At this point there are 7 three-bedroom units under contract with contingent and pending status.

There are two one-bedroom condo units on the market today and they are for $195,000 and $290,000. Considering that they are both in Harbour Village and are pretty similar, the difference in price is quite surprising.

It was a very good day in Ponce Inlet, FL. It is s warm, but not scorching hot, though on the beachside between the Ocean and the Intracoastal, and that's where Ponce Inlet is, it is always cooler in summer and warmer in winter.
Driving there felt like there are fewer signs for sale, which just recently were so numerous, that it was getting depressing. A few homes on the ocean were remodeled, and it is looking better now.

In 2010 there were 34 homes sold in Ponce Inlet, which is a quiet Daytona neighbor on the southern tip of the island. The population is just a bit over 3,000 people, and this is an excellent place to be whether you are a young family raising children or a retiree looking for quality time.
Somebody joked that if you believe that Ponce Inlet is a quaint fishing town, as Ponce Inlet often been touted, then you would need to add that fishermen are retired generals and other elite from Washington, DC,  New York, and other cool places.

There are 65 listings of single family homes for sale in Ponce Inlet currently. Start from $179,900 for a 2 bdr/2 bath older (1968) 1,431 sf home and going all the way to a 4 bdr / 4 baths direct Intracoastal 1985 brick beauty with 3,500 sf under air.
Actually this 2 bdr/ 2 baths home for $179,900 is  the only home for under $200,000 in Ponce Inlet. A couple of months ago there were 4 or more houses for under $200K, and there were over one hundred of them for sale.

Summer came with noticeable heat and the temperatures quickly climbed to the near record high with heat index hitting 107F. Channel 13 is showing a map of Florida all in red with only a thin orange line along the Atlantic Ocean. Red is over 100F. Orange is over 90F. This is only along the waters of Atlantic. And that's where I am.
I live in Ponce Inlet, in a condo across the street from the Ocean.

First time we came to Ponce Inlet - a quaint small town surrounded by water of 3 sides - when we first time came to Florida in 1995. The market was terrible, the signs for sale were on every third home and we got the impression that people were simply trying to run away.
We could not figure how, but figured that if people were leaving, we better keep away. How darn wrong we were! Even in hte market as dramatically low as now those prices are long gone.
