2009 turns to be a very uneventful year fro the Fountain Beach Resort so far. 2 sales at $30K (foreclosure sale) and $50K. There were 3 sales in the whole 2008, so it is not bad in comparison. Or we can say it is as dead as last year. All activity is in the Plaza Resort. Prices are similar and were even better, but you can't compare the properties.

Got a call from a guy who read my blogs about Plaza Resort & Spa and found a listing on Realtor.com and wanted my opinion about the unit. One of the calls, where from the get go you know that the caller is not a buyer.

Maintenance Fee. The simplest but the most confusing issue.
The first question is always about the association (or maintenance) fee. Sometimes I would even get "give me the fees for different condo-hotels and we will make our decision based on that".
On our street smart scale the less the maintenance fee, the better. Let's look into that.

"Greedy developers", "corrupted politicians", "save the environment", "Preserve the Beauty" ... this and much more is what angry locals yell at meetings and hearings. I live in a small quaint town of Ponce Inlet, the southernmost municipality in the greater Daytona Beach area. The town is on the tip of the island, past the roads to the bridges, so there is not pass through traffic, no hotels, motels... Just miles of wide white sandy beach, dunes, ocean, river, homes and condos, not higher than 7 stories, but even this is history, as you can't build anything higher than 35' in Ponce Inlet.

Fay, a very slow moving tropical storm, is still here, but it's center is a bit north of us, and there is less wind and rain. After two days at home, we finally get into the car to go to the office. Turn it on, shift the gear to D and the car gets quite a jolt.
