The Value Is In The View - It's Sexy

In 2012 I worked with a young first time home buyer looking at condos.  We looked at several condos all over downtown Atlanta, midtown Atlanta and Buckhead.  Some worked for my buyer and some did not.  He was searching for that right one for his first.

Ten Things To Do To Avoid The Winter Blahs in Atlanta
Today we got our first Winter snow in metro Atlanta, and not to surprising, most people did not believe it was happening until they could see it.  Well they saw it at 12 noon, and it was a little late at that point as everything, every school system and every government office started releasing people to go home.  Traffic jam is an understatement. Traffic disaster is a more appropriate term.
As I sat here at home working on listings, contracts and marketing initiatives, I started to think about what we … (6 comments)

atlanta: What Happens When You Don't Pay Your Fulton County Property Taxes? - 01/28/14 05:57 AM
What Happens When You Don't Pay Your Fulton County Property Taxes?
I was speaking with one of my investor clients this evening, and we got around to discussing his 2013 property taxes.  He inquired because he had not received a bill from Fulton County.  He closed on his property in July 2013 and paid the pro-rated amount at closing for the current year.
Check your taxes at Fulton County Tax Commissioner's website
He wasn't exactly clear on the taxes that came due in August for the City of Atlanta and in October for Fulton County, but he was expecting a statement. … (0 comments)

Winning The Online Auction - Thrilling To The Last Second
Saturday morning was spent participating in the last hours of an online auction for a property that one of my investors really wanted.  I can't blame the investor.  This property needs a few cosmetic repairs like fresh paint, new flooring in a few places, and kitchen appliances and it is ready to sell at almost double the purchase price.
After winning the bid, my client and I have a few more steps to complete the transaction.
We had to complete a 55 page Contract with multiple places for signatures and initials. … (4 comments)

Which Came First - The Inspection or The Appraisal?
After a buyer and seller have reached an agreed upon purchase price, there are two tasks left for a financed transaction that can change all of the terms and even prevent closing a transaction.  The two tasks are the Inspection and the Appraisal.
The Inspection involves the buyer hiring a professional technician skilled in aspects of construction and knowledgeable of building codes.  Typically contracts are negotiated so that the buyer has ten days to complete the home inspection from the binding agreement date.
The Appraisal on the other hand is ordered by … (2 comments)

Fannie Mae Going Forward With 5% Down Payment
Fannie Mae is increasing the skin you have to have in their game when you get a mortgage insured by them.  Effective November 16th, Fannie Mae will require borrowers to put 5% down toward the purchase of a home.  This change also includes Homepath and Homepath Renovation mortgages.
Gone are the days of a 3% down payment.  It was good while it lasted and really helped borrowers with better credit and reserves.  The 5% down could potentially be better than the FHA 3.5% down.  I will leave that decision up to buyers … (2 comments)

atlanta: Short Sales Require An Experienced Agent for Buyer and Seller - 06/26/13 06:02 AM
When I first got into short sales, I realized that I needed to get educated about the process before I offered my services to buyers and sellers.  I took a class online and I attended a couple of live classes to get educated about short sales.  I was smart enough to know that even after taking classes, I needed to talk to other agents about their experience and get a practical look at the process.
I took on my first short sale, and like most everything in life, the practical experience is the real deal.  I recall my first short sale … (0 comments)
