seconds even in the era of twitter or whatever is there. I am not happy to narrow myself to fast food only... Would you really enjoy a 3 second sex? To what … (11 comments)

oceanfront condos: Fay Is Leaving. Sort Of... - 08/22/08 12:49 PM
Fay, a very slow moving tropical storm, is still here, but it's center is a bit north of us, and there is less wind and rain. After two days at home, we finally get into the car to go to the office. Turn it on, shift the gear to D and the car gets quite a jolt.
Puzzled, trying to put it back into parking, but it does not go back past neutral. So, I sit and wait till it warms up completely, and then move it to "Drive", and start moving. It goes,  but something is wrong with it. It … (4 comments)

oceanfront condos: Amplifying The Offer - 08/20/08 12:31 PM
With Georgia-Russia conflict, I have not written about real estate for quite some time and feel sort of ashamed. So, this is my exoneration...
When we have the buyer, we put together the best offer we can, have the Buyer signs and dates it and we send it to the Listing agent. Now it is in his/her corner. In situations where the offer is full price or otherwise is a very strong one and I am confident it is accepted on the spot, there is no worry.
Usually, however, my buyers do not want to pay the full price and come up … (4 comments)

oceanfront condos: Unwelcome Guest Is Here - 08/19/08 03:15 PM
Every summer we brace up for those unwelcome guests. Charley, Frances, Jeanne, Ivan... A lot of destruction, washed away beaches, for many it was lost power in 90-degree heat and humidity, people tired of living without AC, and no fridges working.
This was in 2004.
Now we got Fay. Not a major hurricane, just a named tropical storm.
The governor declared the state of emergency, everyone is ready, schools in the path of the storm are closed, and kids, after just one day in school, are happy that they get a break.
The day started quietly. The storm was battering Brevard … (1 comments)

oceanfront condos: Sea Dip. A Condo-Hotel Market Snapshot - 08/06/08 02:47 PM

This 134-unit oceanfront condo-hotel with city and gorgeous ocean views is half mile south of International Speedway Blvd.
Two pools, one outdoor and one indoor. The resort is owner managed, no outside management company, and, as usually the case, they do not have the best and even good rentals.
If you plan to keep the unit for yourself, this is not a concern, however, if rental income is important to offset the expenses
Sea Dip has the dubious distinction of having the least expensive unit in Daytona. You can see the list of … (0 comments)

oceanfront condos: Want a Free Video E-mail? Here's One - 08/05/08 05:42 PM
I usually get a lot of terrific advice on AR, tips on new gadgets, new technology, etc, and I always think that it would have been nice at least once put together a blog where I would offer something to the Members but I always feel that whatever I know, everyone knows.
I read today a post about a video e-mail, and even though it could be a terrific service, it was not a free one, and in today's market adding small fee services like $20 a month could quickly add up...
And I use video e-mail from Juno (www.Juno.com) , which … (20 comments)
