I placed my first bid on a HUD property since the changes have been completed for M & M Phase 3.  My buyer found a HUD home that she really liked in the south metro Atlanta area.  While she really wants a four bedroom, three bathroom, this three bedroom, two bathroom is located in a subdivision that she likes and the price was acceptable.

If my buyer offered you cash today for your property, what would you accept?
That is the bottom line question for every seller.  That question has built into it a tremendous amount of clarity and focus.  No dilly dallying round.  No 'well let me think about it'.  Cut to the chase and get to the point.  Sign the contract package and schedule closing.

Tomorrow is the MLK Jr. National Holiday, and all federal, state and some local institutions are closed in observance of the holiday.  In Georgia a few of the school systems decided to have classes tomorrow so that they would not be so far behind in their schedules after last week's historic snow and ice storm.  A few people are still digging out today with the ice being so pervasive across the northern area of the state.

I work with several clients who are doing leases with various forms of options to purchase.  One of the details we try to incorporate into each lease agreement is some credit towards the purchase from the rent payments.  In order for the credit to get included in any purchase agreement, there are a few requirements that follow FHA guidelines.

In a peaceful transaction the buyer is happy with the home they are purchasing, and the price they are paying for that home.  The home inspection goes well, and they are no major problems with the home.  The seller immediately agrees to repairs the two small items that came up on the inspection report.

I honestly get a little tickled when I hear of the various approval ratings for the President, our Congress and government leadership.  I think 'who did the survey people talk to?', 'what were the questions on the survey?', 'how long was the survey', and so forth.  At the core how good is the data and how much media slant in the reporting of the ratings information?
