When dealing with short sales and earnest money, it is important for agents/brokers to be clear about the procedures that impact the handling of earnest money. A common phrase I see in offers is that the agent/broker writes 'earnest money will be deposited upon approval by the seller's bank.' A couple of notes about this statement. One is that the approval by the seller's bank is completely independent of the rules for handling earnest money. My buyer client and I have been working together for about a month and a half, and we have looked at a lot of homes. My client has a pretty specific set of preferences - more so than most other buyer clients. brokers: What Happened to the HUD Listings?

With all of the changes HUD has made to its process for getting their foreclosed homes marketed and sold, I had to wonder what affects the changes would produce than what is expected. Here in Georgia, HUD has hired two additional Asset Managers (AM) and two Property Managers (PM). The AMs hire the Listing Brokers to market the properties for sale and get the word out to owner occupant buyers. The PMs are responsible for cleaning the properties once they are vacated, checking for occupancy, lawn maintenance and repairs. Something else that is relatively new with HUD Homes is their new national website. Since the implementation of the most recent Marketing and Management Phase, HUD has a national website where the publice can find out all kinds of information about HUD Homes. To get to the new website, go to http://www.hudhomestore.com. This new website has an awesome search engine and a very clean and user friendly appearance. I give the new website a huge thumbs up. Combination lockboxes are widely used to hold keys for foreclosure listings. And their use has studily increased over the last five year with non foreclosure listings. I see combination lockbox codes posted in the MLS remarks section. I call agents who have no problem giving out the combination lockbox code to me without prior identification from me as a real estate professional. Ummm...
