I do not have buyers this weekend, but I have two showings of our listing in Towers Grande in Daytona Beach Shores. We actually have more showings but others have lockboxes, but Towers Grande,  like many other condos, do not allow lock boxes. Plus the managers are not there on weekends and getting into the building is not easy on weekends unless you have the Master key.

It's working. It's moving. This is a big shock. Yes, we know that properties in the group "steal it and I will even pay you if you do" are going fast, and the inventory is decreasing on this end. But medium priced properties in $300K-$400K range is a different animal.
 
Ocean Vistas, one of the best built luxury condos in Daytona, proved that they are selling, and selling they are, indeed.

I remember that story, that was part of those Russian jokes about drunkards. The guy is on his knees under the street pole. A passerby ask him what he was looking for, then joins in search of the wristwatch. After some fruitless attempts the passerby asked the drunk guy if he remembered the exact place he lost it. "Sure, it was around the block"
-why then you are looking for it here?-there is no light there.
Similar things happen to buyers in Real Estate when they are perfectly sober.

There is media, then there are gurus, then there are astrologists, then there are charlatans....All agree that this is a crazy market. This is a wonderful way to say something without meaning anything. I think this is the only state the market can be, always crazy, one day for Buyers, one day for Sellers.
So, how can one know if what we are looking at is a terrific deal, or not?

I certainly agree that brevity is important. I am not sure, however, that it is a good idea to apply this 3 sec rule to our life.

Fay, a very slow moving tropical storm, is still here, but it's center is a bit north of us, and there is less wind and rain. After two days at home, we finally get into the car to go to the office. Turn it on, shift the gear to D and the car gets quite a jolt.

With Georgia-Russia conflict, I have not written about real estate for quite some time and feel sort of ashamed. So, this is my exoneration...
When we have the buyer, we put together the best offer we can, have the Buyer signs and dates it and we send it to the Listing agent. Now it is in his/her corner. In situations where the offer is full price or otherwise is a very strong one and I am confident it is accepted on the spot, there is no worry.
