I had a client call me yesterday about selling her home.  She closed on her current home a little over a year ago, and she got a great deal.  The home was previously a HUD Home and in bad shape.  An investor out of California has a relationship with HUD and purchases distressed homes, completes the repairs, and market them again to buyers within certain income guidelines.  My buyer met the income guidelines, and eventually got into her first home own her own.  It was the stuff I love.  A single parent mother with two childrens moving into their first home.

A few years ago I was quite surprised to find out that the United States Department of Agriculture (USDA) was in the lending business.  Up until this point, I has only associated the USDA with the inspection and approval of vegetables, poultry, eggs and fish - items at my local grocery store.

Let's take a look at real estate in South Fulton, Fairburn, GA - Merrywood Estates
Merrywood Estates (Fairburn, GA) is a newer subdivision in South Fulton County.  This subdivision features homes with three and four bedrooms, two or more bathrooms, and a few with basements.  The homes were built between 2002 and 2006 in three phases.  Sharon McSwain was the builder in the first two phases.  The early phases are composed of ranch style homes with two car garages and two story homes with a one car garage or a two car garage.  The construction is vinyl siding with partial brick fronts and/or stacked stone.

One of the best ways to invite potential buyers to your listing is what we call 'curb appeal.'  There is something so neat and tidy about a lawn that is freshly mowed and shubbery that is freshly trimmed.  And a spot of flowers in two or three places in the yard just communicates life to the potential buyer.  The details of the edging along the driveway speak of order in the yard.  When I show a home with great curb appeal, my buyers are absolutely elated.

At the beginning of the year, I set some big goals for myself.  One of them was to be #1 in the city of Fairburn on AR.  After writing this post, I will be #1 in the city of Fairburn.  I still have several other goals to achieve for 2010, but it's a good feeling to get this one under my belt.
