With Georgia-Russia conflict, I have not written about real estate for quite some time and feel sort of ashamed. So, this is my exoneration...
When we have the buyer, we put together the best offer we can, have the Buyer signs and dates it and we send it to the Listing agent. Now it is in his/her corner. In situations where the offer is full price or otherwise is a very strong one and I am confident it is accepted on the spot, there is no worry.

Every summer we brace up for those unwelcome guests. Charley, Frances, Jeanne, Ivan... A lot of destruction, washed away beaches, for many it was lost power in 90-degree heat and humidity, people tired of living without AC, and no fridges working.
This was in 2004.
Now we got Fay. Not a major hurricane, just a named tropical storm.
The governor declared the state of emergency, everyone is ready, schools in the path of the storm are closed, and kids, after just one day in school, are happy that they get a break.

Hawaiian Inn Resort. 2301 S. Atlantic Ave., Daytona Beach Shores

I checked the prices in Hawaiian Inn and decided to show them to you. When you look at $48,888 (and this is not a city view unit), you know that something is definitely not right here. These are prices of 2000-2001, not 2008, even though we tend to think that the prices can't be any lower than they are.
So, it is either owners are plain crazy, or there is something we do not know  yet.

There is a war there in Georgia. Noting to be happy about. No easy solutions there, as the root of the problem is not in Saakashvili presidency or one of his predecessors, but way further in history, when the map was sewn by the Soviet rulers way before the WWII. That's how South Ossetia ended up as part of Georgia.
Georgia had its rush of nationalism after the Soviet Union broke apart. It happened in many multi-national republics. Remember Yugoslavia?

I usually get a lot of terrific advice on AR, tips on new gadgets, new technology, etc, and I always think that it would have been nice at least once put together a blog where I would offer something to the Members but I always feel that whatever I know, everyone knows.
I read today a post about a video e-mail, and even though it could be a terrific service, it was not a free one, and in today's market adding small fee services like $20 a month could quickly add up...

I recently read a blog calling for using Common Sense. I commented, because certain statements were not making much sense at all.
I remembered about this Common Sense thing while driving from the showing. I veered from the Highway and picked a narrow road along the Intracoastal. Homes on the right side, and the river is on my left side. I enjoyed the view slowly (35 MPH limit) driving back to the office. The minute I crossed from Ormond Beach to Holly Hill the speed goes to 25 MPH. Nothing else is changed. Only the speed.

Marina Grande on Halifax in Holly Hill is half built. Two 25-story towers out of 4 have been built. They have not yet been any closings, the developer is working on finishing touches.
The project came at difficult time with the slowing market, causing delays in completing the project and a lot of troubles for the those who signed preconstruction at the height of the market. Marina Grande on the Halifax is a Riverfront 972-luxury Condominium Development in Holly Hill. Located just off the Seabreeze Bridge, the complex includes 200-space Marina on the Intracoastal. Parking garages, some commercial space, and of course, 4 magnificent 25-story towers.

The units laid out an an angle providing for terrific views of the river and the ocean. Each floor consists of 2 direct riverfront 3 bdr/3 bath units, 2 three bdr/three bath units on the opposite side of the building with river, ocean and city views, and 6 two bdr/2 bath units with river views.

Hawaiian Inn Oceanfront Resort is a 208-room resort built in 1965. Very popular and enjoys repeat customers, coming there for years and years. The resort was converted to Condo-Hotel in 1999-2000. This is the most family-friendly area of the "World's Most Famous Beach." The Hawaiian Inn beach resort offers its guests  efficiencies and one-bedroom or two-bedroom suites, most with balconiesoverlooking the Atlantic Ocean in Daytona Beach.
Though this is an older property, it is well maintained. Good management provides for better than average rentals. Very nice amenities, with pool, gift shop, restaurant with the only Luau show in the area.

Daytona Inn Beach Resort is centrally located Daytona Condo-hotel with just over 150 rooms. The property has both studios and suites ranging in prices as of October 29 from $75,900 for a 375 sf studio without much view to a 700-sf suite for  $235,000.
From January 1, 2007 to date there were only 7 units sold ranging from $75,000 for a studio and $167,000 for a suite.
The market is slow, and this is not uncommon today.

As of October 28 there are 16 units for sale in Harbour Beach Resort ranging from $84,900 for a studio with city view to $219 for direct oceanfront one bedroom unit.
In tis very slow market, strangely enough, these units hold better value than many others. Oceanview studio without a balcony for $139K is a terrific price on the market, where you can easily get something with similar view for high $50s.

Coming from an atheist country, where you do not believe in G-d or Satan, and being inquisitive as I am, it is difficult for me to accept anything that I can't figure out. My 15-y.o. grandson hates showing me the tricks, as while my wife drops her jaw, I am trying to figure it out, and I succeed half of the time (he is just getting better). 
And with all that in my not that long real estate career, I have seen two clients so far, who knew their future property in such detail, that it was mind boggling.

By far the best oceanview studio unit in the Fountain Beach Resort Condo-Hotel in the heart of Daytona Beach.
This 5th floor unit on the north side of the resort is in middle part of the building. A terrific remodeling job.
The Owner wanted to remodel and agreed when we offered to make it a model unit for other condo owners. Surprisingly (at least for us) the job took 2 months, though in part due to the fact that The Master had other commitments.
