Comments caught me by surprise. There was sort of expectation that this would end as a big scam, and it didn’t. I reread the post, and yes, it was sort of leading to this conclusion.
It is interesting, because the guy/s behind the ‘scam’ did not do it to create a Russian Community as a goal. The goal was making money. Was it a noble goal? Is money a noble goal anyway?

There are tons of blog posts about overpriced listings. The gamut of emotions runs wild. Majority believes that overpriced listings are bad in all respects.  
But life has more shades than black & white.  
This happened long ago. Michael, a new broker in Palm Coast, FL was struggling. He was eager to grab whatever he could, even if the chances of winning were slim to none. With time he started getting a bit more business, and was no longer living on the edge.

We know each other for good 4 years. He walked into our office and immediately filled it with his personality. LPGA (Ladies Professional Golf Association) is also a home to  residential communities surrounding two championship Golf Courses. Built by different builders, including Lenar Homes, and KB Homes, it features single family homes and town homes. LPGA is situated of LPGA Blvd west of I-95. Location is convenient with I-95 on one side and I-4 on teh other.

If you are tired of taking I-95 going north to Palm Coast, try Beach Street instead. After a mile of driving along the Intracoastal lined with magnificent riverfront mansions, you veer west and find yourself in a tree line road with branches arching above the roadway, which put you in a shade in the middle of summer heat. We got it, we got it, we got it. We finally closed this short sale transaction where the only short thing was the Short sale title.

I am already used to the fact that every development in the area (and, I think, anywhere in the State of Florida) is met with fierce opposition. "Greedy developers", "corrupted politicians", "save the environment", "Preserve the Beauty" ... this and much more is what angry locals yell at meetings and hearings. I am watching one "victory" after another for a few last years. And each victory pushes us back.

Fay, a very slow moving tropical storm, is still here, but it's center is a bit north of us, and there is less wind and rain. After two days at home, we finally get into the car to go to the office. Turn it on, shift the gear to D and the car gets quite a jolt.

With Georgia-Russia conflict, I have not written about real estate for quite some time and feel sort of ashamed. So, this is my exoneration...
When we have the buyer, we put together the best offer we can, have the Buyer signs and dates it and we send it to the Listing agent. Now it is in his/her corner. In situations where the offer is full price or otherwise is a very strong one and I am confident it is accepted on the spot, there is no worry.

Every summer we brace up for those unwelcome guests. Charley, Frances, Jeanne, Ivan... A lot of destruction, washed away beaches, for many it was lost power in 90-degree heat and humidity, people tired of living without AC, and no fridges working.
This was in 2004.
Now we got Fay. Not a major hurricane, just a named tropical storm.
The governor declared the state of emergency, everyone is ready, schools in the path of the storm are closed, and kids, after just one day in school, are happy that they get a break.

The Trails is an established subdivision in Ormond Beach. North of Grananda Ave (Rt.40), it is accessible from both Granada Ave and from the main entrance on Nova Road right pass the Trails Shopping Center.
Besides The Trails, there is also Trails North Forty to the West and Trails South Forty south of Granada.
The Trails were built starting from late 70. The development was very sensitive to the existing trees, and this makes it beautiful with all those mature trees and lush vegetation. There are 382 properties in the Trails, you can see some of them in a slideshow below.

There is a war there in Georgia. Noting to be happy about. No easy solutions there, as the root of the problem is not in Saakashvili presidency or one of his predecessors, but way further in history, when the map was sewn by the Soviet rulers way before the WWII. That's how South Ossetia ended up as part of Georgia.
Georgia had its rush of nationalism after the Soviet Union broke apart. It happened in many multi-national republics. Remember Yugoslavia?

Our local newspaper - News-Journal - announced an new car show coming to Daytona Beach. Besides Tampa and Orlando (and 21 other shows all over the world), the show will be held in the Ocean Center from March 31 through April 7.
Good timing, as Bike Week runs the first 10 days of March, and Spring Break, that follows, is realtively slow, so a bit more activity on the beachside would be welcome by everyone.
